After having lived in 22 different places all around the world, this family decided to settle in a Dutch colonial home in Harding Township. The house sits on a wonderful piece of property that is only challenged by the wetlands that surround it. For this reason, we had to work within the existing footprint and not consider any additions. The homeowners wanted to be able to host the holidays in their new home which meant we had an aggressive design and construction schedule. We started the design work in the Spring of 2012 and construction took place over the Summer and into the Fall. By Thanksgiving, the project was complete, with no meaningful cost overruns.
Renovations included a new kitchen, mudroom, and office/library on the first floor and a new master suite, hall bath, home office, and laundry room upstairs. The challenge was creating comfortable space with clean lines that would accommodate the homeowner’s casual and worldly lifestyle, but would not feel out of place with the character of the existing house.
The kitchen is a glorious hard-working space with lots of counter space, space for a giant farmer’s table, and symmetrical views through oversized double hung-windows out to the expansive yard. The master bath is outfitted with wood, stone, and metal, and also includes artifacts from some of their world travels. In a second phase of work, we designed some outbuilding to further enhance the character of the property. Currently we are working with the family to design a memorial to honor their child who died of Leukemia.

Hogan Design & Construction (HDC) completed construction of an entire lake house in Lake Geneva, Wisconsin. In one of the bedrooms of this newly constructed home, HDC installed HDC installed Pella bay windows, transom windows and a pre-finished wood floor/paneled ceiling in one of lake house bedrooms.

This 1914 family farmhouse was passed down from the original owners to their grandson and his young family. The original goal was to restore the old home to its former glory. However, when we started planning the remodel, we discovered the foundation needed to be replaced, the roof framing didn’t meet code, all the electrical, plumbing and mechanical would have to be removed, siding replaced, and much more. We quickly realized that instead of restoring the home, it would be more cost effective to deconstruct the home, recycle the materials, and build a replica of the old house using as much of the salvaged materials as we could.
The design of the new construction is greatly influenced by the old home with traditional craftsman design interiors. We worked with a deconstruction specialist to salvage the old-growth timber and reused or re-purposed many of the original materials. We moved the house back on the property, connecting it to the existing garage, and lowered the elevation of the home which made it more accessible to the existing grades. The new home includes 5-panel doors, columned archways, tall baseboards, reused wood for architectural highlights in the kitchen, a food-preservation room, exercise room, playful wallpaper in the guest bath and fun era-specific fixtures throughout.

Relaxing in the summertime has never looked more beautiful. Whether you're looking to catch some sun, or cool off from a hot day, you will find plenty of amusement with this project. This timeless, contemporary pool house will be the biggest hit among friends and family.

Inside and out, this is a complete “green” house. Designed using Passive House methodology with energy consultant CTI, the house achieves 70% better energy performance than a new built-to-code house, while stylishly fitting the block. Walls and roofs were constructed from 12” Structural Insulated Panels, and triple-glazed Loewen windows completed the high-performance thermal package. Materials and fixtures were selected for efficiency, recycled content, local production, non-toxicity, and durability. Landscape design uses native plantings, a water garden, and permeable paving. As an all-electric house, it uses heat pumps for space conditioning and water heating, and features a pellet stove for supplemental space heating.

The Deschutes House is located on an urban site facing the Deschutes River in Bend, Oregon. The architectural massing of the house has been wrapped around a south-facing, grassy courtyard, with dramatic 2nd story spaces cantilevered toward the river. The main living space is completely transparent to the river on one side and to the courtyard on the other side, providing two entirely different views from the room. The living ceiling plane has enlivened by CNC-milled wood-strip ceiling panels, with variegated shapes inspired by landscape morphology.
The house is clad with a two different types of siding: tightly spaced Western red cedar and corrugated metal siding. The warm tones of the wood contrast nicely with the cool tones of the metal siding and metal roofing. The fireplace chimney is clad in Montana ledgestone with a combination of earth tones and grey-blue colors.
The house has a number of sustainable or “green” building features, including 2x8 construction (40% greater insulation value); generous glass areas to provide natural lighting and ventilation; large overhangs for sun and snow protection; metal siding for maximum durability; and radiant floor heating. The house also has solar hot water panels for domestic hot water.

