Want to sell your house in 2016? It’s a great year to sell your home and if you go about it the right way you’ll get what it’s worth and maybe more.
Now I could write this post and do the usual “do this, “do that” type stuff but I wouldn’t be doing you any favors. Because unless you know your numbers and the value of your home, you could wind up leaving money on the table or even losing it.
So here you go.
If you want tips for selling your house in 2016, listen to me - a guy who has bought and sold hundreds of properties as a full-time professional Real Estate Investor. Before you repair anything or call a real estate agent…
...you have to know your numbers.
Tip #1: Know the After Repair Value (ARV) of Your Home
If you’re going to get the right amount of money for your house, you have to know the After Repair Value (ARV). Essentially this means that you should know what your home can sell for after it’s is 100% rehabbed.
If you have a house that you can sell for $120,000, you need to know that. If it will sell for $350,000, you need to know what you need to do to your house to get it there. At the same time, you don’t want to overdo it.
If you have a house that’s currently worth $100,000 as is and it can sell for $115,000 when it’s all fixed up, you may or may not want to put the money into a rehab job. If you put $10,000 in just to make an extra $5,000, it might not be worth the hassle.
So whatever you do, know what it’s worth now (as -is) and know what it’ll sell for afterward. If you want to find out how much your house is worth, there are plenty of agents out there who will give you comps (Comps is a term that is short for “Comparisons” that lets you determine an appraisal value for your home by comparing it to recently sold homes in your area that are similar to yours) or advice for free, so ask them.
So don’t over do it, but don’t be hesitant to put money into your house if it’ll yield a big payoff when you sell it.
TIP #2: Make Your Agent Work For You
After you determine your ARV and enlist a good agent to help you sell your home, It might be worthwhile to hop in their Escalade to drive around town and look at some high end houses in your area to see what kind of upgrades they have. And when you see a common theme, you’ll have a good idea as to what kind of upgrades you might want to do to be able to sell your house.
Granite? Concrete? Tile? Carpet? Wood floors?
It depends.
I don’t know your area or market so you have to do the research, ask your agent questions, and exercise wisdom. Every market is different and you don’t want to put money into an upgrade or rehab if it’s not the type of thing people in your area are looking for.
So talk to a competent agent, and even offer to pay them a bit more in commissions if they can sell your home for a higher price.
This is not a waste of money.
A good agent with a proven track record is worth every penny because they know exactly what needs to be done to sell your home for the most money.
Tip #3: Interior Improvements
So once you have an idea about what your home is worth, have a good agent, and have toured homes in your area to see what kind of upgrades homes in your area typically have, it's time to look at your interior to decide what you should and shouldn’t do to sell your house in 2016.
No matter what you do, you need to be wise about it. Maybe you live in non-traditional or funky house. That’s fine. Just go through 2 or 3 times with a notepad, write down the frustrations you have with it, and do what you need to do to make it functional, warm, beautiful, and inviting.
Interior must-haves:
1. Make sure your kitchen is functional.
2. Always have (or add) a 2nd bathroom: If you don’t have a second bathroom, build one. Sure it could cost you $5-$6k, but it could net you an additional $20k when you sell. No matter what you do, make sure there is a second bathroom. It’s a must.
1. Open floor plans are huge in 2016: If you don’t have one, first- make sure it’s right for your area, and if it is, create one. This might mean building or breaking down a wall, but it’ll pay off in the end.
2. Stage your house: Just do it. Staging your home means that you hire a home stager and/or an interior design consultant (like the lady on Love It or List It) to set up your home in the most inviting way possible and tell you everything you need to do to make it sell. You’ll pay some cash up front but staged homes are shown to sell for 6% to 10% higher according to realtor.org.
Tip #4: Exterior Improvements
Just like the interior, you have to make sure the exterior of your house looks appealing if you want to get the most value of your house in 2016.
Exterior must haves:
1. Add curb appeal: When people pull up to your house, most won’t even want to go inside or look at it unless it looks good from the curb. So make sure it looks gorgeous. Rake the leaves, plant some flowers, mow the lawn - make it inviting.
2. Make sure the picture on the MLS listing matches what your house currently looks like: People don’t want to look at a picture and pull up to your house, only to be disappointed.
3. Hire a professional photographer: This is crucial. It could mean the difference between someone viewing your house, or someone skipping it because the pictures look like a child took them. Hire a pro - it’s worth it. Ask me how I know.
4. Don’t paint your house diarrhea green or brown: This is just common sense. If you’re going to paint, use a neutral color. You don’t want to make your house unsellable because you chose an odd color or made a bad decision elsewhere.
