McKeesport Downtown Housing, formerly a YMCA, is an 84-unit SRO for people at risk of homelessness. The old brick and terracotta building was important historically for McKeesport. The decision to design the project to Passive House criteria actually went a long way to making the pro-forma work. This project was the first large scale retrofit to be designed to meet Passive House Standards in the US. Another major concern of the project team was to maintain the historic charm of the building. Space was at a premium and a reorganization of space allowed for making larger resident rooms. Through a community process with various stakeholders, amenities were identified and added to the project, including a community room, a bike storage area, exterior smoking balconies, single-user rest rooms, a bed bug room for non-toxic treatment of bed bugs, and communal kitchens to provide healthy options for food. The renovation includes new additional lighting, air-conditioning, make-up air and ventilation systems, an elevator, and cooking facilities. A cold-weather shelter, 60-day emergency housing, bridge housing, and section 8 apartment rentals make up the housing programs within the shelter. Thoughtful Balance designed the interiors, and selected the furniture for durability and resistance to bed bugs. The project team worked closely with Zola Windows to specify a unique uPVC window that not only offers passive house performance levels at an affordable cost, but also harmonizes with the building’s historic aesthetic. Zola’s American Heritage SDH (simulated double hung) from the popular, budget-friendly Thermo uPVC line was specified for the project. The windows implemented in this project feature a lower tilt & turn window and a fixed upper for maximum airtightness and thermal performance. We removed the patio door and replaced it with a single door and window to allow us to expand the foot print of the kitchen. When completed the main floor is much more open and light, the old formal living room is now a family room, the old family room is a sitting area and dining area, the kitchen is larger and more functional. A new “mudroom” was created to include a “drop zone”, bench, cubbies and pantry area. An old “wine” area was converted to be more of a butler’s pantry. The new cabinets are Tedd Wood Landmark in a white shaker style. Custom floating shelves were constructed for the corners and new bay window was installed. Finishing off the project, the powder room was remodeled, new doors on the hall closet and powder room, glass barn door leading to the basement a new entry door were installed. The main stair case was refinished along with the railing and the hardwood floors were refinished.

Our Denver studio renovated this home for clients who love to play with bold colors, prints, and patterns. We used a black-and-white island with white cabinetry, a sleek black hood, and gold metal pendants to create a modern, elegant vibe in the kitchen. The living area provides loads of comfort with a massive neutral-hued sectional and single sofas, while an accent fireplace and TV unit complete the look. The dining room flaunts a striking green accent wall, printed window treatments, and a black modern-traditional chandelier. The bedroom and bathrooms are a luxurious indulgence with natural, neutral hues and practical yet elegant furniture. These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. This bathroom featured a bathroom divided into two areas, a vanity area and a shower/ toilet room. We we replaced an acrylic shower surround with a custom tile shower. We found a surprise on the exterior wall when we removed the acrylic surround.... termite damage. There were sections of the wall that were literally sawdust! We had to remove the exterior siding and sheathing, reframe the wall and window and install new sheathing and siding before we could move on with the shower. The custom tile shower is a twist on a classic subway tile. We used larger 8" x 20" tiles for the shower wall instead the traditional 3" x 6" size. We completed the shower with a marble bench, recessed niches and a rain head style shower head with a handheld shower wand. We carried the wall tile down the exterior wall to create an accent wall in the toilet area.

These clients are your typical, plant-loving millennials who, slowly and on a budget, are bringing a unique vision for their home to life. Color, while important to every homeowner, was clearly important to these homeowners. With one homeowner being an artist with an affinity for pink, the couple went through a gamut of cabinet color options including olive, teal, navy, and mustard. Assisted by interior designer Erinn Farrell, they landed on a custom paint color – Benjamin Moore’s Evening Blue – for the cabinetry, complemented by clear Alder in a natural stain. The retro, Mid-Mod Squares tile backsplash in custom colors from Mercury Mosaics gives a nod to the original style of the home built in the 1950's. The overall layout of the kitchen didn't change much, but the pantry and baking center on the refrigerator wall are new features that provide much needed storage. The main living area, however, did go through some major changes. The wall separating the kitchen and dining room came down, and the small doorway connecting the dining and living rooms was transformed into a larger arch. The original wood floors (found beneath not one, but two layers of linoleum) received a fresh stain. The homeowners also knocked down the wall that sectioned off the stairs and built a slatted wood partition themselves. It was originally going to be a reeded wall, but they added the boxes for extra support, giving it more character in the end. At Revival House we love a unique, bold project. However, the fact that these clients love the new kitchen and can’t believe they get to use it every day is the best compliment!

To create a soothing oasis for our busy bicoastal client, like we did for her Bay Area residence, we took cues from her petite NYC apartment’s architectural features and floor to ceiling windows as a foundational starting point for a luxurious interior design upgrade boasting brilliant décor and personality. And to make the space have a similar feel to her San Francisco home, Décor Aid’s interior designer Victoria C. set about to create the same sense of comfort and consistency that we did for her first project with us. Centered around her modern art collection, our client wanted a modern, fun, comfortable, and casual interior design upgrade for her apartment that boasted a light and airy feel along with a pulled-together sense of everyday urban glamor. From room to room, Victoria’s main objective was to create a quick budget-friendly turnaround with furnishings that were neither too precious or required custom construction – everything needed to be ready on the go as you can imagine for a client with such a heavy, frequent commute. For the living room, a transitional sectional in a rich purple hue was brought in for an easy sense of relaxed drama, was finished with pillows in complimentary jewel tones, and punctuated with a graphic cubist wall hanging featuring tonal shades of matte and muted gold. In order to break away from the rooms angular lined furnishings, a rounded glass-topped coffee table was sourced to also make the living room appear larger than it is. And a white sculptural Eames chaise was introduced as a conversation starter and juxtaposition to the indulgent color scheme of the other furnishings. For the den, Victoria placed a playful boldly hued collaged wall hanging above a somewhat traditional gray couch to emphasize a non-fussy approach to the room’s décor. While a modern rustic shelving unit was introduced to do triple duty as an entertainment center, a mini-library, and a spot to highlight decorative objects and collectibles.

Artsy + Airy Open Concept Living - Working with an open concept space can have its advantages...spaces often appear larger, lots of natural sunlight, great for entertaining. However, often times, the caviot is that you have to commit to a concept and keep it cohesive throughout, which can present some challenges when it comes to design. Collectively, the entry, dining, living and kitchen were all open to the centered stairwell that somewhat divided the spaces. Creating a color palette that could work throughout the main floor was simple once the window treatment fabric was discovered and locked down. Golds, purples and accent of turquoise in the chairs the homeowner already owned, creating an interesting color way the moment you entered through the front door. Infusing texture with the citron sea grass-grass cloth wall covering, consistent with the fireplace/TV combo, creating one focal point in each space is key to your survival with an open floor plan.
