- 16 FLOOR LAMP. 16 is formed by sequentially pouring three separate layers of coloured, molten glass (in varying opacities) on a horizontal plane. The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths.
For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.

This custom bathroom vanity was designed to feel rich, luxurious, and timeless through a carefully layered combination of warm materials, tailored detailing, and elevated craftsmanship.
The vanity cabinetry features a rich dark brown stain applied to a custom double-beaded shaker profile, adding depth, sophistication, and a furniture-like quality to the space. Bright brass hardware and luxurious brass plumbing fixtures introduce warmth and refinement, creating a striking contrast against the darker wood tones while enhancing the overall sense of elegance.
A honed quartz countertop and backsplash bring softness and subtle movement to the design. To further elevate the space, the backsplash was extended to 8 inches high — double the standard height — creating a more custom and luxurious feel while also providing added durability and visual impact. The backsplash edge was finished with a gentle curve detail that softens the linearity of the vanity and adds another thoughtful layer of craftsmanship.
Above the vanity, custom medicine cabinets were designed to seamlessly coordinate with the vanity cabinetry, creating a cohesive and integrated architectural look. The interiors feature custom back-lit acrylic shelving that glows with a warm golden tone, adding both function and an unexpected layer of luxury when opened. This subtle illuminated detail enhances visibility while creating a jewelry-like effect within the cabinetry.
A maple stained wood pocket door with frosted glass panels was incorporated to elegantly separate the vanity area from the toilet and shower space. This design solution allows natural light to flow throughout the bathroom while maintaining privacy and reinforcing the warm layered material palette used throughout the room.
Tall proportions, layered lighting, and reflective surfaces help the room feel bright, balanced, and elevated while maintaining a timeless aesthetic that will endure for years to come.

Bridle Path Residence — Primary Bedroom Suite
This Bridle Path Residence primary bedroom is designed as a quietly luxurious private retreat, balancing the architectural formality of the home with a softer, more intimate residential atmosphere. The space demonstrates how classical detailing can be paired with expressive colour, layered textiles, and contemporary lighting to create a bedroom that feels both elegant and personal.
The architecture establishes a calm, cohesive backdrop. Crisp white wall panelling, substantial crown moulding, and a carefully detailed recessed ceiling create a sense of proportion and permanence. Rather than competing with the furnishings, these architectural elements provide a restrained framework that allows texture, colour, and light to become the defining layers.
A custom fireplace creates an architectural focal point within the bedroom. Its clean, linear treatment is deliberately understated, allowing the fire itself to introduce warmth and atmosphere without overwhelming the room. The fireplace also visually connects the bedroom to the adjoining sitting area, creating a sense of continuity across the suite.
The recessed ceiling is an important design feature. Layered moulding frames the central ceiling plane, while concealed perimeter lighting creates a soft architectural glow. This indirect illumination gives the room a warmer evening character and highlights the geometry of the ceiling without relying solely on decorative fixtures.
The upholstered bed provides a substantial yet comfortable centrepiece. Its tall, softly rounded headboard introduces a tactile quality against the crisp architectural envelope, while the layered bedding and collection of jewel-toned cushions bring personality into the otherwise neutral setting.
Colour is used selectively but confidently. Deep fuchsia, sapphire blue, plum, and charcoal accents create a sophisticated jewel-tone palette that contrasts with the white architecture and pale textiles. These richer colours make the room feel curated and expressive while maintaining an overall sense of serenity.
The adjoining sitting area extends the bedroom beyond its sleeping function. A pair of sculptural upholstered chairs and a richly coloured ottoman create a small private lounge, allowing the suite to function as a complete retreat rather than simply a bedroom. Artwork introduces another layer of personality and creates a visual transition between the two spaces.
The hardwood flooring provides warmth and continuity, grounding the predominantly light palette and connecting the bedroom with the rest of the residence. The combination of wood, upholstered surfaces, reflective accents, architectural millwork, and soft lighting creates a carefully balanced sensory experience.
Overall, the design is an expression of refined residential luxury with a more personal and intimate character. Classical millwork establishes timelessness, while jewel-toned textiles, sculptural furnishings, contemporary lighting, and curated artwork prevent the room from feeling overly traditional. The result is a sophisticated primary suite designed for comfort, privacy, and understated glamour.

Living Room in Trailside View | Refined Transitional Home in Scottsdale, AZ |

Key Feature: A full home remodel and furnishings project anchored by white oak cabinetry and countertops, where the clients gave Living with Lolo real creative freedom to play with bold fabrics, wallpapers, and drapery that most homeowners would talk themselves out of.
Challenge: Transitional design can play it safe by default, neutral palette, inoffensive finishes, nothing that makes you catch your breath. The remodel needed a strong foundation that felt refined and timeless, but the clients wanted more than that. They wanted a home with personality, and the challenge was channeling that creative openness into something cohesive rather than chaotic.
Solution: Living with Lolo used white oak cabinetry and countertops to ground the remodel in warmth and quiet sophistication, then let the soft goods carry the personality. Bold fabric choices, expressive wallpapers, and thoughtful drapery gave each room its own moment without losing the thread that connected the whole home. Because the remodel and furnishings were managed together under one roof, the bolder design choices landed the way they were intended to rather than feeling like afterthoughts layered onto a finished renovation.
Materials: White oak cabinetry, white oak countertops, curated wallpapers, bold upholstery fabrics, custom drapery, and layered accessories sourced through Living with Lolo's trade relationships.

An eclectic array of artwork and layered Bokhara rugs create a comfortable living space. Weiss put together the gallery wall starting with one piece and worked outward. "It's like putting together a puzzle," she says.
One of the most significant changes made to the building is the addition of windows and doors along the back wall. Constructed from steel and double-pained glass, the windows are at once referential and thoroughly modern.
