Clean, separated, functional, classic and modern. That was our goal for this Northwest Austin Bathroom. Our client was looking for that "spa" feel and we carefully selected every aspect to deliver a project worthy of a deep exhale! Our challenge was to convert an open bathroom directly connected to the bedroom, into a separate functional yet classic oasis. To create this ultra-glam space, we started with recycled iridescent glass accent tiles as the center-piece and large metallic porcelain floor tiles with harmonizing hues all around. To create visual interest and added flair, the glam accent tiles were vertically installed behind the vanity and continue into the shower. Plenty of cabinets with clean modern lines were added for storage and organization. High efficiency lighting, clean modern handles and hardware complete the transformation. Beaux arts architecture of Blairsden was inspiration for kitchen. Homeowner wanted clean airy look while repurposing cold commercial cooking space to an aesthetically pleasing functional kitchen for family and friends or for a catering staff during larger gatherings. Aside from the hand made LaCornue range, no appliances were to be be in the kitchen so as not to interfere with the aesthetic. Instead, the appliances were moved to an adjacent space and celebrated as their own aesthetic with complimentary stainless steel cabinetry and tiled walls. The color pallet of the kitchen was intentionally subtle with tones of beige white and grey. Light was reintroduced into the space by rebuilding the east and north windows. Traffic pattern was improved by moving range from south wall to north wall. Custom stainless structural window, with stainless steel screen and natural brass harlequin grill encapsulated in insulated frosted glass, was engineered to support hood and creates a stunning backdrop for the already gorgeous range. All hardware in kitchen is unlacquered natural brass intentionally selected so as to develop its own patina as it oxides over time to give a true historic quality. In this beautiful home, our Aspen studio used a neutral palette that let natural materials shine when mixed with intentional pops of color. As long-time meditators, we love creating meditation spaces where our clients can relax and focus on renewal. In a quiet corner guest room, we paired an ultra-comfortable lounge chair in a rich aubergine with a warm earth-toned rug and a bronze Tibetan prayer bowl. We also designed a ⁠spa-like bathroom showcasing a freestanding tub and a glass-enclosed shower, made even more relaxing by a glimpse of the greenery surrounding this gorgeous home. Against a pure white background, we added a floating stair, with its open oak treads and clear glass handrails, which create a sense of spaciousness and allow light to flow between floors. The primary bedroom is designed to be super comfy but with hidden storage underneath, making it super functional, too. The room's palette is light and restful, with the contrasting black accents adding energy and the natural wood ceiling grounding the tall space.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. A combination of quarter sawn white oak material with kerf cuts creates harmony between the cabinets and the warm, modern architecture of the home. We mirrored the waterfall of the island to the base cabinets on the range wall. This project was unique because the client wanted the same kitchen layout as their previous home but updated with modern lines to fit the architecture. Floating shelves were swapped out for an open tile wall, and we added a double access countertwall cabinet to the right of the range for additional storage. This cabinet has hidden front access storage using an intentionally placed kerf cut and modern handleless design. The kerf cut material at the knee space of the island is extended to the sides, emphasizing a sense of depth. The palette is neutral with warm woods, dark stain, light surfaces, and the pearlescent tone of the backsplash; giving the client’s art collection a beautiful neutral backdrop to be celebrated. For the laundry we chose a micro shaker style cabinet door for a clean, transitional design. A folding surface over the washer and dryer as well as an intentional space for a dog bed create a space as functional as it is lovely. The color of the wall picks up on the tones of the beautiful marble tile floor and an art wall finishes out the space. In the master bath warm taupe tones of the wall tile play off the warm tones of the textured laminate cabinets. A tiled base supports the vanity creating a floating feel while also providing accessibility as well as ease of cleaning. An entry coat closet designed to feel like a furniture piece in the entry flows harmoniously with the warm taupe finishes of the brick on the exterior of the home. We also brought the kerf cut of the kitchen in and used a modern handleless design. The mudroom provides storage for coats with clothing rods as well as open cubbies for a quick and easy space to drop shoes. Warm taupe was brought in from the entry and paired with the micro shaker of the laundry. In the guest bath we combined the kerf cut of the kitchen and entry in a stained maple to play off the tones of the shower tile and dynamic Patagonia granite countertops.

