Not everyone would see the hidden beauty in the Yonkers property destined for the wrecking ball in 2000. But one family took the serious fixer-upper under their wing. Crumbling walls, overgrown maples (indeed, saplings were busting through the brick walls), and deer living in the basement was the state of affairs when Westover Landscape Design initially arrived on the scene. A year of intensive, meticulous, thoughtful renovation by the homeowner followed while the house was brought up to speed. When the last construction machine finally rumbled out, that’s when Robert Welsch and his crew began their odyssey. The goal was to honor the newly restored relic and deliver it into the future with fitting surroundings. “We wanted to bring that treasure back to life,” Robert Welsch explains. Working closely with the homeowner as well as the city of Yonkers to guide the restoration, their first feat was to install a proper drainage system with catchments capable of keeping storm water from the massive roof flowing away. Before anything was visible on the surface, extensive work was accomplished underground. Meanwhile, a plan was drafted to honor the era of the house. Westover chose bluestone as the primary path material for its easy maintenance and simplicity when laying the swank configuration of pathways around the house and outward to an entertaining pavilion. By cleverly hemming the bluestone with period brick that echoes the building material for the house for continuity, the result is a smart and sophisticated finish to a promenade that constantly draws the family and their pets outdoors. Brick was also used to rebuild the walled gardens for the much-needed privacy in a close-knit Yonkers community. And a graceful wrought iron gate enhances the arrival experience. But walls and gates were not the only element to screen and reveal views—plant selection was critical. Few landscapers would go the extra mile to find period perfect plants for a 19th Century restoration, but Robert Welsch saw the importance of authenticity in creating the mood. He repeated large trees—such as an exquisite London plane tree in the front yard—to balance the expression in the back. Recognizing the need for immediate stature, he selected a weeping willow to gain instant volume, giving the landscape a sense of deep roots. A weeping Camperdown elm adds sophisticated drama to the walled stroll gardens. Hydrangeas were incorporated for their billowy stature, easy maintenance, and long blooming season. Similarly, all the plants in residence play their part in the display that goes beyond the usual spring fling to extend throughout the growing season—offering visual interest even when they are not performing. From spring bulbs to autumn perennials, there is never a dull moment. Meanwhile, every step along the way was a collaboration working hand-in-hand with the homeowner and the city to make certain that the historic landmark status of the property was upheld and honored. The result goes beyond a landscape that is just old faithful. It adds life to the picture, creating a jewel-like setting for the newly proud house. In a word, it is sublime. By planting wisely and using sustainable elements, the restored house and its surroundings are ready for the next generation and beyond. Much to our surprise, for example, the granite slabs we selected from Daltile turned out to be exactly the price Kerry had estimated when evaluating the level of materials we would likely install in our kitchen. Kerry kept to his original labor costs, to the penny. Each week, he provided us with an invoice that showed, in percentages, exactly how much labor had been performed that week and how much remained to be done in future weeks. The amounts he charged each week for his labor were exact percentages of the amount of labor his crew had performed to that point. Though these invoices invited us to do a little math to confirm the accuracy of these percentages, Kerry's figures were consistently accurate. The only categories in which Kerry's original estimate did not conform to the actual costs were in the areas of supplies from Home Depot (needed for the remodeling) and supplies from paint and hardware stores (needed for painting). These materials ended up costing somewhat more that Kerry had estimated. However, Kerry did provide us with receipts for all of these supplies. Kerry's cabinet man, Jerry, made a very workable design using pre-fabricated cabinets; he then customized the sizes of at least half of these cabinets to conform to the requirements of the center island, cooktop and pantry spaces. We are very happy with the quality of the cabinets. We found the installation expertise of Jerry's installer, Gil, to be top-rate. His installation achieved a custom look and all the cupboards and drawers worked flawlessly. Kerry's crew, Jake, Randall and Kevin, were great guys to have on site. They respected our property (and our dog) and possessed both skill and integrity. They arrived daily at the time they specified and worked tirelessly to achieve what they set out to do. This South Asheville couple previously entrusted The Hands of Sean Perry Co. with their kitchen renovation, transforming the room into the culinary space of their dreams. Four years later, they got back in touch with another request: a new, covered front entryway to protect packages (and guests) from the elements while also matching the home’s existing aesthetic. The crew worked with a local mason to install a new brick landing and stairs, then added a roof, posts and railings to close in the space. Next, they upgraded the front door, doorbell and entry handle set, also installing new lighting and composite louvered shutters to complete the refreshed-yet-traditional look. A stylized house number, assuring guests that they’ve arrived at the right place, provided the finishing touch to this home’s heightened curb appeal — and the clients couldn’t have been more pleased with the results, ensuring they’ll never arrive home to a soaked stoop again.

