Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses.
Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing.
Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. The removal of a half-height wall between the living area and the kitchen created continuity between the spaces. Reorganizing the primary entry and stair and eliminating walls between the entry and dining room created new visual connections between the kitchen and the entry. The new central concrete hearth and fireplace provides a strong, modern focal point for the living area. Large sliding glass doors on each side of the fireplace allow the TV area beyond to be separated from the living area as needed.
In several strategic locations, the footprint of the house was expanded to enhance function and flow at the kitchen, dining room, and mudroom. The new outdoor deck area is now large and singular and includes a grille area, dining space and open seating overlooking the newly landscaped pool below.
The exterior envelope of the house includes new insulation, siding, and energy-efficient windows, as well as two large roof-mounted solar arrays, to increase thermal performance and to offset energy costs. Before renovation, the floor plan included small rooms, dedicated hallways, a step-down living room, a heavy and dark corner fireplace, and limited opportunities for natural light and visual connections from space to space. Exterior deck areas were narrow, long, and used infrequently.
Primary goals of this project included accessibility of space, more natural light, better connectivity between spaces, and a focus on sustainable performance. The updated main floor plan included the selective removal of walls to reallocate dedicated hall space to usable, open living area. The step-down living room was leveled for full accessibility, safety, furniture flexibility and overall space use. The removal of a half-height wall between the living area and the kitchen created continuity between the spaces. Reorganizing the primary entry and stair and eliminating walls between the entry and dining room created new visual connections between the kitchen and the entry. The new central concrete hearth and fireplace provides a strong, modern focal point for the living area. Large sliding glass doors on each side of the fireplace allow the TV area beyond to be separated from the living area as needed.

Trees and slopes, oh my! Discover how we designed an effective solar system on this shaded and rolling property that not only exceeds production estimates but maintains the aesthetics and beauty of this gorgeous home and landscape.
We work hard to get our customers what they want. This project required 44 modules. The roof area was constrained by trees, and the ground was constrained by a steep slope, property line setbacks. Additionally, we did not want to interrupt the views from the house across this lovely country property and into the woods.
Our solution, split the system up by using approx. 1/3rd of the modules on the roof with microinverters (due to shade possibilities), and the remaining 2/3rds on the ground. We kept the ground array at a low slope* to better conceal it from view. It was remarkably successful and has been exceeding production estimates.
*Tilt or slope of an array is not nearly as critical as orientation. 42*, roughly equal to our latitude, is good for a better average monthly production. A steeper slope will give you increased winter production, and a lower slope will give you greater summer production, which is really the best choice.
Why? The ideal angle of incidence at which the sun hits a module is 90*. At our latitude, on winter solstice Dec.21st, the sun is roughly 22.5* degrees above the horizon. At summer solstice it is approximately 70* above the horizon. Therefore, when the days are longer in the summer, a lower sloped array will be closer to 90* to the sun, and since the days are longer, the collection time is greatly increased.
