2013 CHRYSALIS AWARD SOUTH REGION WINNER, RESIDENTIAL EXTERIOR This 1970’s split-level single-family home in an upscale Arlington neighborhood had been neglected for years. With his surrounding neighbors all doing major exterior and interior remodeling, however, the owner decided it was time to renovate his property as well. After several consultation meetings with the design team at Michael Nash Design, Build & Homes, he settled on an exterior layout to create an Art & Craft design for the home. It all got started by excavating the front and left side of the house and attaching a wrap-around stone porch. Key design attributes include a black metal roof, large tapered columns, blue and grey random style flag stone, beaded stain ceiling paneling and an octagonal seating area on the left side of this porch. The front porch has a wide stairway and another set of stairs leads to the back yard. All exterior walls of homes were modified with new headers to allow much larger custom-made windows, new front doors garage doors, and French side and back doors. A custom-designed mahogany front door with leaded glass provides more light and offers a wider entrance into the home’s living area. Design challenges included removing the entire face of the home and then adding new insulation, Tyvek and Hardiplank siding. The use of high-efficiency low-e windows makes the home air tight. The Arts & Crafts design touches include the front gable over the front porch, the prairie-style grill pattern on the windows and doors, the use of tapered columns sitting over stone columns and the leaded glass front door. Decorative exterior lighting provides the finishing touches to this look.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. This 5,200-square foot modern farmhouse is located on Manhattan Beach’s Fourth Street, which leads directly to the ocean. A raw stone facade and custom-built Dutch front-door greets guests, and customized millwork can be found throughout the home. The exposed beams, wooden furnishings, rustic-chic lighting, and soothing palette are inspired by Scandinavian farmhouses and breezy coastal living. The home’s understated elegance privileges comfort and vertical space. To this end, the 5-bed, 7-bath (counting halves) home has a 4-stop elevator and a basement theater with tiered seating and 13-foot ceilings. A third story porch is separated from the upstairs living area by a glass wall that disappears as desired, and its stone fireplace ensures that this panoramic ocean view can be enjoyed year-round. This house is full of gorgeous materials, including a kitchen backsplash of Calacatta marble, mined from the Apuan mountains of Italy, and countertops of polished porcelain. The curved antique French limestone fireplace in the living room is a true statement piece, and the basement includes a temperature-controlled glass room-within-a-room for an aesthetic but functional take on wine storage. This front yard was in desperate need of a little curb appeal and we were up to the challenge! Wanting a unique look, we put a twist on the classic front stoop and walkway design by adding more patio space, an inset circle for a portable fire pit, and a seat wall to separate the patio space from the attached driveway. The patio features Belgard's Laffit Rustic Slab pavers in London Grey with a soldiers course of Holland Stone in Ashbury Haze. The inset circle is comprised of Holland Stone in Bristol Beige. The contrasting colors create a stunning design element. The seat wall and raised flowerbed were built with Weston Wall bricks, also in Ashbury Haze. This client's house is located on a busy corner, so she wanted a 'different' fence. The fence is a zig-zag pattern in black. The stepping stones are are keep the angular design of the house. These are new plantings of salvia, agave, and various echeverias.

The Parkgate was designed from the inside out to give homage to the past. It has a welcoming wraparound front porch and, much like its ancestors, a surprising grandeur from floor to floor. The stair opens to a spectacular window with flanking bookcases, making the family space as special as the public areas of the home. The formal living room is separated from the family space, yet reconnected with a unique screened porch ideal for entertaining. The large kitchen, with its built-in curved booth and large dining area to the front of the home, is also ideal for entertaining. The back hall entry is perfect for a large family, with big closets, locker areas, laundry home management room, bath and back stair. The home has a large master suite and two children's rooms on the second floor, with an uncommon third floor boasting two more wonderful bedrooms. The front of this townhouse was boring and obscured by overgrown bushes. We replaced the siding and shutters, installed a new front door, etched and stained the boring concrete step, added a curving brick walkway, built a lattice shield to hide the trash can, redesigned the landscaping and added a river birch.

This new residence was completed in 2019 features a modern style, luxury pool & spa along with an inviting outdoor living area. The front walk is enhanced by specimen globe boxwoods and lush landscaping along with a front porch seating area. The rear patio is covered by a louvered shade structure over an inviting outdoor living, kitchen and dining area. The pool and spa feature a modern look and fountain feature wall. The rear lawn is open to provide a play area for the kids and pets along with a generous driveway that allows for pickle ball and basketball.
