The Bunker House is a two-story house with a bomb shelter in the basement.
A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters.
Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure.
Thus, contaminated air will not penetrate inside even through small cracks in protective structures.
CONCEPTUAL SOLUTION
The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed.
Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. Overall, given its specificity, the house is designed for a family of 4-5 people.

This fantastically designed wine cellar, courtesy of the master wine cellar builders at Vintage Cellars, is a unique representation of fun and bespoke features that can be incorporated into a traditional redwood, yet modern and bright wine cellar like this. The wine room draws you in from across the house, with its warm redwood tones and interesting wrought iron and glass door. Wine Cellar doors are often overlooked, but proper knowledge of door materials, glass specifications, threshold placement and hanging procedures are key to creating that perfect airtight room. Additionally, based on the location of your room within your home, the amount of glass in your wine cellar, and your location in the world, levels of cooling capacity need to be seriously considered.
Glass is a naturally poor insulator. The original deck on this project was wood and seen it’s day, also had an awkward stair layout. We built the same size of deck as the original, but installed a larger beam under so we would only need (2) posts instead of 4. Also the original stair landing was sinking. Because of the ground, we decided to use the TechnoPost which is a metal pier system instead of the standard 6×6 wood into concrete which does have a lifetime warranty. Before we installed the decking, we installed the Trex Rain Escape system with a gutter system so therefore when it rains, it stays dry under the deck. The decking we choose was Timbertech’s PVC Capped Composite Decking in the Legacy Series – Pecan for the main decking color and Mocha for the double picture frame as well as the fascia and risers. Because of the great view of the backyard, the railing was Westbury’s Aluminum Railing in the VertiCable Series with the Bronze color. For the finish touches, we installed Westbury Post Cap Lights which turn on automatically when the sun goes down for however many hours the homeowners would like. This deck turned out great and the homeowners and their friends/neighbors will have many years to enjoy it!!

Seamus built his court and installed the Pro Dunk Gold Basketball System himself. In Ledyard, CT - this playing area is 30' wide x 30' deep and is labeled with NCAA-regulation lines. Seamus tells us that the court and hoop directly contributed to huge improvements to his 12-year old son's basketball skills. He even made the local AAU team the next season. His two girls (ages 5 and 8) also use the court to ride their bikes and scooters. Overall, "It was a great investment." This is a Pro Dunk Gold in CT: Great Investment that was purchased in April of 2013. It was installed on a 30 ft wide by a 30 ft deep playing area in Ledyard, CT. Set in Little Bay’s old Prince Henry Hospital precinct, this dual occupancy is designed to complement its rare historic and coastal location. The two dwelling requirement and contextual fit make the building unique, shaped and functioning as follows:
Design
Subtly distinguished separate dwellings — while still appearing as a single residence.
Contemporary but synergistic with heritage setting — contemporary detailing with a scale (height, setbacks) in keeping with the historic “Flower’s Building” and materials/colour selections (face brick, boarded cladding, stone) that complements, not competes with, its heritage, seaside setting.
Streetscape and contextual fit:
The Ewing Avenue frontage and northern neighbour are addressed by a darker, quieter core element, clad in metal and light coloured, boarded features that extend from the ground to its flat parapeted roof.
The darker, northern side anchors the lighter and more open, glazed southern side that overlooks Bob A Day Park and sits beneath a flat planar roof. External walls are layered horizontally with boarded cladding to the first floor, flat rendered wall at the ground floor and a face brick basement.
Balconies, views and privacy — generous floor to ceiling horizontal louvred windows fill rooms with sunlight and views to the park and ocean. The linear effect is further accentuated by both dwellings having projected outdoor balconies with the southern balcony having a continuum of louvres to either open or close for sunlight, stargazing or privacy.
Façade finishes and an entry of stone, copper and wood — texture and colour, accentuated by a copper panelled front door, timber louvres above and a feature stone blade wall, clearly defines the entry. Slender metal awnings and sliding panels also provide further articulation to the facades as well as privacy.

A welcoming sky lit void foyer — a large atrium with skylight window brightens the entryway and provides main circulation to the hall and stair.
Linear stair and lift amenity — a streamlined timber stairway with vertically lined balustrade is a focal point of the entry hall. A lift with ceramic tiles to floor and steel finishes services the main dwelling.
A handcrafted bespoke artisan sandstone wall with fireplace — is a centrepiece dividing the main living room from the eating and kitchen areas.
An unusual partially sunken roof terrace — which provides an entertainment area of spectacular district and ocean views while remaining relatively private, quiet and sheltered.
An exterior ‘living green wall’ — which is also viewable from the living room.
A sunny, north east plunge pool — which is overlooked by two semi enclosed entertainment balconies.
Large water tanks totalling 7000 litres — which services toilets, laundry and gardens.
An extensive solar panel system — totalling over 10 KWs.
Client brief
Dual occupancy required for accommodating two separate dwellings, the primary dwelling for parents long term and the secondary dwelling for extended family.

Primary dwelling (southside) — for main family:
3 bedrooms, 2.5 bathrooms, laundry, open planned living, kitchen and dining areas, a separate TV room, roof terrace and serviced by a lift (basement to level 1)
5,000 litre rainwater tank servicing the toilets and laundry
5.4 KW solar panel system
2 car basement car park.
Secondary dwelling (northside) — for extended family:
3 bedrooms, 2 bathrooms, laundry, open planned living, kitchen, dining, a separate TV room

2. Qualitative requirements:
Generally:
Maximise sun, light and outlook to all rooms. Extensive glazing and use of skylights.
Rooms to be designed as contemporary spaces with seamless, clean lines.
Colour selections to be light, non jarring, using colours from whites to neutrals.
Use of natural materials such as timber and stone.
Open planned living areas — kitchen, dining and living with a strong spatial connection to encourage family together time.
Main dwelling to have a separate TV room so that living areas remain unaffected by media intrusions.
Bedrooms grouped together on the ground floor to ensure district and ocean views are prioritised for the living areas.
Maximise louvred glazing to southern side of primary residence to overlook Bob A Day Park. Ocean views maximised where possible, most likely achieved across to the north east.
Multi-layered complex approval process
From the outset, there were numerous multi-layered approval stages through which to navigate. This ensured a vigorous, disciplined design approach. Stages included:
The Prince Henry Design Review Panel (PHDRP) — appointed by Landcom to monitor the historic Prince Henry development site
Randwick City Council — Development Application
NSW State Heritage Department — approval required given the project’s proximity to the historic “Flowers” building.
Randwick Council — the Construction Certificate was particularly involved with difficulties around strict adherence to; setbacks, height and floor space ratios and alignments with the southern setback of the “Flowers” Building, a flat roof geometry and guides around the use of external colour and materials.

This remodel consisted of a whole house transformation. We took this 3 bedroom dated home and turned it into a 5 bedroom award winning showpiece, all without an addition. By reworking the awkward floor plan and lowering the living room floor to be level with the rest of the house we were able to create additional space within the existing footprint of the home. What was once the small lack-luster master suite, is now 2 kids bedrooms that share a jack and jill bath. The master suite was relocated to the first floor, and the kitchen that was located right at the front door, is now located in the back of the home with great access to the patio overlooking the golf course.
