Designing a home that truly embodies indoor-outdoor living requires a thoughtful approach, and this project was no exception. From the start, the focus was on flow—how each space functioned individually and as part of the greater whole. The heart of the home, the kitchen and living area, was designed to maximize natural light and openness, creating a welcoming space for both daily life and entertaining. A soothing palette of warm neutrals, layered textures, and deep blue accents brought a refined yet relaxed feel, striking the perfect balance between sophistication and comfort. The seamless transition to the outdoor living areas was key, with an expansive patio, various seating areas, and a covered space for year-round enjoyment. Every detail, from tile selections to lighting, was carefully curated to reflect a timeless coastal aesthetic. The result? A home that feels as good as it looks—warm, inviting, and perfectly in sync with the way our clients live.

A 1940's bungalow was renovated and transformed for a small family. This is a small space - 800 sqft (2 bed, 2 bath) full of charm and character. Custom and vintage furnishings, art, and accessories give the space character and a layered and lived-in vibe. This is a small space so there are several clever storage solutions throughout. Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse old-world character with modern convenience. Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. With its golden sunsets and outstanding facilities, this is the ideal destination for those seeking the tranquil pleasures of the Hudson River waterfront. Expansive private floor residences were designed to be both versatile and functional, each with 3- to 4-bedrooms, 3 full baths, and a home office. Several residences enjoy dramatic Hudson River views. This open space has been designed to accommodate a perfect Tribeca city lifestyle for entertaining, relaxing and working. This living room design reflects a tailored “old-world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance. The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used throughout the space and highlighted by a beautiful natural light brought in through a wall of arched windows. The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually. As soon as you enter, a comfortable Eames lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappuccino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug. The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior. Klopf Architecture, Arterra Landscape Architects and Henry Calvert of Calvert Ventures Designed and built a new warm, modern, Eichler-inspired, open, indoor-outdoor home on a deeper-than-usual San Mateo Highlands property where an original Eichler house had burned to the ground. The owners wanted multi-generational living and larger spaces than the original home offered, but all parties agreed that the house should respect the neighborhood and blend in stylistically with the other Eichlers. At first the Klopf team considered re-using what little was left of the original home and expanding on it. But after discussions with the owner and builder, all parties agreed that the last few remaining elements of the house were not practical to re-use, so Klopf Architecture designed a new home that pushes the Eichler approach in new directions. One disadvantage of Eichler production homes is that the house designs were not optimized for each specific lot. A new custom home offered the team a chance to start over. In this case, a longer house that opens up sideways to the south fit the lot better than the original square-ish house that used to open to the rear (west). Accordingly, the Klopf team designed an L-shaped “bar” house with a large glass wall with large sliding glass doors that faces sideways instead of to the rear like a typical Eichler. This glass wall opens to a pool and landscaped yard designed by Arterra Landscape Architects. Driving by the house, one might assume at first glance it is an Eichler because of the horizontality, the overhanging flat roof eaves, the dark gray vertical siding, and orange solid panel front door, but the house is designed for the 21st Century and is not meant to be a “Likeler.” You won't see any posts and beams in this home. Instead, the ceiling decking is a western red cedar that covers over all the beams. Like Eichlers, this cedar runs continuously from inside to out, enhancing the indoor / outdoor feeling of the house, but unlike Eichlers it conceals a cavity for lighting, wiring, and insulation. Ceilings are higher, rooms are larger and more open, the master bathroom is light-filled and more generous, with a separate tub and shower and a separate toilet compartment, and there is plenty of storage. The garage even easily fits two of today's vehicles with room to spare. A massive 49-foot by 12-foot wall of glass and the continuity of materials from inside to outside enhance the inside-outside living concept, so the owners and their guests can flow freely from house to pool deck to BBQ to pool and back. During construction in the rough framing stage, Klopf thought the front of the house appeared too tall even though the house had looked right in the design renderings (probably because the house is uphill from the street). So Klopf Architecture paid the framer to change the roofline from how we had designed it to be lower along the front, allowing the home to blend in better with the neighborhood. One project goal was for people driving up the street to pass the home without immediately noticing there is an "imposter" on this lot, and making that change was essential to achieve that goal. This 2,606 square foot, 3 bedroom, 3 bathroom Eichler-inspired new house is located in San Mateo in the heart of the Silicon Valley.
