Philadelphia Row Home Renovation focusing on maximizing storage for a young family of 5. We created a "mudroom" in the front of the row home with a large living room space for family time + hosting. We used kid-friendly furnishings with performance fabrics that are durable and easy to clean. Prioritized eco-friendly selections, utilizing locally sourced + American made pieces.

The client was referred to us by the builder to build a vacation home where the family mobile home used to be. Together, we visited Key Largo and once there we understood that the most important thing was to incorporate nature and the sea inside the house. A meeting with the architect took place after and we made a few suggestions that it was taking into consideration as to change the fixed balcony doors by accordion doors or better known as NANA Walls, this detail would bring the ocean inside from the very first moment you walk into the house as if you were traveling in a cruise. A client's request from the very first day was to have two televisions in the main room, at first I did hesitate about it but then I understood perfectly the purpose and we were fascinated with the final results, it is really impressive!!! and he does not miss any football games, while their children can choose their favorite programs or games. An easy solution to modern times for families to share various interest and time together. Our purpose from the very first day was to design a more sophisticate style Florida Keys home with a happy vibe for the entire family to enjoy vacationing at a place that had so many good memories for our client and the future generation. Located in Newport Beach’s coveted Port Streets, this family home was taken down to the studs and completely reimagined to create a layered, detail-rich forever home. We expanded key living spaces — including the kitchen and primary bathroom — to enhance both functionality and everyday luxury. Throughout the home, thoughtfully curated moments bring personality and warmth. From the beautifully wallpapered dining room to the checkerboard marble laundry room, each space was designed to feel timeless yet distinctive. Living spaces and bathrooms were individually styled using a cohesive palette of blues, greens, and warm browns — creating a sense of flow while allowing each room its own identity. The result is a thoughtfully tailored home that blends classic design with family-centered living in one of Newport Beach’s most beloved neighborhoods. This home was featured in the 2026 Corona del Mar Home Tour.

Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

Project Feature in: Luxe Magazine & Luxury Living Brickell From skiing in the Swiss Alps to water sports in Key Biscayne, a relocation for a Chilean couple with three small children was a sea change. “They’re probably the most opposite places in the world,” says the husband about moving from Switzerland to Miami. The couple fell in love with a tropical modern house in Key Biscayne with architecture by Marta Zubillaga and Juan Jose Zubillaga of Zubillaga Design. The white-stucco home with horizontal planks of red cedar had them at hello due to the open interiors kept bright and airy with limestone and marble plus an abundance of windows. “The light,” the husband says, “is something we loved.” While in Miami on an overseas trip, the wife met with designer Maite Granda, whose style she had seen and liked online. For their interview, the homeowner brought along a photo book she created that essentially offered a roadmap to their family with profiles, likes, sports, and hobbies to navigate through the design. They immediately clicked, and Granda’s passion for designing children’s rooms was a value-added perk that the mother of three appreciated. “She painted a picture for me of each of the kids,” recalls Granda. “She said, ‘My boy is very creative—always building; he loves Legos. My oldest girl is very artistic— always dressing up in costumes, and she likes to sing. This project represents the evolution of a 10 acre space over more than three decades. It began with the pool and space around it. As the vegetable garden grew, the orchard was established and the display gardens blossomed. The prairie was restored and a kitchen was added to complete the space. Built on Frank Sinatra’s estate, this custom home was designed to be a fun and relaxing weekend retreat for our clients who live full time in Orange County. As a second home and playing up the mid-century vibe ubiquitous in the desert, we departed from our clients’ more traditional style to create a modern and unique space with the feel of a boutique hotel. Classic mid-century materials were used for the architectural elements and hard surfaces of the home such as walnut flooring and cabinetry, terrazzo stone and straight set brick walls, while the furnishings are a more eclectic take on modern style. We paid homage to “Old Blue Eyes” by hanging a 6’ tall image of his mug shot in the entry.

Mid-Century Remodel on Tabor Hill This sensitively sited house was designed by Robert Coolidge, a renowned architect and grandson of President Calvin Coolidge. The house features a symmetrical gable roof and beautiful floor to ceiling glass facing due south, smartly oriented for passive solar heating. Situated on a steep lot, the house is primarily a single story that steps down to a family room. This lower level opens to a New England exterior. Our goals for this project were to maintain the integrity of the original design while creating more modern spaces. Our design team worked to envision what Coolidge himself might have designed if he'd had access to modern materials and fixtures. With the aim of creating a signature space that ties together the living, dining, and kitchen areas, we designed a variation on the 1950's "floating kitchen." In this inviting assembly, the kitchen is located away from exterior walls, which allows views from the floor-to-ceiling glass to remain uninterrupted by cabinetry. We updated rooms throughout the house; installing modern features that pay homage to the fine, sleek lines of the original design. Finally, we opened the family room to a terrace featuring a fire pit. Since a hallmark of our design is the diminishment of the hard line between interior and exterior, we were especially pleased for the opportunity to update this classic work.
