The re-design for this meant expanding on what was already here by stepping up the square footage, increasing the level of finish and capitalizing on the fantastic views. Our development of the house included increasing the footprint by adding a complete and well-appointed main-level Primary bedroom suite, an office, mud room, laundry and powder room. Downstairs we renovated the space into a gym and media room with views, 3 new bedrooms. To round out the house we added a three-car garage with a car-lift in the third bay.

We are so excited about this stylish Houston patio addition! It's one of our most recent outdoor living space design projects - and one of our new favorites! We particularly love the rustic corner fireplace, the beautiful, vaulted pine ceiling and the Restoration Hardware furniture and accessories. "Even though this space has an outdoor kitchen - often the highlight of our projects - the focus here is beautiful, comfortable outdoor living," says Outdoor Homescapes of Houston owner Wayne Franks. "And I have to say, I think this is one of the most gorgeous spaces we've created for doing that - in style." "This project was special from the start, as we were creating this space for a friend of Wayne’s who had been a long time mentor to his boys growing up," adds Lisha Maxey, owner of LGH Designs in Houston (she coordinated furniture and finishes for the project). "This client was the principal of their high school and knew all of them very well and Wayne, too. This made it very personal, indeed, and we wanted everything to be perfect!" The 23- by 16-foot addition, located at the back of the house in Cypress, looks out onto a manmade lake in the homeowners' subdivision. The focal point? A 9-foot-8-inch-high-by-7-foot-wide corner fireplace in Earth Grey rustic ledgestone from Colorstone in Houston. The fireplace features a custom wooden mantel, stone bench seating and a 52-inch Sunbrite outdoor TV. Another highlight is the flooring - silver travertine tile laid out in a Versailles pattern. "We chose silver travertine in a 'Tumbled' color palette with variations of cream and brown," says Lisha. "So we had those two colors, plus grey, to pull from." The 7-foot-long, stucco outdoor kitchen island's countertops are also noteworthy - Absolute Black granite in a leathered finish offering a modern look and a dark grey hue that works perfectly with the color palette. The kitchen island also houses an RCS 30-inch grill and fridge. The seating area includes a sectional couch, coffee table, two swivel chairs and two ottomans - all from Restoration Hardware. "We used Restoration Hardware's Biscayne sectional, swivel chairs and ottomans in gray, with textured linen weave in Sand and cushions and peacock accent pillows in gray," says Lisha. The coffee table is made of solid teak with a concrete top - as is the matching side table. "We added a console table, also in teak, behind the sofa. And for accents, we added three Amalfi lanterns from Restoration Hardware in weathered zinc." A Sunbrella® Heathered area rug (in Gray) was added to anchor the space and visually tie it together. "The space as a whole leans towards a transitional style, in that it has many traditional cozy comforts and colors, but the furniture gives it a more contemporary look," says Lisha. "The idea from the beginning was to marry these two styles, as our clients wanted a look that would not age and be in vogue for years to come." On the exterior, you can see how we worked to make the addition blend with the existing home - matching the shingles and stucco and continuing the landscaping. 3D graphic renderings and a virtual video tour allowed the clients to know exactly what the space would look like beforehand. "It takes a lot of the guesswork out of the process," says Outdoor Homescapes' graphic designer, Kristy Buell Franks. "Floor plans and elevation drawings are good for giving an idea of the overall scope of the project, but it's the 3D renderings that really show what the space is going to look like." The 3D graphics and video tours also help immensely when choosing finishing materials and furniture, she says: "The clients' choices can be put into the design to allow the clients to see how the materials will work with the existing materials on the house and how the furniture will look in the space." Among our Houston outdoor kitchens, this one is unique because of its concrete countertops, pergola with stucco wrapping and custom storage. "It's not one of our biggest covered outdoor kitchens in Houston," says Outdoor Homescapes of Houston owner Wayne Franks. "But it's unique, and it looks really nice, too!" The client, a young family, wanted an outdoor kitchen with a more minimalistic, modern look, explains Outdoor Homescapes senior designer Lisha Maxey. "They're both doctors and very much attuned to detail," she says. "Their primary goal was to create a space where they could lounge while the children played as well as an area to entertain family and friends while cooking and dining outside." Like a growing number of people wanting small outdoor kitchens in Houston, this client expressed interest in using concrete as a surface material: "The look is contemporary and is easily paired with any type of outdoor furniture," says Maxey, "from wicker to teak to iron." Here's a closeup of the concrete countertops. You'll notice that they're glossy and smooth like glass, thanks to special sealers and a topcoat of UV-resistant resin that prevents the countertop from yellowing. Since these particular clients lean toward the minimalistic side of contemporary design, she continues, "the standard granite countertop of many Houston outdoor kitchens would not work, since it typically has a lot of movement and can be busy." Lisha sees the use of concrete as a growing outdoor design trend for Houston outdoor kitchens: "It's easy to maintain and again, leans towards a more modern look for outdoor." The dining and lounge chairs are from the Antibes collection in cast aluminum with a bronze finish. The table is a Belgian Trestle made of weathered concrete and teak. "This client chose a pergola over a roof extension off the house because they wanted it to still seem light and airy in their outdoor space for their young children," explains Lisha. "They wanted a certain degree of sun and shade protection, which a pergola does provide, but they wanted it to seem a bit like a park for the kids to play in." "The seating/storage bin was not a part of the original design," says Lisha. "As the project progressed, the client expressed interest in some sort of chest for the new outdoor furniture cushions to be stored in." The design for the storage bin was developed to accommodate this request: "It eventually evolved into a seating area as well. And to keep the look consistent with the new kitchen, it was agreed that the stone be carried through the design. The wood top was necessary so we could design a hinged access for storage."

