Here is a new building within a historic district that looks like it has been there from the beginning of time, but has been equipped with an up-to-date geothermal system. Radiant heat is utilized on the entire first floor and all exterior walls are sprayed with urethane foam for higher insulation values. Each of these details helps to increase the energy efficiency of this home.

Material expression and exterior finishes were carefully selected to reduce the apparent size of the house, last through many years, and add warmth and human scale to the home. The unique siding system is made up of different widths and depths of western red cedar, complementing the vision of the structure's wings which are balanced, not symmetrical. The exterior materials include a burn brick base, powder-coated steel, cedar, acid-washed concrete and Corten steel planters.

Triple insulated air tight high performance windows help make this luxurious, yet sustainable, design part of a deep retrofit increasing healthy living indoors for all residents.

Wood slat elements provide shading from the sun, and the window system is thermally broken; both features work to increase energy efficiency. Wildfire mitigation strategies, crucial for this region, are applied, including landscaping kept away from the house and a 1-hour fire rating construction for the entire building.

Those big windows are an incredible feature, but posed a bit of a challenge. In the winter, they’re great, and will provide lots of solar gain. But in the summer that will put pressure on the A/C - so to counteract that, the OakWood team increased the amount of insulation behind the walls, increased the airtightness of the home AND installed triple pane windows with blinds to keep the solar gain out during the summer.

The owners of this 1960s ranch house loved their house but it wasn't configured to meet their needs. The house had only two small bedrooms for the family of four, and there was no casual living space for parents and kids to hang out separately. Neither we nor the clients wanted to increase the home's energy usage. It was a tall order: could we increase the home's size without increasing its energy footprint?
ADDING FUNCTIONALITY
We built two small additions, one at the front of the home and one off the side adjacent to the two existing bedrooms. These new spaces provided an additional bedroom on the main level as well as a new stair down to the basement. At basement level, the additions yielded a guest room, a full bathroom and a laundry area. The existing basement, which is now easily accessible from the main floor, was refinished as a casual family room.
The architect designed the new spaces to be spare and bright, replicating the mid-century aesthetic. Every detail—from the open stair, to the light maple floors, to the detailing of the bathroom vanity—echoes the vintage and character of the original home.
INTEGRATING ENERGY AND DESIGN
The key to meeting this challenge was a rigorous and integrated planning process with early-stage energy modeling accompanying design. As the architect (Anita Rogers) worked out the space plan, the energy consultant (Mike Duclos) analyzed how various scenarios could be combined with envelope and mechanical packages to not only hold the line on energy use but improve performance. We anticipate the plan we settled on will save 25% annually over pre-project energy use.

The project included adding a large kitchen and great room with a large La Cantina door to create an indoor/outdoor living space. Every surface was renewed, rooms were rearranged to increase their usefulness, and full house energy updates were done.
