This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. In a wooded area of Lafayette, a mid-century home was re-imagined for a graphic designer and kindergarten teacher couple and their three children. A major new design feature is a high ceiling great room that wraps from the front to the back yard, turning a corner at the kitchen and ending at the family room fireplace. This room was designed with a high flat roof to work in conjunction with existing roof forms to create a unified whole, and raise interior ceiling heights from eight to over ten feet. All new lighting and large floor to ceiling Fleetwood aluminum windows expand views of the trees beyond. The existing home was enlarged by 700 square feet with a small exterior addition enlarging the kitchen over an existing deck, and a larger amount by excavating out crawlspace at the garage level to create a new home office with full bath, and separate laundry utility room. The remodeled residence became 3,847 square feet in total area including the garage. Exterior curb appeal was improved with all new Fleetwood windows, stained wood siding and stucco. New steel railing and concrete steps lead up to the front entry. Front and rear yard new landscape design by Huettl Landscape Architecture dramatically alters the site. New planting was added at the front yard with landscape lighting and modern concrete pavers and the rear yard has multiple decks for family gatherings with the focal point a concrete conversation circle with central fire feature. Everything revolves around the corner kitchen, large windows to the backyard, quartz countertops and cabinetry in painted and walnut finishes. The homeowners enjoyed the process of selecting Heath Tile for the kitchen backsplash and white oval tiles at the family room fireplace. Black brick tiles by Fireclay were used on the living room hearth. The kitchen flows into the family room all with views to the beautifully landscaped yards. The primary suite has a built-in window seat with large windows overlooking the garden, walnut cabinetry in a skylit walk-in closet, and a large dramatic skylight bouncing light into the shower. The kid’s bath also has a skylight slot with light angling downward over double sinks. More colorful tile shows up in these spaces, as does a geometric patterned tile in the downstairs office bath shower. The large yard is taken full advantage of with concrete paved walkways, stairs and firepit circle. New retaining walls in the rear yard helped to add more level usable outdoor space, with wood slats to visually blend them into the overall design. The end result is a beautiful transformation of a mid-century home, that both captures the client’s personalities and elevates the house into the modern age.

Designed to maximize function with minimal impact, the studio serves up adaptable square footage in a wrapping almost healthy enough to eat. The open interior space organically transitions from personal to communal with the guidance of an angled roof plane. Beneath the tallest elevation, a sunny workspace awaits creative endeavors. The high ceiling provides room for big ideas in a small space, while a cluster of windows offers a glimpse of the structure’s soaring eave. Solid walls hugging the workspace add both privacy and anchors for wall-mounted storage. Towards the studio’s southern end, the ceiling plane slopes downward into a more intimate gathering space with playfully angled lines. The building is as sustainable as it is versatile. Its all-wood construction includes interior paneling sourced locally from the Wood Mill of Maine. Lengths of eastern white pine span up to 16 feet to reach from floor to ceiling, creating visual warmth from a material that doubles as a natural insulator. Non-toxic wood fiber insulation, made from sawdust and wax, partners with triple-glazed windows to further insulate against extreme weather. During the winter, the interior temperature is able to reach 70 degrees without any heat on. As it neared completion, the studio became a family project with Jesse, Betsy, and their kids working together to add the finishing touches. “Our whole life is a bit of an architectural experiment”, says Jesse, “but this has become an incredibly useful space.”
