This project exemplifies how a modest 6,750-square-foot lot can accommodate a 1,500-square-foot primary home alongside a 2,500-square-foot duplex, seamlessly integrating design, functionality, and neighborhood aesthetics. The primary residence underwent a meticulous interior transformation, evolving from a 3-bedroom, 1.5-bath layout into a spacious 4-bedroom, 2-bath home. Strategic reconfigurations centered around creating an expansive great room—an open-concept space adorned with vaulted ceilings—where the kitchen, dining, and living areas converge into a magnificent communal zone. Exterior updates further distinguish the property. The front and side yards are enclosed with fencing and privacy hedges, linked by concrete pathways that enhance outdoor functionality while compensating for backyard space lost during renovations. The exterior façade was refreshed with darker tones, deliberately contrasting with the duplex to emphasize architectural separation. Designed to preserve the suburban charm, the duplex visually mimics a single-family home from the street. Its facade creates an illusion of a two-story residence, maintaining harmony within the neighborhood fabric. The main unit, developed under SB9 guidelines, features three bedrooms and two bathrooms, with a luxurious parents’ suite situated upstairs. Downstairs, two bedrooms share a full bath, creating a balanced family-oriented layout. The duplex’s interior boasts 9-foot ceilings throughout, elevating the sense of space and openness. The design thoughtfully places the kitchen at the front, inviting guests into the home, while stairs on the right lead to the private upstairs bedroom suite. The ADU offers a two bedroom and two & half baths. the unit is accessible via a private side entrance with a dedicated walkway. Its layout includes a ground-floor living room, a galley kitchen, and a discreet powder room beneath the stairs, designed to contain guest traffic and maintain privacy upstairs. The upstairs bedrooms each feature luxurious bathrooms with expansive showers, adding an element of modern elegance. Both units enjoy thoughtfully landscaped outdoor spaces—private patios, backyard areas, and gated front yards—creating welcoming environments for residents and visitors alike. Courtyard design offers separate guest quarters, private courtyard with in-ground heated pool and an open/covered patio! Spacious open floor plan offers volume ceilings with crown moldings, clerestory windows, and updated flooring to include new wood floors in the master suite, new carpeting in guest suites, and ceramic tile in the living areas. This inner-city garden was designed to meet the needs of a young family who like to entertain but still required solutions for storage and off street parking. Key to the design was connecting the two different areas of the lower courtyard with the upper carstand area. A solution was obtained through constructing an intermediate landing with built in seating and a new gas BBQ. An open style steel balustrade allows for safety between the two areas and visually takes full advantage of the depth of the property. All-weather protection provided by retractable awnings to both upper and lower areas ensures year round enjoyment. Sliding doors in the garage help the generous storage recede into the design. Spotted gum hardwood timber decking extends the internal areas outside and the wrap around steps further connect the spaces by providing an inviting entry to the BBQ area. A large floating timber bench seat is both practical and breaks up the large retaining wall to the upper carport. A grey and white colour palette provides a sophisticated look whilst highlighting punctuations of playful colour and contemporary styling to link the children’s play areas with the home.

The client wanted to use the property for charity events, so a large flat turf area was constructed at the back of the property, perfect for setting up tables, chairs and a stage if needed. It also created the perfect look out point into the back of the property, dropping off into a ravine. A lot of focus throughout the project was the plant selection. With a large amount of garden beds, we wanted to maintain a clean and formal look, while still offering seasonal interest. We did this by edging the beds with boxwoods, adding white hydrangeas throughout the beds for constant colour, and subtle pops of purple and yellow. The key design driver for the project was to create a simple but contemporary extension that responded to the existing dramatic topography in the property’s rear garden. The concept was to provide a single elegant form, cantilevering out into the tree canopies and over the landscape. Conceived as a house within the tree canopies the extension is clad in sweet chestnut which enhances the relationship to the surrounding mature trees. Large sliding glass panels link the inside spaces to its unique environment. Internally the design successfully resolves the Client’s brief to provide an open plan and fluid layout, that subtly defines distinct living and dining areas. The scheme was completed in April 2016

The client wanted a better flow throughout their landscape, as well as introduce straight lines to a space to modernize the irregular shaped pool. Their upper deck was where they did a majority of their entertaining so ensuring this space was large enough for both dining and lounge was the starting point of the design. Introducing privacy from the many on looking neighbours, without completely blocking it off from the rest of their own yard was important. Laser cut privacy screens added this filtered privacy. A round hot tub was added to the back corner of the property, which otherwise seemed like wasted space. Highlighted by the privacy panels in the same pattern used on the deck to create some consistency. Trees were both maintained and added where needs along the property to add greenery and privacy. The entire space now feels open within the backyard, but private from neighbours.

