The lifestyle of living on Lake Washington is naturally inclined towards entertaining and outdoor living. However, the homeowners of this Kirkland residence found that occupying the exterior space was difficult in part because there were few spaces that were protected from the harsh western exposure. They longed for a covered patio and more. Conversations and the design processed focused on creating a four-season space that addressed the high-exposure demands of the site while also providing a comfortable space to relax and entertain. The concept of extending the existing second floor level deck as a way to provide protection emerged as an early solution in the process. With the use of natural stone pavers and treads, the existing lower level patio was nearly doubled in usable area with different zones for intimate or large gatherings. The stone treads transition gracefully into the landscaped portion of the site. The deck above was expanded upon and resurfaced with a low maintenance porcelain pedestal paver system. A glass panel railing is constructed without a top rail, which allows for views of the water to remain unobstructed while sitting or standing. A custom outdoor fireplace was designed to act as a central focal point and to provide definition for the gathering spaces. The concrete mass is punctured through with a two-way fireplace, providing visual and bodily warmth for year-round comfort and use of the space. An updated, modernized outdoor kitchen was a necessity for larger gatherings. Durable yet elegant surfaces were required for this high use area. Cabinetry incorporates Parklex wood panels that are sustainably sourced and finished for long-term durability. Countertops and backsplash were comprised of an exterior-grade porcelain slab. Stainless steel appliances complete a low maintenance workspace. Energy efficient products were mindful components of this project. New and dimmable LED recessed and indirect lighting provides illumination for entertaining late into the night. Tread lighting provides a beacon of light for returning boaters coming in from the lake. The homeowner shared their pleasure with their new spaces commenting that the design seamlessly integrates with the existing house. They find themselves enjoying and using their outdoor spaces more thoroughly and on a daily basis. The surprise for them was the unintended additional space resulting from the expanded deck above. Here’s a job I recently completed in the heartland of the English pottery industry, Stoke-on-Trent. In this particular instance I was commissioned by my client to restore the appearance of the Quarry tiled floor in her kitchen which as you can see from the photo below was far from looking it’s best. Quarry tiles are typically a very hard wearing stone, but in high traffic areas like a kitchen, even this type of tile will require regular maintenance. My first task, before beginning the restoration, was to remove the kickboards from around the bottom of the kitchen units, to prevent them from being damaged during the process. The next step was to acid wash the tiles using Tile Doctor Grout Clean-Up which was scrubbed into the tiles to remove old grout and plaster that had become stuck to the surface of the tiles at some point in the past. Once this had done its job I rinsed the entire floor with water washing away the excess soiled residue and any trace of acid. The next step was to give the tiles a good clean using Tile Doctor Pro Clean, which is a high alkaline cleaner suitable for use on a range of natural stone floors. This was left to dwell on the tiles for ten minutes, allowing it time to seep into the stone to get underneath – and lift out – the ingrained dirt. I then agitated the solution with a scrubbing brush to remove the muck from the surface of the tiles. The floor was then given another rinse with water, and this was extracted using a wet vacuum. I left the floor to dry after cleaning for more than 24 hours, making sure that it would be ready for sealing the next day. Upon my return to the house I checked the floor was dry and then sealed the floor using four coats of Tile Doctor Seal & Go, which provides a robust surface seal and a durable low-sheen finish. The product is suitable for use on internal, unsealed, porous surfaces. The photographs above bears witness to the massive improvement which has been made to the quarry tiles, which has not only completely transformed the look of the tiles but also the appearance of the kitchen. The pictures below are of a multi coloured sandstone floor installed at a property in East Keswick which is a village approximately halfway between Harrogate and Leeds. (Not to be confused with the more famous Keswick in the Lake District) The stone floor had not been cleaned professionally for ten years and although the grout looked clean It was clear that any sealer that was once present had long since worn off leaving the stone unprotected. The result was dirt had become deeply ingrained in the Sandstone leading causing the stone to darken and hide its true beauty and rich colouring. The client had tried lots of different products to clean the floor but had not had any luck. I visited the property and carried out a few successful patch tests resulting in the floor becoming much cleaner. They were happy to go ahead with my quote and we arranged a time to return and complete the work. I prepared