When I arrived at the job site, took the tour and listened to the customers hopes for the space I had to wonder if it was possible within his budget. So off to the drawing board to create plans and a budget. Much to my surprise with some creative detail work it was possible. The original entry had a dirty carpet floor, dingy walls painter in three different tones of white, and an open closet. With some tile and closet doors from Lowes and some white paint we were able to make the space very usable. The next room to get a facelift was the kitchen. Well, when we arrived it was a plastic utility sink on linoleum flooring. We began by removed the old flooring, sanded and refinished the oak flooring with soy based finish. Then the walls, ceiling and trim were repaired and covered with nontoxic zero-VOC white paint. Finally we installed the wood cabinets and granite top, including a 20" range. The bath got some attention too. The sink, toilet and tub were all stained and pitted. The shower fixture was not functioning and needed some attention. And the room had an overall dirty look. We began again by removed the old linoleum floor and installed inexpensive tile. Then the walls, ceiling and trim were repaired and covered with nontoxic zero-VOC white paint. The original sink and toilet were replaced, but the cast iron tub was refinished onsite. Since we didn't replace the tub the existing wall tiles were saved and regrouted. The tub and sink fixtures were replaced. We installed a new dome light with a fan where there was none before and a switched vanity light. All the other rooms were repainted and detailed accordingly including the storage room which was converted into a conference room. With the pending arrival of a beautiful baby girl, the homeowners of this 1928 Minneapolis Tudor wanted a basement that was conducive to a young child, but would still allow a place for family to gather and the occasional house guest. The original basement was typical; cold, lacking natural light with tiny, uncomfortably confined rooms and that “unique” basement smell. The goal was to reverse all of the ill effects of a rarely unappreciated space while increasing the performance of the older home. The frigid temperatures and wet, mildew odor was remedied by demolishing the entire slab floor and excavating to gain an extra six inches in ceiling height. It also allowed us to insulate to R-15, moisture proof under the new slab, install a drain tile and sump pump. Within the concrete slab is a hydronic, in-floor radiant heating system which further helps to add comfort to the space. Lastly, we also sprayed a closed-cell, expanding urethane foam on the inside of the foundation walls all the way to the first floor. To help bring more light down to the basement, we started by opening up the staircase on both sides. A curved wall bends light into the lower level while a countertop and cubbies below provide storage space for odds and ends. On the opposite wall, creatively placed cubbies provide places for paintings, ceramics and plants. We also removed the tiny 18” x 34” window on the south wall and installed a full-sized, high-efficiency, triple pane Pella egress window. To let lots of natural light into the window, we expanded the size of the cedar-lined egress well and included a built-in planter at the base to help bring life into an otherwise empty cavity. Small, unspecified spaces that became storage areas now have purpose. The areas are defined, yet open. Upon descending down the stairs, one is greeted by a large living room with curved walls, custom design media center, built-in daybed and bookshelves. Use of paint was important in the design. Naturally in older homes basements are going to have exposed beams, soffits and a whole gambit of nooks and crannies. Instead of disguising them, we played them up, which created a layer effect with the color. The color also adds a touch of playfulness which anyone, regardless of age, can enjoy. We scavenged the client’s garage and discovered that the previous homeowner kept the old, full-view glass front entry door in the garage. We re-installed the original glass knob and attached the door to sliding barn door hardware which was attached to the main structural beam of the lower level. On the other side of the door was the homeowners’ combined office and small fitness area. The office floor is a blend of thin strips of different colored cork. A built-in storage cabinet sits across from a site-built desk which forms to the curve of the dividing wall. A small, square hole in the curved wall provides a view to see who is coming down the stairs. Opposite of the office area and directly at the base of the stairs is a place for the homeowner’s treadmill. Hidden is the mechanical room, which is home to many green and energy efficient products. The washing machine is a low-water consumption unit while the dryer requires less energy to operate than most standard units. Both sit atop a checkerboard pattern of different colored VCT tiles. We also replaced the aging boiler, which only heated the first and second level, with a 95% efficient heat source for the entire house—including the basement. Behind the curved wall, the bathroom is conveniently located. A large, custom built no-formaldehyde added vanity supports the slab of remnant granite countertop. A piece of eco-resin wall panel, embedded with organic material, contains water in the shower and blends beautifully with the updated colors. Tucked under the stairs, we installed a dual-flush, low-water consumption toilet. Through creative space planning, we packed a lot of into a rather small space.
