We had our partners at Draw Design help us with the initial drawings. As work progressed, the scope of the project morphed into something more significant. Check out the outdoor built-in barbecue and seating area complete with custom cabinets, granite countertops, and beautiful outdoor gas fireplace. Stone pillars and black metal capping completed the look giving the structure a mountain resort feel. Extensive use of red cedar finished off the high ceilings and privacy screen. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

This paving and planting scheme features new hard landscaping elements and a new planting scheme. Artscape was initially briefed to extend and enhance the patio in the garden of a lovely home in the village of Cookham Dean in Berkshire. Our clients wanted to increase the size of the paved area so they could use it more frequently for relaxing and dining in the sun during the day. As well as increasing its size and practicality, they wanted the terrace to look and feel more inviting. The existing site was a mixture of brick paving, which was slippery underfoot, and tired concrete crazy paving. The patio also had stone retaining walls surrounded by sloped lawns and a few poorly maintained and mismatched shrubs. Redesigned and repaved area We first created a new, larger layout with a series of wider steps closer to the house, making a more inviting and welcoming area. Our landscapers paved the area with coursed sandstone, renowned for its incredible strength and durability. The earthy tones and unique texture of the sandstone gives it a natural timeless look which blends sympathetically with the garden setting. The worn finish of the paving also makes the surface safer to walk on. The edge of the paving curves in line from the end of the house to visually link the areas. Bullnosed edges enhance looks and safety Bullnosing provides the garden step edges with a smooth, luxury appearance, which also enhance safety. Safety is an important factor to consider when renovating or building new steps and paved areas. Smooth, rounded bullnosed steps or edges means there won’t be any harshly cut, sharp edges to injure someone should they trip or fall. Replacing sloped lawns with plants Our initial brief was to create a new planted border just around the paved area. However, after various discussions and designs, our clients decided to follow our recommendation to expand the planting, so it included the whole sloping bank. New nature-friendly planting The planting features an easy-to-maintain mix of perennials, grasses, and shrubs. This adds softness to the seating area and brings an everchanging display of flowers, foliage, textures and colours to the garden. The plants will attract more birds and butterflies to the garden, and will be beneficial for insects too. The lawn was doing very little to support a diversity of insects and birds. Replacing even a small section of lawn with perennial flowers, shrubs, grasses, wildflowers, or groundcovers will benefit nature and wildlife. As well as supporting greater biodiversity, plants are more environmentally friendly than maintaining a lawn. Lawns are drought tolerant and will recover even if the grass has turned brown and patchy in a heatwave. But to keep the lawn looking lush, green, and beautiful in a hot, dry spell will require constant and wasteful watering. The planting is informal and includes grasses, taking inspiration from the fields opposite. Ornamental grasses soften the scheme and bring movement to the garden as they shimmer in the slightest of breezes. Grasses are easy to grow and require little ongoing care. The main maintenance task is to cut the planting back in spring ready for the new growth to come through. To keep the whole project within our client’s budget, we retained the existing walls, simply carrying out some small repairs and modifications where necessary. We were also able to add stunning new atmospheric lighting to the older existing lighting circuit to illuminate the area at night.

The clients had just moved into an impressive Victorian house and the existing kitchen was in a very poor state. After seeing one of our adverts they made an appointment to visit the studio for an initial consultation, and after spending some time with Stephen they invited him to visit the house to begin the design process. He quickly came up with some concept ideas that initially included removing two internal walls which would really open up the existing space, yet considering the timescale the clients decided to concentrate on creating just a beautiful kitchen. With concept designs done and budgets considered they decided to instruct us for the complete project. We began with the building works that would allow a new kitchen to be fitted, this comprised of removal of the existing kitchen, installation of a new sub-floor and electric underfloor heating. The floors were finished with natural Limestone which just left installation of new power and lighting and a complete re-plaster. Including fitting the new bespoke kitchen, the project was completed over an eight week time period and on budget.

