The original cottage had no air conditioning, and renovating was quickly dismissed because of the inadequacies and the cost of modernizing. Building new allowed the team to relocate the house further back from the street, and it meant meeting the owners’ needs without compromise. Cape Associates’ project manager Lance LaLone said the owners expressed their desire to incorporate lots of wood and the types of materials that were in the old cottage. Most of the interior is pine, which was used on the flooring, the walls, and wrapped around the ceiling’s beams, giving the owners what they desired on a grander scale – a beautiful, modern dwelling that still held the personality of that little cottage that held such cherished memories. They sold their 5,000 sq. ft. family home (complete with the requisite pool and expansive yard), in favor of a 3,600 sq. ft. residence on the 47th floor of The Sovereign, a sleek mixed-use tower located in Atlanta’s Buckhead district. Realizing they wanted to enlist a talented decorative collaborator for all phases of the project, the couple sought the assistance of Mercedes Williams, design consultant at Cantoni Atlanta. Having helped the couple’s sons with purchases in the past, he came highly recommended. “I know the Liotta’s were thrilled to have the opportunity to personally conceptualize their new home,” recalls Mercedes. “They wanted my input to customize the space—confirming paint, tile, flooring, and finish choices—and they wanted help choosing furniture that would create an elegant yet warm and comfortable living environment.” “Dennis and Helene also had a vision for how they wanted the space to flow,” he explains. “The large, open floor plan for the main living room included the kitchen and dining areas, so we had to delineate the spaces while creating visual interest…without using a lot of furniture.” Choosing pieces with impact, and looks that simultaneously celebrated texture, scale, finish, and color, was the key to success. The dining table and large wool rug were custom-made by Cantoni and colored to coordinate with some of the couple’s key glass collectibles. “We also made the salt water aquarium a focal point in the living area because Dennis and Helene love the beach and ocean,” explains Mercedes. Along with additional new furnishings from Cantoni the couple wanted to incorporate other existing pieces from their extensive art and glass collection. Given the size of their former residence, an editing session was in order, so the Liotta’s took a novel approach to the task at hand. “We had a huge ‘Sovereign’ moving party and let friends and family take some of the things we knew we could part with,” says Helene. A transformation inspired by the owner’s love of modern architecture, art and color (and the adjacent sand, rock, water, and the northwest landscape), the Indianola House sought to bring the soul of a home to a colorless muted box. The original house was a drab 1990’s-era box with no personality or presence sited on a beautiful secluded bay, facing water and island views, northwest of the City of Seattle. The existing mono-colored stucco-clad exterior and pyramidal glass-block openings had led the neighborhood to dub the structure, unflatteringly, “The Miami Vice House”. Rhodes Architecture’s Residential Architects careful use of natural light, rich, collaged finishes and ability to open the house to gardens, beach, and outdoor gathering was critical to the design. The house soon became “The Gallery”. The original home’s grey stucco exterior made the house seem both large and featureless; the introduction of no-maintenance exterior materials that collage and complement each other was a goal of the homeowner and the Seattle Architects who teamed up for this residential design. The bloated scale of the house cried out for the establishment and definition of the parts of the structure, a breaking down of the home’s form and its apparent bland size. Living, sleeping, and bathing areas that started as staid spaces were in need of opening to the natural environment with additions of large doors, folding glass walls and useable balconies were crucial to each space having a dialogue with the outdoors. The owner’s extensive art collection was highlighted and became the focus of interior places, well-lit naturally and through a new lighting system. Energy use and sustainable systems were a key component of the design which used high-efficacy lighting, better cladding on a rain-screen system, high-efficiency doors and windows, new insulation and weather barriers, and which added a photovoltaic-generated electrical system. The contemporary design sought to integrate all of these systems, materials, and finishes into a seamless whole that lent interest and drama to a residence which was previously lusterless. How radically this house was transformed is evident in the exteriors, gardens and the natural spaces the house now opens to, as well as the gallery-like interiors. This home is a stunning testament to what is possible “before-and-after” when remade by Rhodes Architecture + Light. The clients are an older couple with long professional and political careers, a love of art and a clear desire to connect with the Northwest environment and enliven their daily lives with spaces full of color and natural light. Rhodes Architecture + Light was hired in 2019 to add new exteriors and interiors, natural light, larger openings to beach and bay, seismic and foundation upgrades to the home, and to infuse life into the house through the re-use of existing space and varied materials, color, textures, and lighting. The only actual change to the exterior “shell” of the house was the introduction of a low “gull-wing” roof with wood soffits above the central atrium space, to add drama and bring natural light into the entry gallery space. Interior spaces, including bedrooms and bathrooms, were re-planned and opened to each other, to greater natural light, to roof decks, and to the incredible views and sea-side environment. The Builder, Fairbank Construction Company of Bainbridge Island, Washington, met the challenge of the design, first completely deconstructing the finishes inside and out, then precisely interlocking new claddings, windows and doors, cabinetry, finishes and a new gull-wing central roof in a beautiful transformation. The construction was total, thorough, and very detailed, resulting a house that, far from seeming a “remodeling”, is far more present and fitting to the owner’s lives and the natural environment than the house we started with.