Tip #5: Common Sense, Common Sense, Common Sense
No matter what you do or do not do, don’t make any hasty decisions. Ask your agent questions, look around, be observant, and don't do anything extreme. If you need to fix up your house to see a big profit, do it. If you have a modest budget and improvements won’t raise the value or your house (the ARV) anyways, don’t go crazy.
2016 is a great year to sell your house.

Bud Kane has remodeled nearly every room in his own home over many years. Now reaching his 70’s, he contemplated heading up a major kitchen and laundry room renovation himself, planning on doing the carpentry work with his own hands. “I was not convinced I would ever meet anyone who could do it as well as I could do it myself”, said Bud. Ruth and Bud spent 5 years visiting kitchen firms and interviewing designers. They couldn’t however bring themselves to pull the trigger on the project, until they met Advance Design Studio in 2015.
“No one understood what I wanted”, said Ruth. She was continually frustrated by experiences with designers who weren’t hearing what was important to her. “Everyone kept designing my kitchen with what they thought it should look like; I couldn’t find anyone who would listen to me”!
When they met designer Scott Christensen from Advance Design Studio, they liked him right away. He listened to Ruth and designed a kitchen that she loved, all the while interjecting years of wisdom and design expertise that Ruth appreciated. “The finished product is better than I expected”, says Ruth. “I respected Scott’s opinions and together we created the perfect place for me to bake with my grandkids and truly enjoy the kitchen and laundry room I’ve been dreaming of for many years!”
The kitchen transformation began with removing the home’s soffits, and extending new painted maple cabinetry to the ceiling with the addition of an elegant crown molding. Ruth’s new Vita Mix holds a coveted place on her counter, and adjustments were planned to size the cabinets in conjunction with the under cabinet decorative light molding to fit this appliance just right. “This one small detail was really important to me”, says Ruth smiling. An elegant new island replaced the original island, complete with room for 3 stools where her grandchildren will sit to make home-made pasta every Thanksgiving, and cookies at Christmas time. “Traditions are very important in my family, and making my kitchen work to suit cherished activities with my family was the number one reason this renovation was so desired”, replied Ruth when asked about the island.
A picture perfect new tea station replaced a cluttered unused desk area, creating a wonderful place to prepare hot drinks for sipping any season of the year while overlooking the couple’s wonderfully manicured gardens from the lovely 3 season’s room just off the kitchen. The soft sage island bead panel detail was repeated on the backsplash, replicating the feel of a fine old piece of furniture.
The biggest problem with the laundry room was 3 doors, one from the garage, one from the closet, and one to the hallway. “Scott designed a pocket door, and oh what a dream it is now to bring groceries in from the garage!” exclaims Bud who grew to disdain this task! Doing laundry is now a breeze in this attractive new space that doubles as a wonderful pantry for the kitchen with room to store food items that didn’t have a home in the poorly designed original space.
New Hickory distressed wood flooring was laid both in the kitchen and leading to the hall foyer. Soft gray wood-replicating porcelain was placed in the laundry area, making for an easily cleanable surface for what doubles as a mud room from the garage. Creamy tumbled marble graces an unobtrusive backsplash spilling onto shiny granite counter tops in a rich earthy pattern of fall colors that mimic colors throughout the home. Advance is known details that included custom crafted furniture toe kicks, luxurious crown moldings, and beaded under cabinet moldings. The kitchen is complete with a glass display cabinet showing Ruth’s treasured china tea collection.
Early on, it was initially only their intention of purchasing cabinets for the new design. They were so impressed however with Advance Design’s complete program for budgeting, design, installation and management that it became clear to them both that they wanted Advance to handle the entire project from start to finish. “After seeing the quality work they did, coupled with the in-house team completely dedicated to our satisfaction, it became apparent there was no other choice but to hire them to handle everything. And we’re so glad we did, we have not one regret”, says Bud.

West Des Moines two story homes create challenges for homeowners with layouts including small rooms that don’t seem to flow together. The family that lives in this home found that entertaining and gathering in the kitchen was almost impossible with the current layout and asked for an addition to solve the problem. After listening to the challenges of that they faced and working with the homeowners, a new solution emerged without an addition, reducing the overall budget and allowing the whole main floor to be updated.
By removing the wall between the kitchen and dinning room, the team was able to design an island for family and friends to congregate around. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway.
The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views.
Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel.
To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection.
“Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.”
The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space.
An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light.
When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons:
1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.”
2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.”
3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.”
4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.”
Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.”
The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.
