Inspiration for a transitional kitchen remodel in Seattle

Clear skies and a gentle breeze make for a gorgeous afternoon full of lawn games and relaxation. Rest amid an assortment of decorative pillows and floor cushions made using durable and fade-resistant Sunbrella® fabrics while an awning offers just the right amount of protection from the sun without blocking the view.

This commission involved the renovation and conversion of two duplex apartments into one single residence/retreat. The two existing external stairs were removed and replaced by a single internal staircase. This intervention made it possible to create one large outdoor area and maximise the existing view. Our client’s goal was to create a small, high-performance, healthy home for herself and her teenage son while providing a place for her father to age in place. An attached private accessory dwelling provides a space for him as well as flexibility in the future. The new home was designed to minimize its footprint on site, made smaller than the original 1930’s house. Embracing adaptability and efficiency, the residence includes two dwellings: a one-bedroom 795 square-foot accessory dwelling at the lower grade and a two-story 1330 square-foot primary dwelling located above. Involved in all aspects of project execution, our client oversaw the process by living in a used trailer parked in the backyard throughout the project’s construction. Family-Share focused on maximizing the footprint’s performance, access to natural light and the health of the occupants. Sustainable features include high-performance glazing, solar preheat for domestic and hot water in-floor heating and reclaimed fir car decking rainscreen siding.

In this beautiful farmhouse style home, our Carmel design-build studio planned an open-concept kitchen filled with plenty of storage spaces to ensure functionality and comfort. In the adjoining dining area, we used beautiful furniture and lighting that mirror the lovely views of the outdoors. Stone-clad fireplaces, furnishings in fun prints, and statement lighting create elegance and sophistication in the living areas. The bedrooms are designed to evoke a calm relaxation sanctuary with plenty of natural light and soft finishes. We feel fortunate to have had the opportunity to work on this clean NW Contemporary home. Due to its remote location, our goal was to pre-fabricate as much as possible and shorten the installation time on site. We were able to cut and pre-fit all the glue-laminated timber frame structural elements, the Douglas Fir tongue and groove ceilings, and even the open riser Maple stair. The pictures mostly speak for themselves; but it is worth noting, we were very pleased with the final result. Despite its simple modern aesthetic with exposed concrete walls and miles of glass on the view side, the wood ceilings and the warm lighting give a cozy, comfy feel to the spaces. The owners were very involved with the design and build, including swinging hammers with us, so it was a real labor of love. The owners, and ourselves, walked away from the project with a great pride and deep feeling of satisfied accomplishment. Design by Level Design Photography by C9 Photography

This remodel involved a lot of reconfiguring of the main floor. The kitchen moved to the back of the house, where it overlooks the lovely back yard, and provides more connection to the living room. The laundry, mudroom, powder room, and dining room were also relocated for a better use of the space. The driving factor of this project was the desire for the family to feel more connected to their home and to each other.