At first sight, this Victorian tiled pathway in Palmers Green, N13 did not appear to need too many repairs, with just a few obvious broken and loose tiles to be fixed. On closer inspection however it became clear it was in need of a deep clean and fresh seal. To start, we applied Tile Doctor Remove & Go across the entire length of the pathway to break down and strip off the old sealer and provide an initial clean. In the more stubborn and difficult to reach areas where we saw the buildup of efflorescence, we applied Tile Doctor Acid Gel to neutralise the alkaline salts. Acid Gel, as the name indicates, is a pH1 blend of Phosphoric and Hydrochloric acid in gel form, making it easier to apply to tricky areas, including sloped or vertical surfaces. Users should be aware not to use this type of product on acid-sensitive stone such as Limestone, as this can cause etching if left on too long. Once the dirt and efflorescence buildups had been dealt with, I focused my attention towards the tile repairs, quickly realising that the extent of damage was greater than initially thought. Firstly, the numerous loose and broken tiles were removed and individually cleaned in a similar way to the rest of the floor. We then repaired the sub base ready for the existing and newly sourced tiles to be re-laid, before leaving the floor to set and dry overnight. The next day, the pathway was grouted, before being sealed with Tile Doctor’s colour enhancing, impregnating sealer, Colour Grow to bring back the life and character to the Victorian tiles. I was also asked to renovate the Edwardian hallway tiles in the house so once finished with the pathway they were deep cleaned using a strong dilution of Tile Doctor Pro Clean. This also helped to break down the old sealers and waxes – followed by a careful cleaning of the grout lines using Tile Doctor Grout Clean Up in combination with 3m black pads and detail brushes. To ensure any pre existing sealer was completely removed, I followed up with a steam clean and left the tiles to dry overnight. Upon my return to the property the next day, I completed re-grouting in the necessary areas, before sealing the tiles with five coats of Tile Doctor Seal & Go, providing an aesthetically pleasing satin finish. Seal & Go is a topical, solvent-based sealer which forms a layer of durable protection on the surface of the tiles, protecting against dirt and stains. The hard work invested in restoring these two floors certainly paid off, as the client was exceptionally pleased with the results, going as far as to leave the following feedback: “I wanted to restore my tired Edwardian tiled hallway and was given Rob Voyce’s contact details. I was very impressed with Rob and his team; they were very professional and friendly. This paving and planting scheme features new hard landscaping elements and a new planting scheme. Artscape was initially briefed to extend and enhance the patio in the garden of a lovely home in the village of Cookham Dean in Berkshire. Our clients wanted to increase the size of the paved area so they could use it more frequently for relaxing and dining in the sun during the day. As well as increasing its size and practicality, they wanted the terrace to look and feel more inviting. The existing site was a mixture of brick paving, which was slippery underfoot, and tired concrete crazy paving. The patio also had stone retaining walls surrounded by sloped lawns and a few poorly maintained and mismatched shrubs. Redesigned and repaved area We first created a new, larger layout with a series of wider steps closer to the house, making a more inviting and welcoming area. Our landscapers paved the area with coursed sandstone, renowned for its incredible strength and durability. The earthy tones and unique texture of the sandstone gives it a natural timeless look which blends sympathetically with the garden setting. The worn finish of the paving also makes the surface safer to walk on. The edge of the paving curves in line from the end of the house to visually link the areas. Bullnosed edges enhance looks and safety Bullnosing provides the garden step edges with a smooth, luxury appearance, which also enhance safety. Safety is an important factor to consider when renovating or building new steps and paved areas. Smooth, rounded bullnosed steps or edges means there won’t be any harshly cut, sharp edges to injure someone should they trip or fall. Replacing sloped lawns with plants Our initial brief was to create a new planted border just around the paved area. However, after various discussions and designs, our clients decided to follow our recommendation to expand the planting, so it included the whole sloping bank. The planting design also included the addition of small trees to create vertical interest. New nature-friendly planting The planting features an easy-to-maintain mix of perennials, grasses, and shrubs. This adds softness to the seating area and brings an everchanging display of flowers, foliage, textures and colours to the garden. The plants will attract more birds and butterflies to the garden, and will be beneficial for insects too. The lawn was doing very little to support a diversity of insects and birds. Replacing even a small section of lawn with perennial flowers, shrubs, grasses, wildflowers, or groundcovers will benefit nature and wildlife. As well as supporting greater biodiversity, plants are more environmentally friendly than maintaining a lawn. Lawns are drought tolerant and will recover even if the grass has turned brown and patchy in a heatwave. But to keep the lawn looking lush, green, and beautiful in a hot, dry spell will require constant and wasteful watering. The planting is informal and includes grasses, taking inspiration from the fields opposite. Ornamental grasses soften the scheme and bring movement to the garden as they shimmer in the slightest of breezes. Grasses are easy to grow and require little ongoing care. The main maintenance task is to cut the planting back in spring ready for the new growth to come through. To keep the whole project within our client’s budget, we retained the existing walls, simply carrying out some small repairs and modifications where necessary. We were also able to add stunning new atmospheric lighting to the older existing lighting circuit to illuminate the area at night.

All work was done remotely except for an initial meeting for site measure and initial consult, and then a second flight for final installation. All 6,000 square feet was decorated head to toe by J Hill Interiors, Inc., as well as new paint and lighting.

During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

This classic 1970's rambler was purchased by our clients as their 'forever' retirement home and as a gathering place for their large, extended family. Situated on a large, verdant lot, the house was burdened with extremely dated finishes and poorly conceived spaces. These flaws were more than offset by the overwhelming advantages of a single level plan and spectacular sunset views. Weighing their options, our clients executed their purchase fully intending to hire us to immediately remodel this structure for them. Our first task was to open up this plan and give the house a fresh, contemporary look that emphasizes views toward Lake Washington and the Olympic Mountains in the distance. Our initial response was to recreate our favorite Great Room plan. This started with the elimination of a large, masonry fireplace awkwardly located in the middle of the plan and to then tear out all the walls. We then flipped the Kitchen and Dining Room and inserted a walk-in pantry between the Garage and new Kitchen location. While our clients' initial intention was to execute a simple Kitchen remodel, the project scope grew during the design phase. We convinced them that the original ill-conceived entry needed a make-over as well as both bathrooms on the main level. Now, instead of an entry sequence that looks like an afterthought, there is a formal court on axis with an entry art wall that arrests views before moving into the heart of the plan. The master suite was updated by sliding the wall between the bedroom and Great Room into the family area and then placing closets along this wall - in essence, using these closets as an acoustical buffer between the Master Suite and the Great Room. Moving these closets then freed up space for a 5-piece master bath, a more efficient hall bath and a stacking washer/dryer in a closet at the top of the stairs.