the area before starting, taping up the skirting boards and doors to protect them from the splashing that can happen during the intensive cleaning process. To get the sandstone clean I applied a medium dilution of Tile Doctor Pro-Clean to the floor and allowed it to soak in for ten minutes. The solution was then worked into the Sandstone using a rotary floor machine fitted with a black scrubbing pad. More Pro-Clean was applied with a hand-held scrubbing brush to get deep into the grout lines and to reach into the corners. Once done the floor was rinsed with water and the soil extracted with a wet vacuum. The floor was inspected, and the process repeated until I was satisfied that the stone and grout had released all the trapped dirt. After a final rinse, the wet vacuum was used to get as much moisture out of the stone as possible and then the floor left to dry out fully overnight. Returning the following morning, I first checked that the floor was dry using a damp meter. The sealer won’t cure if there is any moisture in the stone and I’ve been known to reschedule sealing a floor if the readings are too high. On this occasion I was satisfied that the floor was within acceptable levels, so I was ready to seal the floor. I used three coats of Tile Doctor Colour Grow to seal the floor, this is an impregnating sealer which intensifies natural colours whilst providing durable protection against stains, an essential feature in an area such as a hallway which is subject to constant foot traffic. As you can see from the photos the transformation was quite impressive, the floor became much lighter and almost unrecognisable, the natural colours of the stone were now visible, and the floor looked beautiful. This is a Travertine tiled floor installed at a property in the popular Cheshire town of Wilmslow around 16 years prior. It had previously been maintained by a Tile Doctor colleague about three years ago and the owner was hoping the floor could be given a simple maintenance clean and seal. This is a service we provide as part of an annual maintenance plan, unfortunately after surveying the floor it was clear they had left it far too long, the floor had lost its shine and it would now need to be resurfaced with a set of diamond burnishing pads and then resealed. Naturally burnishing the floor costs more than a simple seal and polish but if you are going to opt for the quicker maintenance plan route it does need to be done at least annually and possibly more frequently if it’s a floor in frequent use such as a kitchen. We agreed a price for the work, and I arranged a time with them to return and renovate the floor. To restore the polished appearance of the Travertine I used a set of four burnishing pads which are applied to the floor with a rotary machine. You start with a coarse 400-grit pad using water to lubricate and running it over each tile at least three times. This first pad cleans up the stone and removes old sealers. This is then followed with the finer 800-grit, 1500-grit and finally a 3000-grit pad. Except for the 3000-grit, each pad is applied with water and the floor is rinsed and the soil extracted afterwards with the wet vacuum. The Grout lines were also deep cleaned with a scrubbing brush and Tile Doctor Pro-Clean tile and grout cleaner. The product really gets to into deep seated dirt and grease which tends to accumulate in the grout. After a final rinse and extraction, the floor was then left to dry off overnight. I returned on the second day and started by checking the floor was dry by taking several moisture readings with a damp meter. The readings were good, so I proceeded to seal the floor using a couple of coats of Tile Doctor Colour Grow. Colour Grow is an ideal sealer for Travertine as it seeps into the pores of the stone enhancing the natural brown colours in the process. It also offers great protection going forward. Whilst I was there I had noticed that one of the doors had scratched the floor, fortunately the polishing process had got the scratches out of the stone but to prevent future scratching I helped them remove the door so a carpenter could shave off a few mm’s from the bottom. My customer left the following feedback: “Second time had Travertine floor restored, cleaned & sealed, the first time was 3 years ago. Great job done then by Simon Bywater. This time Kamila did a really professional job on the kitchen limestone floor. A bit more expensive this time, but a good job was done. Have left instructions for her to contact me in 12 months time for annual maintenance on the same floor, hopefully to prevent restoration being required! Highly recommend the service.” The floor looked great and they should now be able to maintain it in between the maintenance visits, with day to day cleaning using Tile Doctor Neutral Tile Cleaner. This hallway floor was actually at a house in the town of Stamford which is just over the northern border of Northamptonshire and slightly out of my area; however I was recommended to the owner by another client which is always welcome and a testimonial in itself. I work right across the county so it wasn’t long before I was in the general area and arranged a visit to carry out an inspection of the Victorian Quarry tiled floor and provide a quote for a full restoration. The owner of the house had just moved in recently and although the floor was in good overall physical, it was in need