This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction.
The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping.

Built in 1915, this classic craftsman style home is located in the Capitol Mansions Historic District. When the time came to remodel, the homeowners wanted to continue to celebrate its history by keeping with the craftsman style but elevating the kitchen’s function to include the latest in quality cabinetry and modern appliances.
The new spacious kitchen (and adjacent walk-in pantry) provides the perfect environment for a couple who loves to cook and entertain. White perimeter cabinets and dark soapstone counters make a timeless and classic color palette. Designed to have a more furniture-like feel, the large island has seating on one end and is finished in an historically inspired warm grey paint color. The vertical stone “legs” on either side of the gas range-top highlight the cooking area and add custom detail within the long run of cabinets. Wide barn doors designed to match the cabinet inset door style slide open to reveal a spacious appliance garage, and close when the kitchen goes into entertainer mode. Finishing touches such as the brushed nickel pendants add period style over the island.
A bookcase anchors the corner between the kitchen and breakfast area providing convenient access for frequently referenced cookbooks from either location.
Just around the corner from the kitchen, a large walk-in butler’s pantry in cheerful yellow provides even more counter space and storage ability. Complete with an undercounter wine refrigerator, a deep prep sink, and upper storage at a glance, it’s any chef’s happy place.

A large but pedestrian back yard became a glamorous playground for grown-ups. The vision started with a motion pool and cabana. As the design progressed, it grew to encompass the entire yard area.
The Cabana is designed to embrace entertaining, with an interior living space, kitchenette, and an open-air covered hearth area. These environments seamlessly integrate and visually connect to the new garden. The Cabana also functions as a private Guest House, and takes advantage of the beautiful spring and summer weather, while providing a protected area in the cold and wet winter months. Sustainable materials are used throughout and features include an open hearth area with fireplace, an interior living space with kitchenette and bathroom suite, a spa tub and exercise pool.

This French country laundry room exudes charm with its functional elegance. White hexagonal tile backsplash and marble-like countertops are complemented by warm, natural wood floating shelves, adorned with woven baskets for a rustic touch. The space is illuminated by brass sconces and a matching geometric chandelier, adding a contemporary yet classic flair. Black front-loading machines provide modern convenience, set against the backdrop of a patterned tile floor. Park Lane Residence is a single family house designed in a unique, northwest modern style. The goal of the project is to create a space that allows the family to entertain their guests in a welcoming one-of-a-kind environment. Uptic Studios took into consideration the relation between the exterior and interior spaces creating a smooth transition with an open concept design and celebrating the natural environment. The Clean geometry and contrast in materials creates an integrative design that is both artistic, functional and in harmony with its surroundings. Uptic Studios provided the privacy needed, while also opening the space to the surrounding environment with large floor to ceiling windows. The large overhangs and trellises reduce solar exposure in the summer, while provides protection from the elements and letting in daylight in the winter. The crisp hardwood, metal and stone blends the exterior with the beautiful surrounding nature.

This 28,000 private residence is located in Bicholi, an upcoming exurb of Indore (akin to what the Hamptons are to New York). The North and East Facades of the house were more open to welcome light with large floor to ceiling openings, with deep terraces to cut any glare. The South and West facades are more closed out housing services like the lift & staircase block and store and non-habitable spaces like the Kitchen, Pantry and Bathrooms. Any rooms facing south and west had large overhanging decks and cavity walls. Terracing towards the north and the east to create a comfortable environment for the infinity pool and semi-formal seating areas around it. The result is a Contemporary house with strong Indian roots, that it is Instagrammable yet livable, with Functionality and Aesthetics maintaining a fine balancing act. Designer Fernanda Conrad of K&W Interiors chose Merillat Tolani Cotton white cabinets extended to the ceiling to maximize the space and give the illusion of height. Stainless steel open shelves provide roomy storage and enhance the decor. The white gloss subway tile used for the backsplash provides the classic, clean look our client wanted, while the mix of Formica laminate and unfinished butcher block countertops give the kitchen interest. The old carpet and vinyl were replaced with a beautiful engineered, hand-scraped hickory floor throughout the entire first floor. Lastly, our client needed a table to accommodate her large extended family. We custom built the table from maple finished butcher block and Cayenne painted chunky legs to give the room a pop of color. With a modification to the sliding doors, and the right appliances and lighting fixtures, this kitchen became the bright, welcoming environment with a modern vibe that has become the heart of this home.
