Our design for the expansion and gut renovation of a small 1200 square foot house in a residential neighborhood triples is size, and reworks the living arrangement. The rear addition takes advantage of southern exposure with a "greenhouse" room that provides solar heat gain in winter, shading in summer, and a vast connection to the rear yard. Architecturally, we used an approach we call "willful practicality." The new soaring ceiling ties together first and second floors in a dramatic volumetric expansion of space, while providing increased ventilation and daylighting from greenhouse to operable windows and skylights at the peak. Exterior pockets of space are created from curved forces pushing in from outside to form cedar clad porch and stoop. Sustainable design is employed throughout all materials, energy systems and insulation. Masonry exterior walls and concrete floors provide thermal mass for the interior by insulating the exterior. An ERV system facilitates increased air changes and minimizes changes to the interior air temperature. Energy and water saving features and renewable, non-toxic materal selections are important aspects of the house design. Environmental community issues are addressed with a drywell in the side yard to mitigate rain runoff into the town sewer system. The long sloping south facing roof is in anticipation of future solar panels, with the standing seam metal roof providing anchoring opportunities for the panels. The exterior walls are clad in stucco, cedar, and cement-fiber panels defining different areas of the house. Closed cell spray insulation is applied to exterior walls and roof, giving the house an "air-tight" seal against air infiltration and a high R-value. The ERV system provides the ventilation needed with this tight envelope. Our clients recently purchased a beautiful hillside home in Broadview. What started as a simple kitchen refresh turned into a full-scale renovation to address structural issues and achieve a modern aesthetic. The top priorities for the client’s kitchen were a space for entertaining and to enjoy the sweeping Sound views. The existing late-90s kitchen was outdated and the walls separated the kitchen from the rest of the home. To achieve this, we removed both sides of internal walls and reconfigured plumbing and structural support. The clients, who are artists and photographers, highly valued aesthetics. Collaborating with their designer, known for using industrial materials in commercial spaces, we aimed to bring these elements into the kitchen. We created a design that maximized the views and integrated industrial and mid-century styles, featuring steel shelving and quartz countertops that resembled concrete. Instead of using traditional concrete flooring, we opted for concrete tiles. Believe it or not, those tiles are 2x4 feet long! It took two of our team to set each one. Recommended by their designer, large tiles like these are often used in commercial buildings, but the designer knew they were a cost effective (and beautiful) solution for this home. The renovation also included: A much larger island for cooking and entertaining, custom-made faucets with hot and cold taps, a built-in refrigerator, and a double beverage fridge at the end of the island. We put in two laminated cabinets in two contrasting colors: Wilsonart White Cypress and Wilsonart Black Velvet Traceless. Lastly, we installed hydronic floor heating and AC, ensuring comfort year-round. The result is a beautifully modern kitchen that is both functional and aesthetically pleasing. This project exceeded the clients' initial expectations, transforming their kitchen into the heart of their home.

Nestled in the heart of Dallas, our clients enjoy a 4-acre estate where they have developed the property for a "park" and "garden" like feel with lots of privacy and sound barrier from the neighbors and busy street along the front. They travel a lot for work and want to be able to come home and enjoy their own backyard oasis that is properly maintained and cared for. They also have 4 grandchildren who live on part of the property and roam around everywhere, so having lots of manicured lawn space to drive their toys around on, explore, etc. is important too. We service the property one day per week, since they retain a full-time porter. However, he is stretched thin as doesn't tend to much of the landscaping as needed as he's typically working on other side projects for the client. In order to complete our maintenance work within 5 hours on our service day, we work diligently with the client and the client’ assistant to constantly communicate issues we see and/or need to have resolved.
