In a wooded area of Lafayette, a mid-century home was re-imagined for a graphic designer and kindergarten teacher couple and their three children. A major new design feature is a high ceiling great room that wraps from the front to the back yard, turning a corner at the kitchen and ending at the family room fireplace. This room was designed with a high flat roof to work in conjunction with existing roof forms to create a unified whole, and raise interior ceiling heights from eight to over ten feet. All new lighting and large floor to ceiling Fleetwood aluminum windows expand views of the trees beyond. The existing home was enlarged by 700 square feet with a small exterior addition enlarging the kitchen over an existing deck, and a larger amount by excavating out crawlspace at the garage level to create a new home office with full bath, and separate laundry utility room. The remodeled residence became 3,847 square feet in total area including the garage. Exterior curb appeal was improved with all new Fleetwood windows, stained wood siding and stucco. New steel railing and concrete steps lead up to the front entry. Front and rear yard new landscape design by Huettl Landscape Architecture dramatically alters the site. New planting was added at the front yard with landscape lighting and modern concrete pavers and the rear yard has multiple decks for family gatherings with the focal point a concrete conversation circle with central fire feature. Everything revolves around the corner kitchen, large windows to the backyard, quartz countertops and cabinetry in painted and walnut finishes. The homeowners enjoyed the process of selecting Heath Tile for the kitchen backsplash and white oval tiles at the family room fireplace. Black brick tiles by Fireclay were used on the living room hearth. The kitchen flows into the family room all with views to the beautifully landscaped yards. The primary suite has a built-in window seat with large windows overlooking the garden, walnut cabinetry in a skylit walk-in closet, and a large dramatic skylight bouncing light into the shower. The kid’s bath also has a skylight slot with light angling downward over double sinks. More colorful tile shows up in these spaces, as does a geometric patterned tile in the downstairs office bath shower. The large yard is taken full advantage of with concrete paved walkways, stairs and firepit circle. New retaining walls in the rear yard helped to add more level usable outdoor space, with wood slats to visually blend them into the overall design. The end result is a beautiful transformation of a mid-century home, that both captures the client’s personalities and elevates the house into the modern age.

WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. 2013 CHRYSALIS AWARD SOUTH REGION WINNER, RESIDENTIAL EXTERIOR This 1970’s split-level single-family home in an upscale Arlington neighborhood had been neglected for years. With his surrounding neighbors all doing major exterior and interior remodeling, however, the owner decided it was time to renovate his property as well. After several consultation meetings with the design team at Michael Nash Design, Build & Homes, he settled on an exterior layout to create an Art & Craft design for the home. It all got started by excavating the front and left side of the house and attaching a wrap-around stone porch. Key design attributes include a black metal roof, large tapered columns, blue and grey random style flag stone, beaded stain ceiling paneling and an octagonal seating area on the left side of this porch. The front porch has a wide stairway and another set of stairs leads to the back yard. All exterior walls of homes were modified with new headers to allow much larger custom-made windows, new front doors garage doors, and French side and back doors. A custom-designed mahogany front door with leaded glass provides more light and offers a wider entrance into the home’s living area. Design challenges included removing the entire face of the home and then adding new insulation, Tyvek and Hardiplank siding. The use of high-efficiency low-e windows makes the home air tight. The Arts & Crafts design touches include the front gable over the front porch, the prairie-style grill pattern on the windows and doors, the use of tapered columns sitting over stone columns and the leaded glass front door. Decorative exterior lighting provides the finishing touches to this look.

