We recently took on an exciting whole-home renovation for this lovely historic Trinity in Center City Philadelphia. Originally built in the mid-1800s, the house footprint is just over 17’ x 13’. As is typical of this type of 3-story house, the kitchen is located in the basement, making this house four floors of occupied space with overall square footage totaling just under 900 square feet.
The homeowner felt the former kitchen was cramped, dimly lit, and inefficiently designed, and she was in search of help in bringing her artistic vision for the space to life, blending both old and new elements through an exciting mix of textures and character. High on her priority list was integrating her wonderful collection of objects gathered from her travels around the world.
We brought our design skills and construction experience to the team, working with the homeowner and the designer to develop a host of creative solutions, including the installation of an Indonesian screen as a sliding door covering a newly reconfigured utility area, which includes a new on-demand hot water heater, mounted next to a new electrical panel with ample room for service and access.

This York Mills residence was designed around the idea of quiet luxury expressed through architectural detail rather than excess. The interior combines classical residential proportions with contemporary forms, creating a sophisticated environment that feels highly curated while remaining comfortable and inviting for everyday living.
A key design strategy was to establish a continuous architectural language across the connected living, dining, and circulation spaces. Rather than designing each zone independently, the spaces are visually tied together through consistent wall paneling, warm oak flooring, carefully controlled neutral tones, and a coordinated lighting strategy. This creates a strong sense of continuity and allows the eye to move naturally through the home.
The ceiling design plays an important role in defining the character of the interior. Elaborate geometric and curved coffering introduces a sculptural element overhead, transforming the ceiling into a fifth architectural surface. The integrated perimeter illumination emphasizes these forms after dark, while recessed lighting provides functional illumination without competing with the decorative architecture.
The black stone fireplace provides a deliberate counterpoint to the predominantly light interior. Its strong visual weight anchors the living area and establishes a dramatic focal point, while the softer curved seating and neutral upholstery balance its intensity. This contrast between monumental architectural elements and tactile, rounded furnishings gives the room a contemporary character without losing its residential warmth.

Cramped, uncomfortable, and out of date: when the owners of this home approached us about renovating their kitchen and adjoining sunroom, these were high on their list of complaints.
OPENING UP THE KITCHEN
Our plan kept the kitchen in the same location but took down the walls between both the dining room and the sunroom to create an expansive multi-purpose space with spectacular views to conservation land along the back of the property. We removed the powder room and in its place created a window-lined hallway to the living room—opening up direct access between these two previously disconnected spaces. We then built a new half bath between these two rooms, with a door along the back hallway. The result is a more private powder room that is easier to access than before.
Significantly improved cabinetry provides ample storage for both human and canine needs. An island countertop is functional and pleasant, enabling the owners to prep for and clean up from dinner all while enjoying the view of the woods behind their house.
CREATING COMFORT
We also completely rebuilt the sunroom, thickening the framing to allow for extra insulation and raising the roof to accommodate a higher ceiling and tall windows that let in as much natural light as the skylights they replaced, but much less of the solar gain that had made the room so intolerable in the summer.
We improved visual connections between spaces and admitted more natural light by converting the framing of the main stairway from full to half walls. We also insulated the attic and replaced an aging, inefficient central air conditioning system with ductless minisplit heat pumps, which can also be used as supplemental heat.
All in all, this was our kind of project: we made the home more attractive, more comfortable, and more energy-efficient—all over the course of a single, well-integrated project.

Arlene Ladegaard of Design Connection, Inc. was chosen to assist with the new designs and renovations. This large, classic-styled home featured beautiful moldings, cabinetry, and craftsmanship, but was in need of an update.
Although the windows were beautiful on their own, they looked too bare without window treatments. Gray linens were chosen with a contrasting accent band and the chrome rods with crystal finials blended well with the other accents. The new draperies define the space while adding softness and drama. A massive area rug completes the look and adds warmth and elegance to this beautiful formal living room.
The clients wanted a formally dressed living room with comfortable, elegant furniture to accommodate entertaining multiple guests. The scale of this space allows for many furniture groupings. The furnishings were sized to fit the space perfectly and the fabrics were chosen with daily use and easy-cleaning in mind. The many layers of textured and printed fabrics add visual interest and emulate the clients’ collective style.
The clients love the new furnishings in their living room. “We were at loss for how to make it look elegant, beautiful, and yet functional. Arlene got the style of the space.”