We love this rustic-modern Houston patio addition with an outdoor kitchen and double pergola! It not only made the most of a long, narrow space while satisfying strict homeowners association rules, but did so affordably in a warm, timeless style. “The client really enjoys outdoor living, but had a specific budget they wanted to meet,” explains Outdoor Homescapes owner Wayne Franks. “They also live on a golf course and had to meet particular HOA requirements.” The HOA requirements restricted how far back the new 450-square-foot patio and pergola could extend back into the yard. The HOA also wanted to make sure the patio’s colors and materials matched the existing home and others around it. “We chose colors and materials that offered texture and character, but that would go with just about anything around it,” says Wayne. “We found what we were looking for in the Fantastico travertine and Austin limestone – two materials clients love and just can’t go wrong with.” The Austin limestone facing the 8-foot-square, L-shaped kitchen island is dry-stacked in a castle pattern for a naturalistic, rustic look. Yet its light, neutral color keeps the style fresh and modern. Adding to the modern look are the stainless steel appliances: an RCS 30-inch stainless steel grill, double burner and outdoor fridge. Even though the finishes on the sink and light fixtures (Hunter pendant lamps and Hampton Bay light/fan combos) have a different finish – oil-rubbed-bronze – this actually follows the recent trend of mixing different metals, materials and finishes. “The look’s not so matchy-matchy anymore,” explains Wayne. “Mixing it up makes it look more authentic and personalized.” That’s why backsplashes like the one in this project – done in glass and metal mosaic – are also becoming more popular than traditional ceramic tile. Another recent trend can be seen here, too – an amping up of color variation and texture. “In addition to the split-face texture of the rock, you can definitely see the bold color variation in the travertine,” says Wayne. The flooring is a Fantastico travertine, laid out in a Versailles pattern. “The Fantastico tile is killer,” says Wayne. “The warm reds go great with red brick, which we have a lot of around here.” The countertop with the rounded, raised bar at the end is English walnut travertine. The red bar stools also add a pop of exciting color that contrasts nicely with the greenery around the patio. The double pergola, continues Wayne, is No. 2 pine stained a Minwax honey-gold. One side of the pergola – the side over the seating area – is covered with Lexan, a clear material that keeps out rain, heat and UV rays. The pergola also juts further into the yard on that side. “It’s called a scallop, and it just lends some visual interest,” explains Wayne. “It prevents the pergola from just looking like one big rectangular hunk of wood.” Wayne particularly likes how everything blended so well with the brick – which was a big concern – yet didn’t come off as too neutral or boring. “The Fantastico travertine and red chairs do an excellent job of pulling the red from the brick and working with the warmth of that color to make a super-inviting space,” says Wayne. “We’re really pleased with how it all ties together so well.”

The outdoor living space also got a revamp, with a new patio ceiling also stained Jacobean and new outdoor furniture and outdoor area rug from Restoration Hardware. The furniture is from the Klismos collection, in weathered zinc, with Sunbrella fabric in the color "Smoke."

Driving down to this small house on the water, we immediately saw the potential of what it could become. With access to the beach and a boathouse at the sea level, this large property had a lot to offer. The re-design for this meant expanding on what was already here by stepping up the square footage, increasing the level of finish and capitalizing on the fantastic views. Our development of the house included increasing the footprint by adding a complete and well-appointed main-level Primary bedroom suite, an office, mud room, laundry and powder room. Downstairs we renovated the space into a gym and media room with views, 3 new bedrooms. To round out the house we added a three-car garage with a car-lift in the third bay.
