Beacon Street Development Company is proud to share Fairview Row. A masterfully constructed collection of 3 traditionally designed buildings, consisting of 14 condominium residences located in heart of Historic Hayes Barton, adjoining FivePoints. A fresh reinterpretation of historic influences is at the center of our design philosophy; we’ve combined innovative materials and traditional architecture with modern finishes
such as generous floor plans, open living concepts, gracious window placements, and superior finishes. To ensure each residence is as unique as its buyer, homes were meticulously appointed, allowing owners to express their individual creativity by incorporating beautiful and customizable finishes, including flooring, cabinetry, lighting,
millwork, and more. Delivering a tailored yet quiet residential living experience motivated our team to erect the building using the finest materials, namely a steel and concrete structure with numerous acoustical improvements, minimizing noise while maximizing comfort.

Rooftopia developed and built a truly one of a kind rooftop paradise on two roof levels at this Michigan Ave residence. Our inspiration came from the gorgeous historical architecture of the building. Our design and development process began about a year before the project was permitted and could begin construction. Our installation teams mobilized over 100 individual pieces of steel & ipe pergola by hand through a small elevator and stair access for assembly and fabrication onsite. We integrated a unique steel screen pattern into the design surrounding a loud utility area and added a highly regarded product called Acoustiblok to achieve significant noise reduction. The custom 18 foot bar ledge has 360° views of the city skyline and lake Michigan. The luxury outdoor kitchen maximizes the options with a built in grill, dishwasher, ice maker, refrigerator and sink. The day bed is a soft oasis in the sea of buildings. Large planters emphasize the grand entrance, flanking new limestone steps and handrails, and soften the cityscape with a mix of lush perennials and annuals. A small green roof space adds to the overall aesthetic and attracts pollinators to assist with the client's veggie garden. Truly a dream for relaxing, outdoor dining and entertaining!

This home exemplifies the meaning of contemporary design. Our clients wanted something that would stand out in a community of new homes in the prestigious 1801 Foxhall development in Northwest DC. The stones for the exterior were individually cut and laid so that they provided a more modern feel. The narrow windows with stone headers and ledges add to that feeling, along with the flat wood-paneled garage door. The wood trim details throughout the home and the exquisite custom Italian tiles were all completely custom designed, along with the sleek kitchen cabinets and bathroom vanities. The feeling of contemporary, clean lines are carried out everywhere in the home. And the most prominent feature for that is the wood and steel linear “zig-zag” staircase which is a centerpiece of the home. The sauna has a luxurious Scandinavian feel that works well in the home. One of the most interesting features of this home are the views from different rooms, looking towards other parts of the home. You are able to see new and interesting design features from a variety of angles, each one creating its own contemporary look.

54 Hulbert Avenue in Nantucket is an example of the creativity of architect Elizabeth Churchill and David Bently and the workmanship and management of Patrick Hehir, one of Nantucket's fine builders. The wood used in the room is old growth cypress. Jaeger & Ernst cabinetmakers take particular pride in the work of this home. Working with Elizabeth Churchill the details seamlessly intwine with the structure of the home creating a feeling of age and warmth. When a person walks in they are comforted by the wonderful feelings they and their families engendered by craftsmanship and design. We can not under estimate the affects on young individuals when living within such craftsmanship design. Imparting a sense of quality, of functional environments and exceptional design is not as assumed in the world of their upbringing as we might like. Value may be perceived in many ways, but enabling generational traits is not usually one. Jaeger & Ernst cabinetmakers strive to contribute in our small way to this development of good character.

200 year old beams reclaimed from a barn make up these pretty treads and stairway.
Staircase construction detail shows slender dark metal balusters anchored into a heavily textured wood landing edge. Saw marks, knots and tonal variation remain visible in the timber, contrasting with the precise circular metal fittings and adjacent pale plank flooring. A narrow dark inlay creates a clean separation between surfaces. The close-up emphasizes an organic contemporary approach, using rugged wood character and minimal metalwork to give a refined stair guardrail warmth and individuality.

A resident with Scandinavian roots sought to brighten his ground-floor flat, realized with aesthetic homage to his homeland. Aeriform walls and desaturated flooring draw tree-filtered sunlight deeper into the home, anchored by anthracite doors and off-black flecked stone. Full-height translucent curtains amplify the living spaces while obscuring them from the street. Each one features custom furniture developed with artisans: a bed and nightstands, a dining table of perpendicular planes, a breakfast counter — all finished in a muted earth wash in equipoise to the flooring.
The sleeping amenities are symmetrical in detail down to double individual duvets; bed linens and drapes blend in brumal indulgence. The dining area is completed by a Portuguese pendant lamp, efficient seating on an upholstered storage bench, and recycled-composite chairs in ovate forms to counter the rectilinearity. Their profiles evoke the bulbous breakfast barstools, set among the contrast of stone countertop and satin stainless steel suspended in subtle kitchen cabinetry. An opposing volume, intersecting the interior wall, invites one to come in and cook; half is the entryway closet, half holds food storage.

The master bedroom was designed as a calmer counterpoint to the unique master bathroom in this full penthouse South of Fifth remodel, bringing softness, texture, and a more personal sense of retreat into a residence that had previously was small, dark and outdated. linen wall covering, horn framed mirror, Italian bedding and mercury glass lighting dress up this classic bedroom design. Located in Miami Beach’s South of Fifth neighborhood, the bedroom concept was developed to support the larger transformation of the penthouse from a heavy condominium interior into a brighter, more livable waterfront home.
Rather than treating the bedroom as a separate decorative moment, the design connected it to the residence’s broader eclectic direction through natural texture, quiet contrast, and a more tailored sense of comfort. The result is a master suite that feels more restful, more individualized, and more in balance with the upgraded waterfront character of the home.

WHO IS ROSIE?
With more than 20 years combined experience in restoration – from water and fire to roofing, siding and gutters – Rosie’s offers its clients the experience, judgment and knowhow to ensure that your restoration project proceeds as planned, utilizing all the appropriate materials and installation personnel, and in the end returns your property to a like-new condition.
We are often asked, “Who is Rosie?” In truth, Rosie is an idea around which three individuals from widely ranging backgrounds came together with common goals and shared values. Key among these values is the core belief that the best way to ensure that we are here for years to come is by growing the company solidly and conservatively. This requires a commitment to customer service, fiscal responsibility, strong leadership and the development of the resources necessary to get any job accomplished.
In this light, Rosie’s harkens back to the World War II cultural icon of Rosie the Riveter. She personifies the American work ethic, its “can-do” attitude and a willingness to do whatever is necessary to get the job done.
