Ever heard some say “It has good bones?” Well, no one had ever said that about this house; it needed a major overhaul - “A TOTAL GUT.”
It’s saving grace was:
1. It’s enthusiastic new homeowners.
2. The expansive and gorgeous views of Okanagan Lake.
We were asked to assist our clients with big-picture-planning for their newest investment property.
Upon initial walk through of the home, it was immediately evident there were many previous ‘bandaid-type’ updates that it had gone through over the years.
This house was in prime need of an overhaul inside and out:
- multiple dropped Ceilings with layers of Plumbing add ons
- wall to wall Carpet
-a tired Bathtub directly inside the Master Bedroom
- a “dreaded” Corner Kitchen Sink
-multiple add ons involving three confusing front entry doors
Discovering what was previously done and the quandary of why these things were done is always so interesting to discover and can be very overwhelming for clients.
A big part of what we love most about Design is helping to propose new ideas to revitalize and improve all that has come before. It is one of the most challenging and rewarding parts of our work.
Our Renovation Strategy began in Layout Design for optimizing Interior & Exterior flow, moving into Concept & Style Planning, Millwork and Finish Selections.
We then created an ordered implementation sequence which would allow the homeowners to live on one floor while the other was being renovated Later they would move to the finished floor and renovate the remaining areas.
Once complete, the home quickly sold and we look forwards to assisting these happy investors on their next endeavour.

Essential, contemporary, and inviting defines this extremely energy efficient, Energy Star certified, Passive House design-inspired home in the Pacific Northwest. Designed for an active family of four, the one-story 3 bedroom, 2 bath floor plan offers tasteful aging in place features, a strong sense of privacy for both kids and parents, and a low profile that doesn’t impinge on the natural landscape. This house will heat itself in the dead of winter with less energy than it takes to run a hair dryer, and be sensual to live in while it does it. The forms throughout the home are simple and neutral, allowing for ample natural light, rich warm materials, and of course, room for the Guinea pigs makes this a great example of artful architecture applied to a genuine family lifestyle.
This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. Natural daylight enters both from the tilt & turn and fixed windows in the living and dining areas, and through the terrace door that leads seamlessly outside to the natural landscape.

The new owner of this Centex complex townhomes was about to overhaul there entire first floor. Having a building industries background, he wanted to explore taking all interior walls out and create a much-desired open floor plan with a massive kitchen.
The current home had a front living room followed by a small boxed out dining room. A structure wall separating the back of the house kitchen from the front living space. It was all to chopped up for their daily lives. The floor is concrete slab. the partition wall was bearing. The HVAC system is located on second floor and the supply and return ducts were all boxed in columns in living spaces.
Challenges:
• Eliminating bearing partition walls
• Relocating all supply and return ducts from box columns
• Run 1” gas line from exterior meter for new 48” stove
• Cutting slab concrete to relocate all plumbing and electrical for new island
The plan was to combine the entire first level and create an open space floor-plan, with locating the new large kitchen in front of this town house, implementing a large island in middle of the space which accommodate big group seating.
The old kitchen converted to a casual family room seating space facing a wall coved with linear fireplace and sheep-lap barded wall and embedded Tv.
The old glued down floor was removed and replaced with a more contemporary LVT flooring,
The entire space covered with new LED lighting, floor to ceiling cabinetry on south wall with upgraded appliances and inside lighting cabinetry.
A gorgeous quartz counter top coving the dark blue island with water falls on one end stand tall in middle this amazing kitchen. Three pendent lights over this massive Island brighten up this new space.
This new living space reveals what an amazing total overhaul has been accomplished and how happy this family is spending all their time on this floor.
The design team spent a lot of time with the couple for details such as color scheme, backsplash design, counter top slab and floor design to bring what they desired their new space to look like

Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on.
Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day.
The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted.
Our planning approach was simple indeed, maybe even simple in a radical way:
We followed the principle of clean and ultra minimal spaces, that serve their direct mission only.
Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches.
The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'.
The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand.
We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities.
Several elements like the structural cylindrical column were exposed to show their original material - concrete.

This couple have been living in their single-family Ashburn home for a wile and getting ready to update their home one step at the time.
Their kitchen was very small & dated. They would like to add sunroom. After talking to our designer, they come to conclusion to add sunroom/ Breakfast area to extend the kitchen & kill two birds with one stone.
Also, they decide to renovate two bathrooms upstairs. (Master bathroom & Hall bathroom)
Master bathroom was too small & after meeting with designer they agreed to take couple feet from bedroom & enlarge master bathroom.
She felt cramped and out dated in her old kitchen. A big pantry closet was taking way too much real estate out of her kitchen space.
We have taken down bearing wall to adjacent family room to expand kitchen and implement 10’ feet long Island with sink, dishwasher and microwave into it.
The gas line and new 48” professional stove was relocated to west wall and now home for a long run of floor to ceiling cabinetry.
Display glass front lit cabinetry is place for her color full china’s
The north wall where closet used to be now is place for large scale refrigerator and freezer towers and pantry space. A tall unit of secondary oven and steam one is now placed in this wall
Installing matching wide plank espresso hardwood flooring has expanded this kitchen into all adjacent rooms.
New lighting plans, gorgeous pendent lighting make this center island to stand tall.
The traffic flow has been improved a lot allowing large gathering and entertainment much more than ever before.
She has carefully selected a soft tone backsplash to compliment the soapstone counter tops.
On the end they decided to have a stone patio right next to sunroom & enjoy their outdoor gathering as well.
