Formal Dining room, featuring wicker-backed rounded dining chairs as well as a pictograph buffet beneath a beautiful afro-inspired art piece flanked by a spotted table lamp and metal sculptures. Scrolling up to the hero image of this blog post, you were greeted with another view of this stunning formal dining room. The wood dining table is framed by merlot velvet drapery and orange pampas grass in wicker floor vases atop an exquisitely textured area rug. This home exudes a style that truly needs to be seen to be appreciated.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. This home office was created from an outbuilding on the property. Seagrass wall-to-wall carpet was installed for ultimate durability and a relaxed vibe. We employed a high-low aesthetic to create a space that was unique but still within budget, utilizing the owner's Stickley desk, a custom desk chair, custom blush Roman shades, a Hudson Valley Fenwater chandelier and sconces, and multiple office items from budget sources like IKEA and The Container Store. This New England home has the essence of a traditional home, yet offers a modern appeal. The home renovation and addition involved moving the kitchen to the addition, leaving the resulting space to become a formal dining and living area. The extension over the garage created an expansive open space on the first floor. The large, cleverly designed space seamlessly integrates the kitchen, a family room, and an eating area. A substantial center island made of soapstone slabs has ample space to accommodate prepping for dinner on one side, and the kids doing their homework on the other. The pull-out drawers at the end contain extra refrigerator and freezer space. Additionally, the glass backsplash tile offers a refreshing luminescence to the area. A custom designed informal dining table fills the space adjacent to the center island. Paint colors in keeping with the overall color scheme were given to the children. Their resulting artwork sits above the family computers. Chalkboard paint covers the wall opposite the kitchen area creating a drawing wall for the kids. Around the corner from this, a reclaimed door from the grandmother's home hangs in the opening to the pantry. Inspiration for a coastal teen room remodel in Los Angeles

For this project, the customer envisioned enhancing their kitchen, creating a seamless connection to the living and dining areas, which had been raised. We presented options for the addition, showcasing designs that married simplicity with elegance. The first options featured straightforward roofing solutions, while the final design embraced the home's curves, incorporating the graceful rounded windows, entryway, and chimney. We crafted the addition with a stunning barrel ceiling adorned with rich walnut wood paneling and accent lighting, creating an inviting atmosphere. After careful consideration, the clients chose the more intricate design, perfectly complementing their home's aesthetic. To elevate the space, we added a round window and an arched window in the kitchen, enhancing its character. In the living area, they selected a Nana Wall door, allowing for a harmonious flow between indoors and the outdoor entertainment space. The kitchen showcases exquisite walnut cabinets, accented with white painted cabinets in a sleek shallow shaker style. The 2cm Dekton countertops & backsplash were designed with an island height of 2 1/4 inches, creating a more dynamic space. As passionate cooks and bakers, the clients chose Wolf and SubZero appliances, panel-ready to harmonize beautifully with their kitchen design. This project turned out breathtakingly, and the clients are overjoyed to possess a kitchen that embodies beauty and functionality, exceeding their dreams and aspirations.
