The existing kitchen was separated from the family room by a 17’ long bookcase. It was the first thing you saw upon entering and it hid much of the light and views to the backyard making the space feel claustrophobic. The laundry room was part of the kitchen space without any attempt to conceal the washer and dryer. Removing the long bookcase opened the opportunity to add counter stools in the kitchen and decided to align a target wall opposite the front door to help maintain some division within the main space while creating a space for the refrigerator. This also allowed us to create an open laundry room concept that would be hidden from view from all other areas.
We kept the industrial feel of the exposed building materials, which we complimented with textured melamine slab doors for the new kitchen cabinets. We maintained the galley set up but defined the kitchen from the utility area by changing both thickness and color of the countertop materials. Because the back of the house is mainly windows, there was very little wall space for upper cabinets and everyday dish storage. We designed a custom ceiling hung shelf system that floats in front of the windows, and is mostly out of view from the sitting area. Tall cabinets are installed along the only available wall to support both kitchen and laundry room functions. We used cable lighting threaded through the beams which really punctuates the industrial aesthetic.

This photo shows part of the completed kitchen renovation at a residence in the Kerrisdale neighbourhood of Vancouver, completed by Arani Construction Inc. as part of a full house renovation project. The design focused on creating a bright, contemporary kitchen with clean lines, efficient storage, and strong natural light.
Custom high-gloss white cabinetry was installed to maximize vertical storage while maintaining a sleek and minimalist aesthetic. The cabinetry integrates smoothly with the stainless steel refrigerator, helping maintain a cohesive and uncluttered kitchen layout. A modern tile backsplash adds subtle texture and contrast while protecting the wall surface behind the countertop workspace.
A large skylight above the kitchen introduces significant natural light, enhancing the brightness of the space and creating a connection to the surrounding greenery visible through the window above the sink area. Together, the skylight, neutral materials, and streamlined cabinetry contribute to a modern and highly functional kitchen environment within this Kerrisdale Vancouver home renovation.

We moved the kitchen to the center of the home -- between the living and dining areas. It's a small kitchen but functions well with 2 work spaces and a pantry closet. A 24" full refrigerator helps make the small space function well. Separate freezer drawers can be found in the bar area.
The raised eating counter allows guest to gather round the cook while staying out of the action.
The backsplash is Dekton -- a porcelain product that comes in large slabs and resembles marble -- helping maintain the traditional palette of the home. The counters are Caesarstone Coastal Gray.

Laundry chores involve more than just washing and drying clothes. With careful planning and effective organization, your laundry room can become a streamlined and pleasant space. Our solutions optimize your laundry area by providing countertop convenience for sorting and folding clothes, making tasks smoother and more enjoyable. Hidden storage in the form of enclosed cabinets above or around the machines keeps laundry supplies within reach but out of sight, while comprehensive storage options like cabinets and drawers accommodate everyday items. Tall cabinets store bulkier or seasonal items, ensuring the room remains clutter-free.
To further enhance functionality, we offer quick ironing solutions with pull-down ironing boards for convenient touch-ups. Hanging solutions, including pull-down or stationary rods, make it easy to hang clothes and keep them wrinkle-free. Versatile valet rods provide extra hanging space and can be tucked away when not needed. Additionally, pull-out baskets or hampers help maintain cleanliness by keeping dirty laundry items separated. Large hampers simplify sorting for whites, colors, and other categories, promoting a well-organized laundry process.

This Escondido area homeowner came to Specialty Home Improvement looking to build a living space for an aging relative. ADUs, also often known as “granny flats” or “in-law suites” are perfect for aging-in-place, short or long-term rentals, or for extra space on your property to increase the value of your home.
The Challenge: Design an Accessory Dwelling Unit (ADU) and living space for an elderly relative on a fixed budget. The space is needed to provide as much complete independence and privacy for the relative as possible. The ADU also needed to fit a specific area in the backyard that did not impede on the existing outdoor entertainment area or pool. Since the area of the build is located in a warmer area of San Diego’s North County, summertime power consumption and indoor temperature were a concern.
The Solution: For budget purposes, the shape of the unit was kept as a basic rectangle, since odd shapes and angles present challenges and additional costs to engineer and build. Since there was the possibility of guests or perhaps more than one person at a time using the ADU, the bathroom was given an independent entry. A closet was placed between the bathroom and the bedroom to help provide a sound buffer.
Floors were designed as polished concrete to help maintain a cooler ambient temperature during the summer months. Light colors on the cabinets, walls, and ceilings along with dual paned vinyl windows provide ample light, temperature control, and ventilation.
