This cozy feeling continues on the upper and lower levels with warm, neutral, marled carpet to soften the spaces. A real memory point can be found in the Super Shower of the owner’s retreat bathroom with white tile in a diagonal diamond pattern, lending an air of cleanliness and tranquility to the space. The pure, clean perfection of this home provides a blank canvas for homeowner’s artwork and accents.

The intention behind the canyon is to create community - a place for people to walk, hang out, and visit with neighbors. The canyon, separating the 7 homes, ranges from 10 to nearly 18 feet wide, and is oriented north south, with a spur to the west. This orientation permits people to walk in from either 19th Avenue or E. Pine Street, or in from their car, which is discreetly tucked at the edge of the site. Here, the auto knows its place, and neighbors have a chance to interact in an informal setting. The canyon's orientation allows for southern light and air to reach all of the units and penetrate the site. Entries are accessed from the pedestrian canyon. The massing allows roof decks with views back into the canyon and to the Cascade Mountains to the east for all homes. Parking is covered under a trellis. Urban Canyon was selected as a Future Shack Award Winner by AIA Seattle in 2010 and a Project of the Month by AIA Seattle in 2009.

Our clients live in a country club community and were looking to renovate their unfinished basement. The client knew he wanted to include a gym, theater, and gaming center. We incorporated a Home Automation system for this project, providing for music playback, movie watching, lighting control, and security integration. Our challenges included a short construction deadline and several structural issues. The original basement had a floor-to-ceiling height of 8’-0” with several columns running down the center of the basement that interfered with the seating area of the theater. Our design/build team installed a second beam adjacent to the original to help distribute the load, enabling the removal of columns. The theater had a water meter projecting a foot out from the front wall. We retrofitted a piece of A/V acoustically treated furniture to hide the meter and gear. This homeowner originally planned to include a putting green on his project, until we demonstrated a Visual Sports Golf Simulator. The ceiling height was two feet short of optimal swing height for a simulator. Our client was committed, we excavated the corner of the basement to lower the floor. To accent the space, we installed a custom mural printed on carpet, based upon a photograph from the neighboring fairway of the client’s home. By adding custom high-impact glass walls, partygoers can join in on the fun and watch the action unfold while the sports enthusiasts can view the party or ball game on TV! The Visual Sports system allows guests and family to not only enjoy golf, but also sports such as hockey, baseball, football, soccer, and basketball. We overcame the structural and visual challenges of the space by using floor-to-glass walls, removal of columns, an interesting mural, and reflective floor surfaces. The client’s expectations were exceeded in every aspect of their project, as evidenced in their video testimonial and the fact that all trades were invited to their catered Open House! The client enjoys his golf simulator so much he had tape on five of his fingers and his wife informed us he has formed two golf leagues! This project transformed an unused basement into a visually stunning space providing the client the ultimate fun get-a-away!

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. “This design originated with the client’s desire to duplicate the warmth of Tuscan Architecture,” says Stolz. “The vision that South Coast Architects set forth was to create the feel of an old Tuscan Village as a private residence at their golf community, ‘The Hideaway’ in La Quinta, California. However, we had to keep in mind that we were still designing for a desert lifestyle, which meant an emphasis on indoor/outdoor living and capturing the spectacular views of the golf course and neighboring mountains,” Stolz adds. “The owners had spent a lot of time in Europe and knew exactly what they wanted when it came to the overall look of the home, especially the stone,” says Muth. “The mason ended up creating a dozen mock-ups of various stone profiles and blends to help the family decide what really worked for them. Ultimately, they selected Eldorado Stone’s Orchard Cypress Ridge profile that offers a beautiful blend of stone sizes and colors.” “The generous use of Eldorado Stone with brick detailing over the majority of the exterior of the home added the authenticity and timelessness that we were striving for in the design,” says Stolz. “Our clients want the very best, but if we can duplicate something and save money, what client would say no? That’s why we use Eldorado Stone whenever we can. It gives us the opportunity to save money and gives clients exactly the look they desire so we can use more of their budget in other areas.” Stolz explained that Eldorado Stone was also brought into the interior to continue that feel of authenticity and historical accuracy. Stone is used floor to ceiling in the kitchen for a pizza oven, as well as on the fireplace in the Great Room and on an entire wall in the master bedroom. “Using a material like Eldorado Stone allows for the seamless continuation of space” says Stolz. “Stone is what made the house so authentic-looking” says Muth. “It’s such an integral part of the house that it either was going to be a make or break scenario if we made the wrong choice. Inspiration for a contemporary kitchen remodel in Tampa

2013 PROFESSIONAL REMODELER, SILVER AWARD WINNER, RESIDENTIAL KITCHEN Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls. White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china. Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.