Located in, Summit Park, Park City UT lies one of the most efficient houses in the country. The Summit Haus – designed and built by Chris Price of PCD+B, is an exploration in design and construction of advanced high performance housing. Seeing a rising demand for sustainable housing along with rising Carbon emissions leading to global warming, this house strives to show that sensible, good design can create spaces adequate for today’s housing demands while adhering to strict standards. The house was designed to meet the very rigid Passiv House rating system – 90% more efficient than a typical home in the area.
The house itself was intended to nestle neatly into the 45 degree sloped site and to take full advantage of the limited solar access and views. The views range from short, highly wooded views to a long corridor out towards the Uinta Mountain range towards the east. The house was designed and built based off Passiv Haus standards, and the framing and ventilation became critical elements to maintain such minimal energy requirements.
Zola triple-pane, tilt-and-turn Thermo uPVC windows contribute substantially to the home’s energy efficiency, and takes advantage of the beautiful surrounding of the location, including forrest views from the deck off of the kitchen.

For example, instead of saying "build a house," say "build a house with three bedrooms and two bathrooms within the next nine months."
Stakeholder Collaboration
Good communication is key to keeping everyone on the same page. Regular meetings with contractors, suppliers, and homeowners help prevent misunderstandings and ensure that everyone knows what's happening and what's next. This open dialogue also helps resolve issues quickly, preventing small problems from becoming big delays.
Using Data-Driven Insights for Decision-Making
Making decisions based on facts rather than guesses is crucial. Use data and analytics to understand project progress, identify potential issues early, and make informed decisions. For instance, if data shows that a particular material is consistently causing delays, you can plan ahead to avoid those delays in the future.
Proactive Risk Management Strategies
Things don't always go as planned, so being prepared is essential. Identify potential risks early and have a plan to manage them. This might include having backup suppliers, planning for weather conditions, or setting aside extra funds for unexpected expenses. Being proactive can prevent small issues from turning into major problems.
Conclusion
Effective residential construction project management requires careful planning, clear communication, and the right digital tools. From single-family homes to multi-family housing and custom projects, managing timelines, budgets, and quality is essential for success.
By following best practices, using project management software, and staying ahead of industry trends, project managers can ensure smooth execution and client satisfaction despite challenges like labor shortages, budget overruns, and regulatory compliance; modern technology and strategic planning help mitigate risks.
Construction firms can improve efficiency, enhance collaboration, and maintain financial control by adopting advanced tools like Procore, Sage 300 CRE, and Buildertrend. A well-managed project delivers a quality home and builds trust and long-term success in the industry.
FAQs
What is residential construction project management?
It involves overseeing all aspects of building residential properties, from initial planning and design to construction and completion, ensuring projects are completed on time, within budget, and to the desired quality standards.
How can I prevent budget overruns in my construction project?
Accurate cost estimation, continuous budget tracking, and having contingency plans for unexpected expenses are key strategies to prevent budget overruns.
What are the main stages of a residential construction project?
The primary stages include design, pre-construction, procurement, and construction.
How does construction management software improve project efficiency?
It streamlines processes like scheduling, budgeting, and communication, providing real-time data access and collaboration among stakeholders, which enhances overall project efficiency.
How can I ensure my project complies with local building codes and regulations?
Engage professionals familiar with local laws, obtain all necessary permits before starting, and conduct regular inspections to ensure adherence to building codes and regulations.

This single family home sits on a tight, sloped site. Within a modest budget, the goal was to provide direct access to grade at both the front and back of the house.
The solution is a multi-split-level home with unconventional relationships between floor levels. Between the entrance level and the lower level of the family room, the kitchen and dining room are located on an interstitial level. Within the stair space “floats” a small bathroom.
The generous stair is celebrated with a back-painted red glass wall which treats users to changing refractive ambient light throughout the house.
Black brick, grey-tinted glass and mirrors contribute to the reasonably compact massing of the home. A cantilevered upper volume shades south facing windows and the home’s limited material palette meant a more efficient construction process. Cautious landscaping retains water run-off on the sloping site and home offices reduce the client’s use of their vehicle.
The house achieves its vision within a modest footprint and with a design restraint that will ensure it becomes a long-lasting asset in the community.
