The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. This gem of a house was built in the 1950s, when its neighborhood undoubtedly felt remote. The university footprint has expanded in the 70 years since, however, and today this home sits on prime real estate—easy biking and reasonable walking distance to campus. When it went up for sale in 2017, it was largely unaltered. Our clients purchased it to renovate and resell, and while we all knew we'd need to add square footage to make it profitable, we also wanted to respect the neighborhood and the house’s own history. Swedes have a word that means “just the right amount”: lagom. It is a guiding philosophy for us at SYH, and especially applied in this renovation. Part of the soul of this house was about living in just the right amount of space. Super sizing wasn’t a thing in 1950s America. So, the solution emerged: keep the original rectangle, but add an L off the back. With no owner to design with and for, SYH created a layout to appeal to the masses. All public spaces are the back of the home--the new addition that extends into the property’s expansive backyard. A den and four smallish bedrooms are atypically located in the front of the house, in the original 1500 square feet. Lagom is behind that choice: conserve space in the rooms where you spend most of your time with your eyes shut. Put money and square footage toward the spaces in which you mostly have your eyes open. In the studio, we started calling this project the Mullet Ranch—business up front, party in the back. The front has a sleek but quiet effect, mimicking its original low-profile architecture street-side. It’s very Hoosier of us to keep appearances modest, we think. But get around to the back, and surprise! lofted ceilings and walls of windows. Gorgeous.

A low bay window and a second unnecessary door to the backyard limited options for reworking the layout. The solution was to replace the window with a new unit that would offer a great spot for a new farm sink. Eliminating the unused back door enabled us to locate a large new pantry and fridge in its place. (A second door to the backyard remained intact). Connecting the kitchen to the dining room was also a priority. A wide new cased opening makes the dining and kitchen flow beautifully, allowing the cook to chat with guests. New gourmet appliances and a large island offer all the amenities an avid cook could want. On the seating side of the island, lap drawers keep school supplies handy. A tall “between the studs” cabinet offers dedicated storage for kids snacks and a handy spot for mail and school info, so the counters stay free of papers. A charging drawer also helps keep the kitchen tidy. The palette for the new kitchen features fresh white perimeter cabinets, with a contrasting dark stained island, open shelves, and custom hood. The homeowners could not be happier with their new kitchen, which has gone from almost unusable to being the true heart of their home!

When a 7 year old Brooklyn hip-kid is also an animal lover, you get this woodland boy's room, designed to grow and maximize storage. This small kid's bedroom features a storage bed, wall shelves, a spacious desk hutch, and a storage ottoman to accommodate ample toys and books, as well as a custom designed closet to suit a growing child's needs. Hipster Animals removable wallpaper is fun for a 7 year old, but still cheeky and cool enough for a teen. And while woodland animals abound, they are balanced by mature decor elements like neutral colors, dark blues, boyish plaid, and chic wool and leather textures meant to grow with child. This room is one of our favorite small space designs - it's fun, personalized, and makes the space look bigger--while also providing storage and function. Since this is a rental apartment, I used temporary vinyl adhesive wallpaper and created a handbag wall for the busy career woman. For this project we were hired to design the residential interiors and common spaces of this new development in Williamsburg, Brooklyn. This project consists of two small sister buildings located on the same lot; both buildings together have 25,000 s.f of residential space which is divided into 13 large condos. The apartment interiors were given a loft-like feel with an industrial edge by keeping exposed concrete ceilings, wide plank oak flooring, and large open living/kitchen spaces. All hardware, plumbing fixtures and cabinetry are black adding a dramatic accent to the otherwise mostly white spaces; the spaces still feel light and airy due to their ceiling heights and large expansive windows. All of the apartments have some outdoor space, large terraces on the second floor units, balconies on the middle floors and roof decks at the penthouse level. In the lobby we accentuated the overall industrial theme of the building by keeping raw concrete floors; tiling the walls in a concrete-like large vertical tile, cladding the mailroom in Shou Sugi Ban, Japanese charred wood, and using a large blackened steel chandelier to accent the space.

Creating a space to entertain was the top priority in this Mukwonago kitchen remodel. The homeowners wanted seating and counter space for hosting parties and watching sports. By opening the dining room wall, we extended the kitchen area. We added an island and custom designed furniture-style bar cabinet with retractable pocket doors. A new awning window overlooks the backyard and brings in natural light. Many in-cabinet storage features keep this kitchen neat and organized. Bar Cabinet The furniture-style bar cabinet has retractable pocket doors and a drop-in quartz counter. The homeowners can entertain in style, leaving the doors open during parties. Guests can grab a glass of wine or make a cocktail right in the cabinet. Outlet Strips Outlet strips on the island and peninsula keeps the end panels of the island and peninsula clean. The outlet strips also gives them options for plugging in appliances during parties. Modern Farmhouse Design The design of this kitchen is modern farmhouse. The materials, patterns, color and texture define this space. We used shades of golds and grays in the cabinetry, backsplash and hardware. The chevron backsplash and shiplap island adds visual interest. Custom Cabinetry This kitchen features frameless custom cabinets with light rail molding. It’s designed to hide the under cabinet lighting and angled plug molding. Putting the outlets under the cabinets keeps the backsplash uninterrupted. Storage Features Efficient storage and organization was important to these homeowners. We opted for deep drawers to allow for easy access to stacks of dishes and bowls. Under the cooktop, we used custom drawer heights to meet the homeowners’ storage needs. A third drawer was added next to the spice drawer rollout. Narrow pullout cabinets on either side of the cooktop for spices and oils. The pantry rollout by the double oven rotates 90 degrees. Other Updates Staircase – We updated the staircase with a barn wood newel post and matte black balusters Fireplace – We whitewashed the fireplace and added a barn wood mantel and pilasters.
