We had the pleasure of adding some serious style to this pied-a-terre located in the heart of Austin. With only 750 square feet, we were able to give this Airbnb property a chic combination of both Texan culture and contemporary style via locally sourced artwork and intriguing textiles. We wanted the interior to be attractive to everyone who stepped in the door, so we chose an earth-toned color palette consisting of soft creams, greens, blues, and peach. Contrasting black accents and an eclectic gallery wall fill the space with a welcoming personality that also leaves a “city vibe” feel. Designed by Sara Barney’s BANDD DESIGN, who are based in Austin, Texas and serving throughout Round Rock, Lake Travis, West Lake Hills, and Tarrytown. Water was an issue flowing down the mountain, so many rocked swales divert the flow. The area which we are presenting is the rear of the house that will be used to entertain family and friends, a place to unwind in the evenings and weekends. We designed the outdoor areas to meet the needs and desires of the owners. When one walks through the breezeway not only to see an expansive valley view, but a relaxing fireplace and living area below where relaxing begins. Walk down the stairway of natural cut stone, you wonder through a landscaped garden onto the living area patio. Looking to your left is the pool with ample hardscape pool deck; large enough for a party or just the intimacy of two. Separating, yet joining the two areas is the grilling island, bar and outdoor wood burning oven. On the other side of the living area we go down a few steps to the raised planters and conservatory/greenhouse where plant are enjoyed from seedling to flower, or one can read a good book. Each area has it’s own personality for conversation or contemplation. The area is surrounded with plantings to provide color or to silhouette on the gray winter sky.

This is what you’ll see if you step through the back door of my 100-year-old home. The back yard is terraced by a large raised planter that spans the width of the lots for both the main house and the guest house. The raised bed is planted from end to end with upright growing rosemary, which provides a beautiful uninterrupted horizontal line of gorgeous green year round. Three Italian cypress trees are also in the planter and offer a nice vertical transition between the two levels. A stone seating bench integrated into the wall of the raised planting bed creates lots of great seating for outdoor entertaining. Among other details, a beautiful yucca plant in Impruneta terra cotta urn with handles sits on the stone bench. I hope you’re enjoying these photos that celebrate my home’s centennial year.

Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. The Stampede has been designed with a modern twist while embracing its Northwest lodge style roots. The Stampede is a natural fit for large families in need of multiple gathering areas. Metal shed style roofing shelters large picture windows on three stories adding an elegance to the warmth of the natural wooded setting. Knotty alder trim, solid doors, and hand scraped hardwood floors are all standard features. The entire north side of the Stampede is committed to views, providing picture perfect vistas year round. This get-a-way features a large kitchen, two master suites, large great room areas, flex room excellent for additional sleeping space or an office, and a large rec room perfect for entertaining anyone from grand-kids to grandparents.

On the top floor Anna and Brian each have large offices separated by a Jack and Jill bath and walk in closets. The outdoor balcony on the second floor provides a sitting area with a great valley view and a quatrefoil opening at the end that targets the lush California greenery. Matching barbed quatrefoil windows are also to be found in the kitchen and master wardrobe area. Ceramic murals and pieces of Brian and Anna’s art collection are encountered at key points around the perimeter of the house and also within the house. The roof is a classic clay tile roof with half round copper gutters and round downspouts. The rounded entry turret has deeply inset windows reminiscent of early adobe construction. Chosen by the owners, a boutique in Santa Barbara carefully crafted the black wrought iron lanterns used throughout the house. Indivar Sivanathan
