This home was designed for a family who has out of town guests often, and they needed a lot of space to spread out when everyone comes to town for holidays and gatherings. This home meets the demand. An open concept in the informal areas allows the family to be together when they want to, and separated formal rooms handle the task of formality when entertaining as such. Two Bedroom Suites with private baths, and one addition bedroom with hall bath access and a private Study (plus additional Bonus Room space) are on the second floor. The first floor accommodates a Two Story Foyer, Two Story Living Room, high ceiling Family Room, elaborate Kitchen with eat-in Informal Dining Space, Formal Dining, large Walk-in Closet in the Foyer, Laundry Room, 2 staircases, Master Suite with Sitting Area and a luxury Master Bathroom are all spacious yet, do not waste space. Walk in the door of this riverside home and you're immediately pulled to the wall of windows and the gorgeous river views! We knew we needed to ramp up the personality of the furnishings in the space to make the inside feel as welcoming as the outside! We worked with the homeowners to bring their aesthetic to life with comfortable custom seating and a dining room flexible enough to accommodate the largest holiday gatherings. On the main living room wall is an oversized painting of a blue heron - a bird that frequents this heavenly little spot on the river. We replaced an old patio door at the opposite end with a state-of-the-art three-piece sliding door that brought increased accessibility and even greater views to the outside living space. Custom lighting was added throughout to illuminate the space when the sun isn't streaming through skylights and wool carpet softens the living area.

Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

To fully enjoy the winter holidays, with all the snow and cold, was the basis for our client’s decision to maintain their Chicago home when they were transferred to the warm and sunny west coast. A trusted caretaker was put in place to oversee and maintain their property; however, even excellent planning sometimes runs off-track. In the midst of winter the caretaker left on a well-planned vacation. The homeowner’s were apprised of dates and, without a worry, everyone went on about their daily routines. That is, until the caretaker returned and found the home in such utter devastation, he could not believe what had happened in such a short amount of time. The ill-timed vacation, planned during what became an extremely cold timeframe, was the home’s undoing. With the heat in the home turned slightly lower, to accommodate the emptiness, paired with the below zero temperatures, the hot water pipe in the main floor Sunroom froze and burst. The gushing, steaming water, unchecked, moved in so many directions, it is difficult to comprehend. As the water soaked through the Sunroom flooring to the walk-out Lower Level Area below, ice blocks were freezing before the water reached the ground; Ice blocks so thick only time and warmer temperatures were able to thaw. Since the heating systems were unaffected, the heat, paired with the steaming moisture, raised the humidity levels in the entire home; what wasn’t wet ultimately became mold covered. The humidity in the home was raised to such a level that window and door seals were compromised and condensation clouded most of the interior glass panes. The Kitchen wood flooring, saturated with water, buckled, causing the cabinets to lift and the granite to crack. The ceiling in the lower level Bar Area fell as the water flooded both the Bar and the adjoining Billiards Room, wreaking havoc on cabinetry, carpet, artwork, etc. After the insurance estimation determined the home was salvageable, the design phase began in earnest headed by LaMantia’s James Campbell, CKD and aided by Katie Suva, CKD, CBD as the guides. After a very long march towards recovery, the home is now back to the pristine beauty it once was.

The clients for this house, descendants of a timber farming family, wanted a weekend house on their property in the Piney Woods. They imagined spending weekends and holidays year-round in a house suitable for three generations at once, including aging parents and children side-by-side. The house, taking clues from the historic 'dogtrot' prototype, sets two bars (a two-story bedroom wing and a one-story living wing) straddling an open porch that buffers rowdiness at night and accommodates everyone for meals and games around the clock. The porch is high, screened and louvered for breezes and against the sun in the summer, with operable translucent panels on the north side that close to deflect winter winds. The house, sited along the verge of the woods and the pasture, recalls the structure of the trees in its design while letting in filtered light (as in the woods) to interior spaces. This custom table is 80" x 80" to accommodate a large multi-generational family at their many holidays and gatherings. The unique square shape lets everyone connect with one another rather than being seated at a long table where it is difficult to talk to someone at the other end. The 2" thick top is made of solid red birch. The base is solid wood with steel supports. A 48" custom made lazy susan is used in the center at main meals.
