This is a view of the Public Wing of the house from the Living space toward the Dining space and Kitchen. The relationship of the Entry Vestibule (wrapped in sandstone) to the other spaces is best indicated in this photo. The large windows in the Living space afford expansive views to the treed front yard. The furr-down on at the upper left of the photo encloses all the mechanical and electrical infrastructure running between the 3 wings and is at 10' AFF. This homeowner was in need of more space and updated space. Factor was able to add a second story with more bedrooms and bathrooms while still keeping the original aesthetic of the house. The overall aesthetic features a transitional design with an open concept living space on the main floor. There are plenty of wood accents that were indicative of bungalow homes including built-ins as seen in the window bench seating. Classic details from the shaker cabinets to the honeycomb tiles provide a nod to the bungalow style. We call it a bungalow pop-top refresh for a growing family. The kitchen features a farmhouse-style sink with a pulldown faucet. Blue kitchen cabinets with white quartz countertops and walnut island countertops. The stair railings are powder coated black. You'll also see hardwood flooring throughout the main floor living area. We are Denver and Boulder, CO's design-build firm!

A seamless quartz countertop was designed and installed specifically for this installation to eliminate the need for multiple pieces of countertops. A top brand touch control faucet with an integrated LED temperature indicator was also installed in addition to a point of use water purification and instant purified hot water dispenser. This architecture of this house was so complex that we were not able to finish the interior elevations until after everything was framed. With 6 gambrels that all had different sizes and angles, and a buildup on the exterior walls that made the actual footprint of the second floro 6" wider than the as builts indicated there were quite a few site decisions to get to a point where we could finish the elevations and work through the finish resolution package. Sometimes we have to leave some things unresolved during pre-construction. Thats just the nature of complex renovation. There needs to be a discovery phase where the house is stripped and a re-assessment afterwards to make sure the assumptions still hold or adjust as required.
