Private Residence / Santa Rosa Beach, Florida Architect: Savoie Architects Builder: Davis Dunn Construction The owners of this lovely, wooded five-parcel site on Choctawhatchee Bay wanted to build a comfortable and inviting home that blended in with the natural surroundings. They also wanted the opportunity to bring the outside indoors by allowing ample natural lighting through windows and expansive folding door systems that they could open up when the seasons permitted. The windows on the home are custom made and impact-rated by our partners at Loewen in Steinbach, Canada. The natural wood exterior doors and transoms are E. F. San Juan Invincia® impact-rated products. Edward San Juan had worked with the home’s interior designer, Erika Powell of Urban Grace Interiors, showing her samples of poplar bark siding prior to the inception of this project. This product was historically used in Appalachia for the exterior siding of cabins; Powell loved the product and vowed to find a use for it on a future project. This beautiful private residence provided just the opportunity to combine this unique material with other natural wood and stone elements. The interior wood beams and other wood components were sourced by the homeowners and made a perfect match to create an unobtrusive home in a lovely natural setting. Challenges: E. F. San Juan’s main challenges on this residential project involved the large folding door systems, which opened up interior living spaces to those outdoors. The sheer size of these door systems made it necessary that all teams work together to get precise measurements and details, ensuring a seamless transition between the areas. It was also essential to make sure these massive door systems would blend well with the home’s other components, with the reflection of nature and a rustic look in mind. All elements were also impact-rated to ensure safety and security in any coastal storms. Solution: We worked closely with the teams from Savoie, Davis Dunn, and Urban Grace to source the impact-rated folding doors from Euro-Wall Systems and create the perfect transition between nature and interior for this rustic residence on the bay. For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. LET’S TALK Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it. The larger a project is, the more likely that havoc will rear its head. Originally built in 1859 by Justice William J. Robertson and listed on the National Register of Historic Places in 1999, this home has elements of both the Italianate and Gothic Revival styles which were taken into consideration during the design process. The project consisted of three main components: a basement renovation, a new screened in porch and a new two car garage. For the basement renovation we removed the original brick floor which was causing moisture issues and replaced them with an insulated, colored concrete slab. The end result: a previously unusable space was transformed into a family room with a complete guest suite and an exercise room. In the guest bedroom, low ceilings due to existing duct work were strategically wrapped with stained pine tongue and groove creating a cozy sleeping nook. In the bathroom, subway tiles and lightly stained wood are the background to a livelier tile accent in the shower and around the vanity. The family room features floor to ceiling millwork piece that has several storage cubbies; some with doors to conceal and others open for display. The screened porch is located at the back of the house overlooking a new stone patio at the lower level yard. The new porch takes cues from the existing sun room by matching materials, colors, and proportion. The new porch off the living room allows the clients to sit and relax while staying close to their children when inside or playing in the yard. The garage was built using the same material palette and style of the house but set back so as to not to detract from the main house. With large sliding barn doors on the back, it opens up to a manicured lawn allowing the garage to double as a pavilion for outdoor entertaining and yard parties. Deep in the historic district of Salem, Massachusetts, our design-build team worked to create a beautiful conservatory glass roof system to bring light, beauty, and functionality to our client. The end result is a custom glass roof lantern crowning a freshly constructed year-round addition which elegantly compliments an already extraordinary home. The space was designed to accommodate dual-purpose usage; the homeowner enjoys light gardening in one portion of the conservatory and morning coffee in the other. We strategically placed a glass partition and door to enable independent climate controls for the greenhouse and den. Incredible moldings and copperwork coupled with a custom Marvin door and window package dress the vertical walls while a custom open lantern glass roof provides an amazing view from the interior. A historic Palo Alto home revitalized with contemporary stylings and a unique floorplan flow. The client loved the location, but was not in love with the existing architecture. So, as architect Joseph Bellomo said, “We took a historical home and gave it a heart attack.” The home did survive the renovation and addition done in a very contemporary style. The front facade was restored, and the interior was completely changed and modernized with sleek base and trim lines, and an interior smooth plaster wall system. The additions for this project included a pool house, studio and offices include plaster, zinc and glass exterior finishes, and smooth plaster walls with epoxy and maple floors. The pool which is the centerpiece of the courtyard has an infinity edge and butts up to the lower floor top-to-bottom window.
