The fact that this home is in a development called Providence now seems perfectly fitting. Chris, the owner, was merely considering the possibility of downsizing from a formal residence outside Atlanta when he happened on the small complex of luxury brownstones under construction in nearby Roswell. “I wandered into The Providence by chance and loved what I saw. The developer, his wife, and the agent were there and discussing how Cantoni was going to finish out one of the units, and so we all started talking,” Chris explains “They asked if I wanted to meet with the designer from Cantoni, and suggested I could customize the home as I saw fit, and that did it for me. This renovation involved expanding the kitchen space into an adjacent office area, creating a side entry, new kitchen layout that worked well for two cooks, professional grade appliances, oversized island with seating on two sides, eat-in area, sitting area and furniture look cabinets with both stained and painted finishes. We enlarged an existing window by creating a boxed bay at the relocated sink and designed a continuous quartzite counter which serves as planting ledge for herbs and flowers. Some of the appliances were integrated into the cabinetry with panels, while others were designed as impact pieces. Custom designed cabinets include a large mantel style chimney hood with vent insert, furniture grade hutch with leaded glass doors, contrasting stained island with seating on two sides, bar with wine refrigerator and deep drawers, and a galley style butler's pantry which provides secondary prep space and ample storage. Details such as shaped cabinet feet, upper glass front cabinets, pull-out trash drawer, spice columns and hidden drawers and storage make this newly designed kitchen space feel luxurious and function perfectly. "The project involved working with an 1801 log cabin in rural West Virginia. The new additions were conceived of as a series of cabin and shed forms which interconnected to make modern open spaces, as well as to embrace the West Virginia fields, forests, and mountains" Reader & Swartz Architects, P.C.

Here at Tile Doctor we can’t stress often enough how careful you have to be when choosing a cleaning product for use on natural stone. Acid bases cleaners in particular can etch the surface so always read the label before buying. Unfortunately, this customer, who lives in Twickenham, learned this the hard way. Limescale build-up on shower tiles can be an unsightly problem in hard water areas and this customer’s house cleaner had attempted to treat it with Cillit Bang on their Marble tiled shower room floor. Whilst good at removing Limescale on ceramic tiles, the product is acid-based and in this case caused severe etching to the surface of the Marble. This customer is not the first to experience this problem with Cillit Bang and we have looked into this before and I can confirm it does say on the back on the bottle that you should not use it on all natural stone including Marble and Granite. The mistake had really damaged the appearance of this lovely floor however the good news is etched Marble can be refinished and we do offer this service. Fortunately, this customer found us on-line and called us in to rectify the problem as With high quality, acid-sensitive stone we find that rather than cleaning with a liquid product, it is lot effective to use a process known as burnishing. This involves the application of abrasive diamond encrusted pads to cut back through the damaged stone. This removes a layer from the surface to expose the undamaged stone, which in then polished. Using different grades of small diamond pads fitted to a hand buffer I began burnishing the floor tiles. I started the process with a Coarse pad and worked my way through to Medium, Fine and eventually the Very Fine pad. A small amount of lubrication in the form water is used with each pad, but no chemical products are needed, making this a completely natural process. The floor was rinsed with water afterwards to remove any slurry from the polishing. After allowing the floor dry out overnight, I returned to apply two coats of Tile Doctor Colour Grow, which is a solvent-based, impregnating sealer designed to enhance the variety of natural colours and shades in the stone. It also protects the stone against daily exposure to chemical-based shampoo and soaps. The customer was worried that the floor could not be restored, but she can now rest assured knowing not only knowing that the floor is back into top condition, but that professional help is at hand in case mistakes happen again in the future! The design called for minimal tolerances, requiring a high level of skill and cooperation between trades. “Scarborough House” features BlueScope Colorbond monument matt ribbed wall cladding with rendered & ‘rendered look’ areas in off-white. A vertical feature hardwood timber screen to the side of the entry softens the ‘industrial’ feel, giving a modernist external appearance. Totally designed from the ground up to minimize impact and maximize energy and water efficiency, its beautiful facade belies its hard-working, high-producing systems, earning it a LEED Platinum score of 116.5, and a HERS rating of minus 22. The 2774 square foot home produces over 100 per cent of its power with a 10.8 kw pv system, and captures 100 per cent of its freshwater needs from the curved metal roofs through an engineered collection and purification system, stored in an integrated concrete cistern. Constructed of locally made SIP panels on an infill waterfront lot, the home is oriented to maximize the production of the pv panels. Six inch SIP panels work together with a highly reflective, highly emmisive cool standing seam roof, icynene insulation in ceiling and floors, and carefully placed high efficiency windows and doors to create a tightly sealed environment. The 17-seer Trane heat pump variable speed compressors and TAM 7 air handlers, along with a whole house dehumidifier and fresh air intake provide a comfortable, clean indoor environment while using little energy. In the shoulder seasons, natural ventilation cools the home with fresh breezes drawn from lower windows in each room flowing through the curved ceilings to clerestory windows at the top of the house. Natural daylighting, with windows placed in corners and high clerestories, bounce the abundant natural light so that the owners use the interior LED lighting primarily at night. Windows were sited to frame views of the neighboring park and water, and capture the light, but represent a very low percentage of glazing to wall to conserve energy. Primarily native, xeriscaped turfless landscaping sips reclaimed water from its drip and bubbler irrigiation system, and requires little trimming or chemicals. Abundant Florida rainwater supplies 100 per cent of the home's needs, including drinking, bathing, and cleaning. Naturally soft, the highly filtered and UV purified water requires no chemical treatment or water softener. Coupled with minimal hardscape and permeable drive and walkways, almost all ground water remains on the lot, and out of storm sewers and bay runoffs. Designed as a forever home for this active retired couple, an open floor plan provides diagonal interior views along with great circulation space. Wide hallways and doors, curbless showers, an elevator, and extra blocking in the walls for grab rails insures the couple of being able to use their home even if physical disabilities arise. The home's footprint is minimized by building over the conditioned crawlspace and over-sized garage, and the finished floor height, at least two feet above flood code requirements, significantly reduces insurance costs while maximizing storage space for camping and water sports equipment. Materials, fixtures and appliances were carefully selected for energy and water efficiency, local production where possible, recycled content/recyclability, durability, and cost-effectiveness. The owners were very involved in vetting and materials selections, and assisted in just-in-time purchasing to minimize waste. Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore. Cost-effective choices, and careful planning, saved significant dollars in construction cost as well as landfill space. One of the biggest challenges was finding qualified subcontractors who would work within the guidelines. With the help of our LEED consultant and meetings and explanations, most subcontractors not only bought into the ideas readily, but offered up new ideas. Highly skilled and professional, the team of subs, LEED consultant, and contractor proved that LEED construction is excellent construction. The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater. Careful planning and materials selection brought the project in under budget, and the home operates at an extremely low cost, both to the homeowners, and the environment. Who wouldn't be thrilled?