In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In his room, we wanted to continue the feature wall fun, but with a different approach. Since our young explorer loves outer space, being a boy scout, and building with legos, we created a dynamic geometric wall that serves as the backdrop for our young hero’s control center. We started with a neutral mushroom color for the majority of the walls in the room, while our feature wall incorporated a deep indigo and sky blue that are as classic as your favorite pair of jeans. We focused on indoor air quality and used Sherwin Williams’ Duration paint in a satin sheen, which is a scrubbable/no-VOC coating. We wanted to create a great reading corner, so we placed a comfortable denim lounge chair next to the window and made sure to feature a self-portrait created by our young client. For night time reading, we included a super-stellar floor lamp with white globes and a sleek satin nickel finish. Metal details are found throughout the space (such as the lounge chair base and nautical desk clock), and lend a utilitarian feel to the room. In order to balance the metal and keep the room from feeling too cold, we also snuck in woven baskets that work double-duty as decorative pieces and functional storage bins. The large north-facing window got the royal treatment and was dressed with a relaxed roman shade in a shiitake linen blend. We added a fabulous fabric trim from F. Schumacher and echoed the look by using the same fabric for the bolster on the bed. Royal blue bedding brings a bit of color into the space, and is complimented by the rich chocolate wood tones seen in the furniture throughout. Additional storage was a must, so we brought in a glossy blue storage unit that can accommodate legos, encyclopedias, pinewood derby cars, and more! Comfort and creativity converge in this space, and we were excited to get a big smile when we turned it over to its new commander.

This Waukesha bathroom remodel was unique because the homeowner needed wheelchair accessibility. We designed a beautiful master bathroom and met the client’s ADA bathroom requirements. Original Space The old bathroom layout was not functional or safe. The client could not get in and out of the shower or maneuver around the vanity or toilet. The goal of this project was ADA accessibility. ADA Bathroom Requirements All elements of this bathroom and shower were discussed and planned. Every element of this Waukesha master bathroom is designed to meet the unique needs of the client. Designing an ADA bathroom requires thoughtful consideration of showering needs. Open Floor Plan – A more open floor plan allows for the rotation of the wheelchair. A 5-foot turning radius allows the wheelchair full access to the space. Doorways – Sliding barn doors open with minimal force. The doorways are 36” to accommodate a wheelchair. Curbless Shower – To create an ADA shower, we raised the sub floor level in the bedroom. There is a small rise at the bedroom door and the bathroom door. There is a seamless transition to the shower from the bathroom tile floor. Grab Bars – Decorative grab bars were installed in the shower, next to the toilet and next to the sink (towel bar). Handheld Showerhead – The handheld Delta Palm Shower slips over the hand for easy showering. Shower Shelves – The shower storage shelves are minimalistic and function as handhold points. Non-Slip Surface – Small herringbone ceramic tile on the shower floor prevents slipping. ADA Vanity – We designed and installed a wheelchair accessible bathroom vanity. It has clearance under the cabinet and insulated pipes. Lever Faucet – The faucet is offset so the client could reach it easier. We installed a lever operated faucet that is easy to turn on/off. Integrated Counter/Sink – The solid surface counter and sink is durable and easy to clean. ADA Toilet – The client requested a bidet toilet with a self opening and closing lid. ADA bathroom requirements for toilets specify a taller height and more clearance. Heated Floors – WarmlyYours heated floors add comfort to this beautiful space. Linen Cabinet – A custom linen cabinet stores the homeowners towels and toiletries. Style The design of this bathroom is light and airy with neutral tile and simple patterns. The cabinetry matches the existing oak woodwork throughout the home.