When they appointed Granit, our clients were living in the property which had previously been divided into a number of flats. The historic sub-division had resulted in an extremely poor use of space with redundant staircases, kitchens and bathrooms throughout. Our clients sought to reconfigure the property back into a single dwelling for his growing family. Our client had an eye for design and was keen to balance contemporary design whilst maintaining as much of the character of the original house. Maximising natural light, space and establishing a visual and physical connection were also key drivers for the design. Owing to the size of the property, it became apparent that reconfiguration rather than extension provided the solution to meet the brief. A metal clad ‘intervention’ was introduced to the rear facade. This created a strong horizontal element creating a visual balance with the vertical nature of the three storey gable. The metal cladding specified echoed the colour of the red brick string courses tying old with new. Slender frame sliding doors provide access and views of the large garden. The central circulation space was transformed by the introduction of a double height glazed slot wrapping up the rear facade and onto the roof. This allows daylight to permeate into the heart of the otherwise dark deep floor plan. The staircase was reconfigured into a series of landings looking down over the main void space below and out towards the tree canopies at the rear of the garden. The introduction of double pocket doors throughout the ground floor creates a series of interconnected spaces and the whitewashed Larch flooring flows seamlessly from room to room. A bold palette of colours and materials lends character and texture throughout the property. The end result is a spacious yet cosy environment for the family to inhabit for years to come.

A riverfront property is a desirable piece of property duet to its proximity to a waterway and parklike setting. The value in this renovation to the customer was creating a home that allowed for maximum appreciation of the outside environment and integrating the outside with the inside, and this design achieved this goal completely. To eliminate the fishbowl effect and sight-lines from the street the kitchen was strategically designed with a higher counter top space, wall areas were added and sinks and appliances were intentional placement. Open shelving in the kitchen and wine display area in the dining room was incorporated to display customer's pottery. Seating on two sides of the island maximize river views and conversation potential. Overall kitchen/dining/great room layout designed for parties, etc. - lots of gathering spots for people to hang out without cluttering the work triangle. Eliminating walls in the ensuite provided a larger footprint for the area allowing for the freestanding tub and larger walk-in closet. Hardwoods, wood cabinets and the light grey colour pallet were carried through the entire home to integrate the space.

This full property landscape design and build presented Pro-Land with the opportunity to creatively work with existing grades, while considering the restrictions of an abutting conservation authority. Keeping this in mind we were able to optimize the views of the greenery around the property, while creating a functional outdoor entertainment area. The client wanted a classic design for the front; flagstone walkways to tie in with the colors from the house and an entry wall frames the front door. The goal in the backyard was to create various areas for entertaining, without sacrificing play spaces for their children – the size of the property made accommodating their wishes fairly easy. A sports court, pool with water feature, cabana, and outdoor kitchen ensure these homeowners don’t have to go far for their next vacation.

To connect the spaces and reveal the views from every vantage point, the team reconfigured the layout to create vistas, and installed window film to reduce solar heat gain. These modifications increased efficiencies, reused 90% of the interior envelope and did not impact the exterior structure of the building. In addition to providing incredible views, opening up the plan allows cross ventilation, maximizing the use of ocean breezes to cool the interior. The result is an effortless flow and maximization of space. Throughout the interior, dark materials express the concept of respite in the shade, and emphasize the sweeping views of the Caribbean Sea. Millwork crafted by local artisans from local materials establishes hierarchy – providing a clear understanding of the layout – and filters light to create privacy and drama. Screens help define the spaces and create suspense. Varying screen opacities serve specific functions: nearly opaque screens build suspense, translucent screens provide privacy, and reflective screens – as seen in the kitchen ceiling – create mystery in the core where light and views are challenged. Referencing the seaside location, the baseboards create a sense of being in a deep shallow. The 16” tall baseboards create a pool effect, engaging the walls with Cradle to Cradle certified Mosa tile flooring. The irregular height also conceals power and data cabling. This impressive bespoke fitted media wall, tailored storage and display features, was handcrafted and installed by Bespoke by Acorn for our clients’ private family residence in Sutton, Surrey. Spanning the entire wall from floor to ceiling, the structure and style make the unit look and feel like an architectural part of the living room. The custom-built joinery features handcrafted built-in storage and lighting, with plug sockets and cables elegantly concealed. We also created the curtain rail which integrates seamlessly into the TV unit and wall panelling achieving a cohesive, streamlined look. Natural oak grain with a dark grey luxury finish The custom-built TV wall cabinet is modern minimalist in design and flawlessly finished in oak with a graphite wood stain. This sophisticated deep grey colour reflects the resurgence of retro luxury in interior design and matches the style of the property’s interior décor scheme. A premium quality satin lacquer gives the surface a protective hardwearing finish. Bespoke layout, storage and lighting For this media wall unit, our clients wanted to have open made-to-measure display areas with low-level cupboards for storage. The lower cabinets have sleek, minimalist doors featuring an effortless, push to open, handle-free design. Bespoke integrated dimmable LED lighting which adds visual dimension, illuminates artworks and brings an attractive ambience to the room.
