This homeowner was in need of more space and updated space. Factor was able to add a second story with more bedrooms and bathrooms while still keeping the original aesthetic of the house. The overall aesthetic features a transitional design with an open concept living space on the main floor. There are plenty of wood accents that were indicative of bungalow homes including built-ins as seen in the window bench seating. Classic details from the shaker cabinets to the honeycomb tiles provide a nod to the bungalow style. We call it a bungalow pop-top refresh for a growing family. The kitchen features a farmhouse-style sink with a pulldown faucet. Blue kitchen cabinets with white quartz countertops and walnut island countertops. The stair railings are powder coated black. The tropical features of the lands surrounding Roberts Bay in Sarasota make you feel like you're in a nature sanctuary. At the edge of bustling pockets of towering trees, there are mangroves for miles, hosting a litany of vibrant flora and fauna. This home is perched along the edge of the bay, with a front row seat to the hustle and bustle of the daily activities of the wading bird community, with the occasional kayak streaming by. The front of the home has a series of planters and porch that help terrace the massing up to the elevated floor level. The main spaces of the home face out the back through wide glass doors, over the pool, terraces and dog lawn. Intricate exterior architectural millwork and mouldings recall the passive ventilation and simple ornamentation indicative of the British West Indies style architecture.

This piece is our handmade solid walnut topped farmhouse table. It also has walnut legs with amazing industrial supports and accents. This table is customizable and can fit any vintage, rustic or minimalist décor in modern or urban settings. It could also make a gorgeous display table in a retail outlet. This British Colonial theme new residence sits atop the ridgeline on the west end of Sanibel Island overlooking the Gulf. Carefully manicured dune and beach access offer breathtaking views from the main and upper patios of the residence to the beach and the sunset. A lush, tropical entry runs the length of each side property line from the road, along each side of the house, to the CCCL line and provides a dense privacy barrier from the beach access path along the east property line. Tropical bamboo, white bird of paradise, traveler palms, dwarf leaf clusia and relocated native trees and shrubs make up the dense buffer. In the front of the residence a specimen multi-stem Sylvester Date Palm anchors the center drive island while stately royal palms, foxtail palms and multi-stem adonidia palms accent the foundation of the residence. Curved coconut palms march down the driveway to the street. Individual theme gardens were created in the side yards which include a Moon Garden, Fruit Garden, Butterfly Garden, Wetland Garden, Tropical Garden and Bamboo Garden. Architectural garden elements include a Walpole garden gate, arbor and mail box with a custom house name sign attached. As one walks the many different specimen gardens, large concrete garden benches from Curry & Co. offer a place to pause while botanical plant label stakes indicate plant species and origin. A California style espalier wall with confederate jasmine vine softens the back side of the pool wall, which is visible upon the entrance to the garages and espalier on the pool side wall for trellis bougainvillea offer vertical elements to connect the house and the landscape with tropical vegetation and color. This ideal client had a specific idea for their property which we were able to visualize and bring to reality.

"Transitional" -- what exactly does this term mean? Especially, when describing interior design. Transitional style design, usually means that you have characteristics of both modern and traditional in your space. You kind of fall in that even middle ground between both styles. For this dining room, our client was just that. However, she wasn't aware of it. She was trying to pair multiple traditional elements together, but it left her feeling unhappy. The space was feeling dark, filled with heavy furniture and nothing was popping or even uplifting. She knew she liked to mix patterns and textures, but was also unsure of how to achieve that. As I looked around her home, I realized that their art collection definitely leaned more on the modern and colorful side of the spectrum. This was a big indicator to me, she wasn't fully traditional at all, she was more transitional! That was my que, and we got to work and this is the result. Native House Photography

When we first saw this 1850's farmhouse, the porch was dangerously fragile and falling apart. It had an unstable foundation; rotting columns, handrails, and stairs; and the ceiling had a sag in it, indicating a potential structural problem. The homeowner's goal was to create a usable outdoor living space, while maintaining and respecting the architectural integrity of the home. We began by shoring up the porch roof structure so we could completely deconstruct the porch itself and what was left of its foundation. From the ground up, we rebuilt the whole structure, reusing as much of the original materials and millwork as possible. Because many of the 170-year-old decorative profiles aren't readily available today, our team of carpenters custom milled the majority of the new corbels, dentil molding, posts, and balusters. The porch was finished with some new lighting, composite decking, and a tongue-and-groove ceiling. The end result is a charming outdoor space for the homeowners to welcome guests, and enjoy the views of the old growth trees surrounding the home.

The bones of this 1908 Glen Park home had been compromised by years and years of awkward remodels. The front door led directly to the private bedroom level, while the public gathering spaces were one-level down, with the main staircase nearly dropping you into the existing kitchen. Potentially spectacular views of an existing mature redwood tree and broad city views beyond were entirely ignored and inaccessible. We first unraveled the knot of the plan with a new split-level entryway and connecting stair. We then opened up the rear of the home to the views, using the huge backyard conifer as design inspiration for a perforated steel guardrail connecting the new interior and exterior space seamlessly. A lower expansion connects the home to the yard and alleyway garage entry. The Pinales House is indicative of the scale of remodel many young families can consider; a scale at which strategic design choices are key to discovering the unrealized potential of the home and site.

“EURO-LAKEVIEW ESTATE” This beautifully wooded lake-side estate is owned by a very special couple who contacted the Fred Parker Company design-build team from the company’s Houzz.com professional website profile. The owners were interviewing design-build firms, and Custom Builder and AIBD Building Designer Ron Parker and ASID Interior Designer Lila Parker connected with this special couple on their first appointment. The couple was recently married and both had survived the loss of their spouse in years past. Ron and Lila accepted this as a very special opportunity to fulfill the owner’s dreams for this home through taking a fresh and very unique approach to this amazing residence and property. The incredible home was originally designed and built by the husband for his family. Ron and Lila understood the importance of honoring and respecting the significance of these memories. The wife had a beautifully restored home on White Rock Lake and desired for the design and feel of her existing home to be incorporated with the architecture and style of this home to be renovated. The Parker’s design / build team embraced this tremendous opportunity and were awarded the contracts for design and construction. Additions were created to expand the Kitchen and Dining Area overlooking the lake. A beautiful European style kitchen was designed to include flush inset and stained cabinets; quartz counters with a “waterfall effect” at the island and serving bar; significant cabinet and storage details; large and expansive Andersen Windows and Patio Doors, custom wood beams, and oversized porcelain tile flooring. The Family Area was redesigned with a custom entertainment center and new Andersen Doors and Windows. Other remodeling and interior design upgrades were completed in the home including converting the existing Dining Room and Butler’s Pantry into a Library and Reading Area, and remodeling the Powder Room to include a free-standing contemporary vanity. Changes and upgrades were also made to the Study and Master Bath. A large patio was built with stone retaining walls, borders, planters, and steps leading to the beautifully terraced yard. This project also included a quaint and refreshing detached Art Room addition with cathedral ceiling, nestled in the trees overlooking the lake. A new two-car garage addition with storage closets was also added to the existing garage. Due to the proximately of these additions to the lake, special permission and critical guidelines were required by the Corps of Engineers and local city building authorities. These legal requirements created design, engineering, and building challenges which were approved and completed as required. Ron and Lila Parker and the Fred Parker Company Design / Build Team are extremely proud of the work that was achieved to redesign, renovate, and update this amazing estate for this fine couple and their families. Ron’s personal mission statement “To meet or exceed the client’s expectations and end with a good relationship” was certainly tested but he believes this was respectively achieved as indicated by the client’s eloquent “Five-Star Houzz Review”.