of a thorough clean and new seal to bring back some life to the tiles. Additionally she was having lots of other building work done to the house and she wanted to retain this as an original feature of the property. My quote was accepted and I was able to book the work in for the following week. These first photos show how dull the floor looked due to a build-up of builder’s dust and general wear and tear. They also show some of the equipment needed to undertake the following cleaning process. I used a brush and vacuum to remove as much loose debris and dust from the surface of the floor as possible. I then applied a strong dilution of Tile Doctor Pro Clean to the floor which is a strong alkaline cleaner which can also be used to remove sealers; the solution was left it to dwell for roughly ten minutes before agitating it with scrubbing pads and brushes to remove the muck that was lifted to the surface. This was then wet-vacuumed twice to remove all the slurry and neutralise any chemicals. As it was such an old property I then used a steamer to heat up the tiles and draw up any contaminants and assist with the drying process. I also chose to install two fans and a dehumidifier to dry the floor even further. With the cleaning process complete – and achieving a marked difference to the appearance of the floor – I left the tiles to finish drying for 24 hours. Upon my return to the house, I checked for any excess moisture by running damp tests as this has the potential to affect the performance of the sealer. Once satisfied with the results, I sealed the floor with two coats of Tile Doctor Colour Grow, a colour enhancing sealant which offers both a robust surface seal and an aesthetically pleasing finish. I also carried out water repellency tests to ensure the sealer was working as expected and the floor had sufficient protection and will be hard-wearing for a hallway which is a high traffic area. The lifestyle of living on Lake Washington is naturally inclined towards entertaining and outdoor living. However, the homeowners of this Kirkland residence found that occupying the exterior space was difficult in part because there were few spaces that were protected from the harsh western exposure. They longed for a covered patio and more. Conversations and designs focused on creating a four-season space that addressed the high-exposure demands of the site while also providing a comfortable space to relax and entertain. The concept of extending the existing second floor level deck as a way to provide protection emerged as an early solution in the process. With the use of natural stone pavers and treads, the existing lower level patio was nearly doubled in usable area with different zones for intimate or large gatherings. The stone treads transition gracefully into the landscaped portion of the site. The deck above was expanded upon and resurfaced with a low maintenance porcelain pedestal paver system. A glass panel railing is constructed without a top rail, which allows for views of the water to remain unobstructed while sitting or standing. A custom outdoor fireplace was designed to act as a central focal point and to provide definition for the gathering spaces. The concrete mass is punctured through with a two-way fireplace, providing visual and bodily warmth for year-round comfort and use of the space. An updated, modernized outdoor kitchen was a necessity for larger gatherings. Durable yet elegant surfaces were required for this high use area. Cabinetry incorporates Parklex wood panels that are sustainably sourced and finished for long-term durability. Countertops and backsplash were comprised of an exterior-grade porcelain slab. Stainless steel appliances complete a low maintenance workspace. Energy efficient products were mindful components of this project. New and dimmable LED recessed and indirect lighting provides illumination for entertaining late into the night. Tread lighting provides a beacon of light for returning boaters coming in from the lake. The homeowner shared their pleasure with their new spaces commenting that the design seamlessly integrates with the existing house. They find themselves enjoying and using their outdoor spaces more thoroughly and on a daily basis. The surprise for them was the unintended additional space resulting from the expanded deck above.

Carmichael Ave: Custom Modern Home Build We’re excited to finally share pictures of one of our favourite customer’s project. The Rahimi brothers came into our showroom and consulted with Jodi for their custom home build. At Castle Kitchens, we are able to help all customers including builders with meeting their budget and providing them with great designs for their end customer. We worked closely with the builder duo by looking after their project from design to installation. The final outcome was a design that ensured the best layout, balance, proportion, symmetry, designed to suit the style of the property. Our kitchen design team was a great resource for our customers with regard to mechanical and electrical input, colours, appliance selection, accessory suggestions, etc. We provide overall design services! The project features walnut accents all throughout the house that help add warmth into a modern space allowing it be welcoming. Castle Kitchens was ultimately able to provide great design at great value to allow for a great return on the builders project.