This spacious shower combines elegance and practicality, featuring a soothing palette of cool grey marble accented by a striking hexagon tile inlay. The design draws the eye toward the feature wall while maintaining a harmonious flow with the surrounding tile work. The hexagon motif in the niche backing mirrors the central accent panel, creating a subtle but intentional repetition. This client’s vision for their kitchen/hearth room remodel was to create a harmonious space for gathering and socializing with family and friends. Without the before and after photos, you would scarcely believe this was the same home. Contact us today to discuss Translating Your Visions into Reality The client was interested in new appliance technology, cabinetry to the ceiling, and an Island large enough to seat 3. They also wanted a built-in breakfast nook, improved pantry space, more functional storage on either side of their fireplace, and a built-in appearance for the TV above the mantel. The original built-in desk was not used, and they preferred for that space to serve as a small bar area with refrigeration and a place to store their printer. We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. The existing closet pantry walls were also reconfigured as per the new plan. This serves as a great reminder that Dimensions In Wood is much more than just custom cabinets. Central to the entire custom kitchen is an 8-foot Walnut island. The huge island, which comfortably seats three, is topped with Essenza Blue quartzite. The stone’s natural striations are beautiful. Quartzite is harder than granite, and less likely to stain than other stones because of its density. The couple had to look through multiple slabs to find a piece they LOVED. The island’s custom Walnut cabinetry, built to resemble a piece of custom furniture, was stained Bronzed Walnut by Sherwin Williams. The 4-foot Galley Workstation in the island, handles all the kitchen’s prep, serving, and cleanup needs. The Galley’s culinary tools include an upper tier cutting board, upper tier drying rack, 2 lower tier platforms, 11″ colander with non-slip handles, and 11” mixing bowl with lid and non-slip bottom. Learn more about the amazing Galley Workstation here. A Waterstone gantry faucet in a pewter finish combines a pull-down sprayer for maximum mobility and a articulated swivel spout. A water tap with reverse osmosis filter provides the highest quality drinking water. To keep a clean and sleek counter we installed a raised air switch for the garbage disposal and integrated soap dispenser. The island also houses the Thermador Sapphire 7-Program Dishwasher with a hidden touch control panel and a custom Walnut wood front. The cabinetry under the Galley Workstation features a trash roll out, as well as storage for the culinary tools. Shortening the stairwell wall, and reframing around the stairs, which included shortening the handrail, also made room for a bi-fold door walk-in pantry with extra roll out storage and space for a small microwave. Above the panty doors is a remote controlled, electric motor powered, lift up cabinet door which hides a flat screen TV, used while the family is cooking. To the right of the walk-in pantry is cold food storage. The Thermador, 30-inch Freedom Collection refrigerator and 24-inch built-in freezer column with internal ice maker are covered with matching cabinetry fronts. An open display space was designed above the units, creating an aesthetically beautiful wall. To the right of the refrigerator & freezer columns is a tall cabinet designed for the built-in Thermador steam and convection oven. The convention steam oven is a relatively new technology for homes, but its versatility and food quality is amazing. To the right of this is a pull-out appliance pantry which provides easy access and storage for a stand mixer, blender, and any other appliance you do not want to clutter the counter. The most visible wall of the kitchen features the 36-inch Thermador Professional Series Harmony Gas Range with Griddle. Between the range and custom designed wood hood, a framed mosaic tile accent in the backsplash, creates a focal point. To clear the air, the Professional Series Thermador 42-inch ventilation insert provides excellent exhaust capabilities, as well as providing multi-level, vivid LED lights for beautiful illumination. The wall cabinetry symmetrically flanks the custom hood, utilizing deeper wall cabinetry on each end, allowing for storage of oversized dishware. The base cabinetry on this wall is made up of drawers, except for the corner, which is a Kesseböhmer LeMans II. This specially designed shelf system allows ease of access in underutilized blind corners. The dual action articulation system with soft close mechanism ensures a smooth open and close. Rounding the corner to the outside wall, the base cabinetry was built to a narrower depth, providing additional space for the island, as well as easier access to the new larger pass-thru window which serves the screen porch. The client selected Black Vermont granite countertops with an ogee edge to contrast the Linen White painted cabinetry. The door to the screen porch was replaced with a Marvin Exterior Door with a raised panel at the bottom of the 3⁄4 glass door. Marvin Windows replaced the other windows in the space increasing the energy efficiency and value of the home. To establish the breakfast nook, a bench with drawers and an upholstered seat was built into the bay area of the room. Custom bookshelves were built with open shelves, cabinet doors, and drawers on either side of the fireplace. A new stone hearth and fireplace surround were installed. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices.