This gorgeous contemporary glass front custom wine cellar in Corona Del Mar, Newport Beach, California is an eye catcher. The sleek, glass ultra modern wine room was a unique and exciting project for our team here at Vintage Cellars. The stone bar extends into the wine cellar itself, but due to mechanical, cooling, and condensation concerns, our expert custom wine cellar team knew that extra measures needed to be taken to ensure the end quality remained top notch. The bar itself was divided into two sections, one cut section outside to make up the main seating area and the other inside the glass wine room. The stone bar, which is porous, takes up a good portion of the front facing glass panel. Had the bar simply extended into the wine cellar and been sealed off at the joints, the stone would have eventually transferred in enough heat and moisture to cause condensation. Proper wine cellar design and planning enabled this wine cellar to not only look fantastic, but function perfectly as well. One interesting unique feature in this Corona Del Mar, Newport Beach, Orange County, California glass and metal wine cellar is an extension of floor to ceiling frames mounted to the backside of the stone bar. This feature was made to seamlessly show consistency in floor to ceiling vintageview frames throughout. The reconfigured great room with new full height windows and sliding glass doors blends the indoors with the newly landscaped patio and seating areas outside. The former galley kitchen was relocated and was opened up to have clear sight lines through the great room and out to the patios and yard, including a large island and a beautiful walnut bar countertop with seating. An integrated small front addition was added allowing for a more spacious master bath and hall bath layouts. With the removal of the old brick fireplace, larger sliding glass doors and multiple skylights now flood the home with natural light. The vertical garden provides a small scale herb and vegetable garden with edible flowers. It's located close to the kitchen for ease of use and care.

This ranch was a complete renovation! We took it down to the studs and redesigned the space for this young family. We opened up the main floor to create a large kitchen with two islands and seating for a crowd and a dining nook that looks out on the beautiful front yard. We created two seating areas, one for TV viewing and one for relaxing in front of the bar area. We added a new mudroom with lots of closed storage cabinets, a pantry with a sliding barn door and a powder room for guests. We raised the ceilings by a foot and added beams for definition of the spaces. We gave the whole home a unified feel using lots of white and grey throughout with pops of orange to keep it fun.

We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. Horizontal bands of slate tile from the interior of the mid-century home wrap around the house’s perimeter and extend to the rear pool area, inviting the family outdoors. The parkway was designed to provide areas of hardscape where car passengers need to climb in/out. The plant selection is purposely kept low in height so as to facilitate foot traffic, maneuvering cars, and cannot impede car doors.

The Watermill House is a beautiful example of a classic Hamptons wood shingle style home. The design and renovation would maintain the character of the exterior while transforming the interiors to create an open and airy getaway for a busy and active family. The house comfortably sits within its one acre lot surrounded by tall hedges, old growth trees, and beautiful hydrangeas. The landscape influenced the design approach of the main floor interiors. Walls were removed and the kitchen was relocated to the front of the house to create an open plan for better flow and views to both the front and rear yards. The kitchen was designed to be both practical and beautiful. The u-shape design features modern appliances, white cabinetry and Corian countertops, and is anchored by a beautiful island with a knife-edge marble countertop. The island and the dining room table create a strong axis to the living room at the rear of the house. To further strengthen the connection to the outdoor decks and pool area of the rear yard, a full height sliding glass window system was installed. The clean lines and modern profiles of the window frames create unobstructed views and virtually remove the barrier between the interior and exterior spaces. The open plan allowed a new sitting area to be created between the dining room and stair. A screen, comprised of vertical fins, allows for a degree of openness, while creating enough separation to make the sitting area feel comfortable and nestled in its own area. The stair at the entry of the house was redesigned to match the new elegant and sophisticated spaces connected to it. New treads were installed to articulate and contrast the soft palette of finishes of the floors, walls, and ceilings. Guadalajara, San Clemente Coastal Modern Remodel This major remodel and addition set out to take full advantage of the incredible view and create a clear connection to both the front and rear yards. The clients really wanted a pool and a home that they could enjoy with their kids and take full advantage of the beautiful climate that Southern California has to offer. The existing front yard was completely given to the street, so privatizing the front yard with new landscaping and a low wall created an opportunity to connect the home to a private front yard. Upon entering the home a large staircase blocked the view through to the ocean so removing that space blocker opened up the view and created a large great room. Indoor outdoor living was achieved through the usage of large sliding doors which allow that seamless connection to the patio space that overlooks a new pool and view to the ocean. A large garden is rare so a new pool and bocce ball court were integrated to encourage the outdoor active lifestyle that the clients love. The clients love to travel and wanted display shelving and wall space to display the art they had collected all around the world. A natural material palette gives a warmth and texture to the modern design that creates a feeling that the home is lived in. Though a subtle change from the street, upon entering the front door the home opens up through the layers of space to a new lease on life with this remodel.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.
