Saturday June 27, 1:30 to 3:30pm | Greenwich Village Jane Street and 11th Street Gardens by Robin Key of Robin Key Landscape Architecture See the hidden side of Greenwich Village with an exclusive visit to two enchanting townhouse gardens. The first, on Jane Street, includes a front garden, rear garden, and second floor terrace. In the rear garden a large, curved seatwall defines the space, creating a niche for the garden’s dining table and providing additional seating. Custom-made copper planters hold lush, shade-tolerant plantings backed by a cedar and copper trellis, adding warmth and texture to the walled garden. Tucked away in a corner, a compact outdoor kitchen provides the perfect spot from which to entertain. A quick walk will take attendees to 11th Street, where the design for this townhouse rear garden is structured around three outdoor rooms. The geometry of the contemporary space is softened with lush, massed plantings, while two columnar hornbeams provide height. The perimeter fence takes design cues from the steel deck and railings, while the bluestone paving in the upper areas echoes the floor pattern inside the home. Photo by Francine Fleischer

Our brief was to remodel the existing 1st floor bath in a meticulously preserved Craftsman style cottage for aging in place. The result is a spacious, airy bath with curbless shower and washer/dryer.

Located on a heritage-lined street in Melbourne’s Williamstown, a young family were seeking a contemporary home with ample room to grow. Benni Trajcevski of Achieve Design Group answered their call, creating the epitome of modern living concealed behind a modest façade. To achieve the long wish list including large indoor and outdoor gathering spaces to entertain family and friends, separate adult and children living and sleeping zones, and a pool suitable for year-round use, Benni has maximised every inch of the block. Seamless transitional spaces link inside with out. This flow between the indoors and outdoors is a key feature of the home, achieved through generous open floor planning and glazing. For example, large hidden sliding doors allow the pool to be closed-off for use in winter; acrylic glass panels link the pool with the sunken lounge, which includes a fire pit for year-round comfort. The inclusion of a courtyard and voids throughout create separate useable zones while maintaining the feeling of spaciousness. Orientated to the north and surrounded with floor to ceiling windows to optimise natural light, the courtyard divides the formal lounge area with the informal living area, while the first floor is divided into four separate wings for privacy and functionality. The interiors are detailed with quality materials and finishes to achieve a sleek and sophisticated aesthetic. Contrasting materials in muted tones, including tiles, steel and lightweight timbers are featured throughout. Corian and a moss green wall are unexpected features.

Inspiration for an industrial concrete floor family room remodel in Portland

On this project, our aim was to maximize storage and organization in the pantry for this family of five. This family previously had the common complaint that their pantry was always message and that they could never find what they wanted. To address this, we created provided a large amount of shelving, including key sections that slide out to provide better access to the items in the back. In addition, since their refrigerator didn't fit in the space that was created for it, we converted that into a pantry nook for even more storage. White melamine was used to mange cost and create a clean look, and the barn door on the main pantry provides a nice accent.

The client was referred to us by the builder to build a vacation home where the family mobile home used to be. Together, we visited Key Largo and once there we understood that the most important thing was to incorporate nature and the sea inside the house. A meeting with the architect took place after and we made a few suggestions that it was taking into consideration as to change the fixed balcony doors by accordion doors or better known as NANA Walls, this detail would bring the ocean inside from the very first moment you walk into the house as if you were traveling in a cruise. A client's request from the very first day was to have two televisions in the main room, at first I did hesitate about it but then I understood perfectly the purpose and we were fascinated with the final results, it is really impressive!!! and he does not miss any football games, while their children can choose their favorite programs or games. An easy solution to modern times for families to share various interest and time together. Our purpose from the very first day was to design a more sophisticate style Florida Keys home with a happy vibe for the entire family to enjoy vacationing at a place that had so many good memories for our client and the future generation. Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

Lagoon-side property in the Bel Marin Keys, Novato, CA. Entertaining and enjoying the views were a primary design goal for this project. The project includes a large camaru deck with built-in seating. The concrete steps and pavers lead down to the water's edge. I included a sunken patio on one side and a beautiful Buddha statue on the other, surrounded by succulents and other low-water, contemporary plantings. I also used Dymondia ground cover to create a natural pathways within the garden. This project was just completed. More photos will be included in Spring when the plantings fill in.
