Before we redesigned the basement of this charming but compact 1950's North Vancouver home, this space was an unfinished utility room that housed nothing more than an outdated furnace and hot water tank. Since space was at a premium we recommended replacing the furnace with a high efficiency model and converting the hot water tank to an on-demand system, both of which could be housed in the adjacent crawl space. That left room for a generous laundry room conveniently located at the back entrance of the house where family members returning from a mountain bike ride can undress, drop muddy clothes into the washing machine and proceed to shower in the bathroom just across the hall. First time home buyers found a foreclosed home that was abandoned for over a year. The previous owners removed ducting, copper pipes, punched holes in doors and removed the furnace and water heater unit. Finesse, Inc. was hired to completely renovate two bathroom, kitchen, bring the garage up to code, install a new furnace and ducting and upgrade the electrical with a sub-panel. Re-configuring the walls in both bathrooms allowed to create a real master bath. During the course of construction the clients agreed to open up one wall to create a better flow between the living room and kitchen. This client sought to update their recently purchased home in Alexandria. A gourmet kitchen that complemented the size of the home and property was a top priority. They wanted more light-filled and connected living spaces for their growing family. Updating the finishes throughout the home was also a necessity. Design challenges included an existing utility space that occupied a large portion of the kitchen footprint, making the kitchen cramped and narrow. In addition, the foyer was dark, confined and uninviting as a result of its organization and enclosed nature of the main stair. To overcome the challenges, we relocated the utilities, creating a more usable footprint for the kitchen. The aging furnace was replaced with a high efficiency furnace located in a newly insulated and conditioned crawl space. A new hot water heater was placed in the finished attic, and the electrical panel was also relocated. Then, we designed a portion of the kitchen to mask the need for dropped structural headers: the refrigerator, freezer and pantry were placed under the area that necessitated a drop bulkhead, creating a sleek built-in area for the appliances. Once the utilities were moved, the kitchen could be opened up to a large family room and designed with a much-improved layout. Two new four-panel exterior doors replaced small doors at the family room to connect the main living space with the beautiful yard. In addition, white bead board was added to the family room ceiling, creating more visual continuity with the adjacent white kitchen. To transform the foyer into a grand and welcoming entry, a small amount of space was taken from a large second floor bedroom, and the entire second floor structure was supported with a series of flush beams to allow the stair to be opened and expose the rail. New glass doors to the den, relocated at an angle from the main stair provide the foyer with more natural light and a wider, more inviting path to the kitchen. In the master suite, the bedroom and bathroom entry doors were relocated to improve the room’s layout and offer more bathroom privacy and space for a walk-in closet. An unfinished basement offered plenty of space for a remodel, but coming up with a desirable floor plan was difficult due to the location of a stairway that the builder had installed and the location of the furnace and hot water heater. Working with Michael Nash Design, Build & Homes, the couple came up with a plan that moved the furnace and hot water heater to a storage room and redirected the stairway in order to create a workable layout. The primary goal was to have a home office, full bathroom, guest bedroom and a large entertaining area. The focal point of the design is a new gas fireplace embedded in ledge stone with a large LED television above it. A bar with custom cabinetry, exotic stone countertops and decorative pendant lighting creates a central area for the family to gather.

In the popular town of Takoma Park (MD) many houses were built in the 40s and 50s and are in need of upgrades. Like many other houses in the neighborhood, this one could not accommodate modern appliances such as a double door refrigerator, a dishwasher, or a larger sized kitchen sink as there was virtually no counter space. To create this new layout, we needed to remove the chimney, which resulted in upgrades for newer high-efficient furnace and water heater units. And to prevent the upper floor from overheating on hot summer days, we ran a new return air duct to the second floor.
