The bones of this 1908 Glen Park home had been compromised by years and years of awkward remodels. The front door led directly to the private bedroom level, while the public gathering spaces were one-level down, with the main staircase nearly dropping you into the existing kitchen. Potentially spectacular views of an existing mature redwood tree and broad city views beyond were entirely ignored and inaccessible.
We first unraveled the knot of the plan with a new split-level entryway and connecting stair. We then opened up the rear of the home to the views, using the huge backyard conifer as design inspiration for a perforated steel guardrail connecting the new interior and exterior space seamlessly. A lower expansion connects the home to the yard and alleyway garage entry.
The Pinales House is indicative of the scale of remodel many young families can consider; a scale at which strategic design choices are key to discovering the unrealized potential of the home and site.

When designing this kitchen update and addition, Phase One had to keep function and style top of mind, all the time. The homeowners are masters in the kitchen and also wanted to highlight the great outdoors and the future location of their pool, so adding window banks were paramount, especially over the sink counter. The bathrooms renovations were hardly a second thought to the kitchen; one focuses on a large shower while the other, a stately bathtub, complete with frosted glass windows Stylistic details such as a bright red sliding door, and a hand selected fireplace mantle from the mountains were key indicators of the homeowners trend guidelines. Storage was also very important to the client and the home is now outfitted with 12.

This is a serene outdoor patio area with a modern design and clean lines. The main feature is a built-in fireplace with a rectangular opening, surrounded by white stone or marble cladding. The fire is lit, creating a cozy and inviting atmosphere. Around the fireplace, there is a sunken seating area with built-in benches featuring warm accent lighting underneath.
The patio floor is covered with large, neutral-toned tiles, giving a sleek look. Potted and in-ground cacti, along with other low-maintenance plants, add greenery and a bit of a desert-like vibe to the space. The fencing provides an open view of the neighborhood in the background, and the sky has soft pink and purple tones, indicating dusk or dawn, adding to the peaceful ambiance.

"Transitional" -- what exactly does this term mean? Especially, when describing interior design. Transitional style design, usually means that you have characteristics of both modern and traditional in your space. You kind of fall in that even middle ground between both styles.
For this dining room, our client was just that. However, she wasn't aware of it. She was trying to pair multiple traditional elements together, but it left her feeling unhappy. The space was feeling dark, filled with heavy furniture and nothing was popping or even uplifting. She knew she liked to mix patterns and textures, but was also unsure of how to achieve that.
As I looked around her home, I realized that their art collection definitely leaned more on the modern and colorful side of the spectrum. This was a big indicator to me, she wasn't fully traditional at all, she was more transitional! That was my que, and we got to work and this is the result.

This project is here to show us all how amazing a galley kitchen can be. Art de Vivre translates to "the art of living", the knowledge of how to enjoy life. If their choice of materials is any indication, these clients really do know how to enjoy life!
This kitchen has a very "classic vintage" feel, from warm wood countertops and brass latches to the beautiful blooming wallpaper and blue cabinetry in the butler pantry.

This homeowner was in need of more space and updated space. Factor was able to add a second story with more bedrooms and bathrooms while still keeping the original aesthetic of the house.
The overall aesthetic features a transitional design with an open concept living space on the main floor. There are plenty of wood accents that were indicative of bungalow homes including built-ins as seen in the window bench seating. Classic details from the shaker cabinets to the honeycomb tiles provide a nod to the bungalow style. We call it a bungalow pop-top refresh for a growing family.
The kitchen features a farmhouse-style sink with a pulldown faucet. Blue kitchen cabinets with white quartz countertops and walnut island countertops.
The stair railings are powder coated black. You'll also see hardwood flooring throughout the main floor living area.

Transitional Architectural Theatre Lighting & Interior Design
This Batman themed theater was not part of the original theater plans. I was hired by the owners to do lighting design for their new construction home. In my first preliminary lighting plan presentation the husband expressed his passion for a Batman themed theater and showed me an image of a Batman themed theater he liked. Which he followed up to say it was out of his budget.
I was hired for lighting design. What the owners did not know was that I have an interior design degree. I asked what amount he was willing to spend for a Batman themed theatre. I knew I could design the theatre for a quarter of the cost of the theatre he had shown me. I felt comfortable saying I could design lighting and interiors for the theatre within their budget.
I proceeded with bringing in my team of artists to review the images of his Batman comic magazine collection that had to be in the theater: Batcave, Wayne Manor, Lincoln Penney, Bat phone and the Joker.
As the images indicate, we succeeded in designing and installing the Batman themed theatre to meet the client's criteria.
At the owner’s request: Linear LEDs lit the Batcave faux wall murals of stone and Wayne Manor aged wood columns, custom crystal wall sconces, and a library with a life size Batman costume hidden behind a false bookcase. A false wooden window with a Gotham City Mural of the Bat signal were revealed by using ultraviolet black lights.
It was a fun project but could not have been accomplished without a team of excellent artists, building contractors, A.V. control company, millwork fabricators and electricians.

What was the problem we solved: Cavity Sliders pocket door track systems and ADA compliant door locks offer space saving options which provide easy wheel chair access and maneuverability.
Comments: Our Full-Height Ceiling Mount Track and new CL400 ADA locks with custom color indicators were used to achieve the sleek contemporary style desired by the home owner.

The remodel of an office space located in Beverly Hills serves as a shining example of how thoughtful design and skilled craftsmanship can transform a workspace into a haven of productivity and comfort. Our team undertook a comprehensive renovation that included various elements essential for creating an appealing office environment. From the electrical work to the intricate lime wash walls, the installation of a modern HVAC system, luxurious tile floors, and custom cabinetry, each detail was meticulously handled to meet the specific needs of our client, who is also the landlord of the building.
As the project neared completion, the excitement in the air was palpable. The final reveal was met with enthusiasm from the client, who was thrilled with the transformation. The office space, now brimming with character and practicality, stands as a testament to our commitment to quality and attention to detail. It was gratifying to see the landlord’s reaction; his delight indicated that we achieved our goal of crafting a space that exceeded expectations.
The Beverly Hills office remodel exemplifies how well-thought-out renovations can lead to extraordinary results, making it a space that even at the end of a long workday, one would be reluctant to leave.

Securely braced to wall adjustable post steaks wear used to avoid a central below grade clay pipe running between the the building and other lines indicated by the locate service. Every wood element was completely covered wit the translucent penetrating oil before affixing the horizontal slats that were also individually finished on all sides before assembly.Providing optimal weather resistance coating wood pieces on all sides as prescribed by the product. Although this product requires more application and drying time the soaking in penetration, wear, and simply having to apply more in later years is a desirable characteristic.
