Beachy backyard paradise on Padaro Lane Carpinteria. We imported about 5 truckloads of sand in order to raise the sand level 16 to 18 inches to allow views of the beach - before, it felt like there was a barricade between you and the ocean. It was an unlovely and unusable space. We created a great gathering area with a custom built flagstone bench and several large flagstone slabs for the fire pit. We found the perfect contemporary furniture and placed it around the fire pit. The furniture is custom made with Ipe wood, pre-cast concrete, embed sea glass, aggregate and fossil shells. It had to be heavy enough to not blow away or wander down the beach.

Before our clients purchased this property in the Spring of 2010, it had been illegally expanded to a triplex. Our challenge was to renovate this house to a single family residence. The City of Capitola was very helpful and eager to approve our plans for this conversion. The result is a welcome addition to the special community that is Capitola-By-The-Sea.

Mike Sealander, Maine Licensed Architect Older homes often have illegal hearths. We extended this hearth by removing the finish floor, leaving the board subfloor, and pouring pigmented concrete. This kept the hearth flush with the surrounding wood floor.

This was the saddest room of all, stuck in the 80's, with a non functional oversized corner fire place, no space for a TV and really horrible baby blue walls. TOC design to the rescue. First thing first get rid of the illegal fire place, I also wanted to replace the window by installing a new patio door, since we where going to get rid of the door that was located in kitchen. Not only did the kitchen double in size but it made more sense for the kiddos to have there own space and utilizing the back yard with out disturbing mom. It was important to have a family room where everyone could cozy up on the oversized sectional , watch TV and enjoy the warmth a there new linear fireplace.

Replaced an illegal small egress window with a full size and accessible well, along with escape ladder and safety guard rail. A fire rated wing wall on the side protects against cross suite fire spread.