After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture. “Jess has been our architect on several projects over the past ten years. This compact modern bathroom remodel features intentionally placed colors, patterns, materials, and finishes to perfectly execute the homeowner’s style. In addition to a distaste for the bathroom’s existing brown color scheme, there was an extremely large and deep soaking tub with a shower combo that had been installed by a previous owner which made accessibility extremely difficult for these new homeowners to use the shower. The homeowners expressed a love for modern, contemporary, and sleek design styles with strong preferences for grey and slate tones and a dislike of brown tones and ornate patterns. In addition, Interior Designer Elizabeth noticed that they would get excited when discussing whimsical features. The final bathroom design involved replacing the bath vanity, toilet, flooring, and removing the obtrusive tub to create an easy-access tile shower with a sliding shower glass barn door. The existing unique bathroom layout was a narrow room open to the Primary Bedroom with no door and contained all fixtures on the interior wall facing away from the Primary Bedroom entrance. We utilized a floating vanity to give the illusion of a wider bathroom and the open space below the cabinet makes it easier to round the corner to enter the bathroom without running into the cabinet. To create a bathroom design that expressed the homeowner’s style of modern, grey, and whimsy, Interior Designer Elizabeth proposed a grey mosaic tile that formed a whimsical pattern via the grout lines, and maintained the desired modern feel by having this mosaic tile installed over the entirety of the back wall with large format tiles of the same color/collection installed on the side walls. The cool tones of the grey tile shower and charcoal tile floor are balanced with the warmth of a natural rift white oak vanity and recessed medicine cabinet mirror to create this luxurious modern bathroom.

A young couple just bought their first townhouse in Herndon, VA. This is a 30-year-old home with no changes ever done to it. Entering from the foyer, the living room is on the right side, followed by dining room on left back end and two partition wall separating kitchen on right back corner form rest of main level. Both of this partition wall were bearing walls. Filled with duct chases and plumbing for second floor bathroom. The wall between the kitchen and dining room has a support beam embedded in it. Their first wish was to modernize the space for their young and hip lifestyle. Getting rid of all bulkheads, pantry closet, and partition walls. Plan was simple, yet very involved. The main trunk of HVAC was relocated through lower level garage and laundry and carried in a new chase to feed the second-floor bedrooms. All plumbing soil stack was relocated int a false wall behind cabinetry. Then implant two structure beams causing to open up to main level living room and dining room. The sink and dishwasher were relocated to east wall, moving the kitchen window to left allowing placement on new fridge. A big island was placed in middle of this space given them a place to serve and hang out. Carefully matching the Brazilian cherry flooring previously used in dining room area for new kitchen space. We have added recess lights and pendent light to bright up this kitchen. Designers have used dark cherry cabinetry with a sleek looking granite top, giving the couple a dream come through kitchen. Loving every minute of it, she enjoys each and every gathering at her home.

The translucent Casali design realized our architectural desire for clean and seamless transitions between spaces that alternately engage or isolate.