On Rail St, our client came to us with a clear vision: to honor the home’s midcentury heritage while introducing a more modern, globally influenced sensibility. Originally designed in 1956 by George Saunders—an International Style architect and former Tulane professor—the home had great bones, but it needed a thoughtful transformation. We focused on the kitchen, living room, entryway, and backyard, blending clean lines with rich material detail. To help realize their vision, we partnered with Bali-based Azula Designs to assure that international hands touched this space. In the kitchen, Euro-style slab cabinetry conceals the appliances for a seamless, minimalist look. A custom island and dramatic 14-foot bookmatched stone wall create a sculptural centerpiece, with floating stone shelves lit from beneath for soft ambient glow. We embedded Prado flush outlets directly into the stone to preserve its uninterrupted surface. To maintain open sightlines, we installed a downdraft range, eliminating the need for an overhead hood. A new floor-to-ceiling window floods the space with light and deepens the connection to the outdoors. Underfoot, hand-troweled concrete overlay floors in a warm bone tone bring texture and cohesion to the kitchen and living spaces. The original stone chimney and walls were refinished in charcoal limewash, adding depth and a lived-in patina. And in a bold move, we replaced a rear hallway with a 27-foot glass curtain wall—transforming it into a light-filled art gallery corridor that opens to courtyard. ​ Just three doors down sits 15 Tern Street, a sister home also designed by Saunders for the Shalett family. That lineage is deeply personal—multiple generations of the Shaletts lived in both homes— with 1 Rail previously featured in the Preservation Resource Center’s Mid Mod NOLA tour. The layout was fully re-imagined to improve flow and daily functionality—most notably by opening up the main living areas and removing an outdated corner brick fireplace, allowing for smoother circulation and a brighter, more connected home. The primary suite was significantly expanded to create a spacious bedroom, an oversized walk-in closet, and a serene master bathroom, transforming it into a true retreat. A new patio door was added to enhance indoor-outdoor connection and bring in natural light. The kitchen was refreshed with a timeless black-and-white palette, elevated by champagne bronze hardware, updated lighting, and charming shiplap accents. A dedicated coffee bar adds both function and personality, making the space perfect for everyday living and entertaining. Bathrooms were finished with extra-large format porcelain tile on both floors and walls, creating a clean, seamless, and spa-like feel while ensuring durability and easy maintenance. Throughout the main living areas, we installed rustic waterproof wood-look flooring in a mid-tone oak, offering warmth, texture, and long-term performance—ideal for multi-generational living. The Owner, an attorney, requested a house design that was unique and fit her personality. After much discussion we decided on a barrel vault approach. The house is waterfront, and was thus raised 8’ above sea level to mitigate any flooding damage. The column foundation is continued through the interior and , with exposed beams, generate the interior form language.

Our clients wanted to make the most of their new home’s huge floorspace and stunning ocean views while creating functional and kid-friendly common living areas where their loved ones could gather, giggle, play and connect. We carefully selected a neutral color palette and balanced it with pops of color, unique greenery and personal touches to bring our clients’ vision of a stylish modern farmhouse with beachy casual vibes to life. With three generations under the one roof, we were given the challenge of maximizing our clients’ layout and multitasking their beautiful living spaces so everyone in the family felt perfectly at home. We used two sets of sofas to create a subtle room division and created a separate seated area that allowed the family to transition from movie nights and cozy evenings cuddled in front of the fire through to effortlessly entertaining their extended family. Originally, the de Mayo’s living areas featured a LOT of space … but not a whole lot of storage. Which was why we made sure their restyled home would be big on beauty AND functionality. We built in two sets of new floor-to-ceiling storage so our clients would always have an easy and attractive way to organize and store toys, china and glassware.

With children raised and the work of establishing a career behind them, Dennis and Helene Liotta decided it was time to simplify life and downsize—by moving up. They sold their 5,000 sq. ft. family home (complete with the requisite pool and expansive yard), in favor of a 3,600 sq. ft. residence on the 47th floor of The Sovereign, a sleek mixed-use tower located in Atlanta’s Buckhead district. Realizing they wanted to enlist a talented decorative collaborator for all phases of the project, the couple sought the assistance of Mercedes Williams, design consultant at Cantoni Atlanta. Having helped the couple’s sons with purchases in the past, he came highly recommended. “I know the Liotta’s were thrilled to have the opportunity to personally conceptualize their new home,” recalls Mercedes. “They wanted my input to customize the space—confirming paint, tile, flooring, and finish choices—and they wanted help choosing furniture that would create an elegant yet warm and comfortable living environment.” “Dennis and Helene also had a vision for how they wanted the space to flow,” he explains. “The large, open floor plan for the main living room included the kitchen and dining areas, so we had to delineate the spaces while creating visual interest…without using a lot of furniture.” Choosing pieces with impact, and looks that simultaneously celebrated texture, scale, finish, and color, was the key to success. The dining table and large wool rug were custom-made by Cantoni and colored to coordinate with some of the couple’s key glass collectibles. “We also made the salt water aquarium a focal point in the living area because Dennis and Helene love the beach and ocean,” explains Mercedes. Along with additional new furnishings from Cantoni the couple wanted to incorporate other existing pieces from their extensive art and glass collection. Given the size of their former residence, an editing session was in order, so the Liotta’s took a novel approach to the task at hand. “We had a huge ‘Sovereign’ moving party and let friends and family take some of the things we knew we could part with,” says Helene. Dennis and Helene have been settled into their new digs since November. He continues to work as a professor at Emory University, and she enjoys searching for premium wines sold at Wine Gallery + Market, a family-owned gourmet emporium in Atlanta. With two bedrooms and a study, there remains room enough for the grandkids to sleep over—and a large dining table was selected so the couple could continue to accommodate multi-generational gatherings. “This project was a dream job for me,” reflects Mercedes, with enthusiasm. “The Liotta’s have excellent taste and wanted to create a fun and inviting environment that evokes luxury without stuffiness. They knew what they wanted, but needed a little help getting there. I’m flattered they chose me and Cantoni to help them realize the life they dreamed of living at The Sovereign.”
