Designed By: Sarah Buehlman Marc and Mandy Maister were clients and fans of Cantoni before they purchased this harbor home on Balboa Island. The South African natives originally met designer Sarah Buehlman and Cantoni’s Founder and CEO Michael Wilkov at a storewide sale, and quickly established a relationship as they bought furnishings for their primary residence in Newport Beach. So, when the couple decided to invest in this gorgeous second home, in one of the ritziest enclaves in North America, they sought Sarah’s help in transforming the outdated 1960’s residence into a modern marvel. “It’s now the ultimate beach house,” says Sarah, “and finished in Cantoni from top to bottom—including new custom cabinetry installed throughout.” But let’s back up. This project began when Mandy contacted Sarah in the midst of the remodel process (in December 2010), asking if she could come take a look and help with the overall design. “The plans were being drawn up with an architect, and they opted not to move anything major. Instead, they updated everything—as in the small carpeted staircase that became a gorgeous glass and metal sculpture,” Sarah explains. She took photographs and measurements, and then set to work creating the scaled renderings. “Marc and Mandy were drawn to the One and Only Collection. It features a high-gloss brown and white color scheme which served as inspiration for the project,” says Sarah. Primary pieces in the expansive living area include the Mondrian leather sectional, the Involution sculpture, and a pair of Vladimir Kagan Corkscrew swivel chairs. The Maisters needed a place to house all their electronics but didn’t want a typical entertainment center. The One and Only buffet was actually modified by our skilled shop technicians, in our distribution center, so it could accommodate all the couple’s media equipment. “These artisans are another one of our hidden strengths—in addition to the design tools, inventory and extensive resources we have to get a job done,” adds Sarah. Marc and Mandy also fell in love with the exotic Makassar ebony wood in the Ritz Collection, which Sarah combined in the master bedroom with the Ravenna double chaise to provide an extra place to sit and enjoy the beautiful harbor views. Beyond new furnishings, the Maisters also decided to completely redo their kitchen. And though Marc and Mandy did not have a chance to actually see our kitchen displays, having worked with Sarah over the years, they had immense trust in our commitment to craftsmanship and quality. In fact, they opted for new cabinetry in four bathrooms as well as the laundry room based on our 3D renderings and lacquer samples alone—without ever opening a drawer. “Their trust in my expertise and Cantoni’s reputation were a major deciding factor,” says Sarah. Not too long ago, I visited a house in the town of Fulwood in Preston, Lancashire. My client had a Terracotta tiled floor which had been neglected for many years and in their attempt to improve it had unfortunately been given some very poor advice by tile retailers, all of whom sold him different products, and each of which was unsuitable. Using these different products in succession had resulted in the depreciation of the floor’s texture and smoothness, in turn making the clay difficult to clean and maintain. As per my usual process I ran a small test clean to demonstrate what could be done to improve the floor and I was commissioned to restore the floor back to its former glory. I started by mixing a strong cleaning solution consisting of one part Tile Doctor Pro-Clean to three parts water. The solution was applied to the floor and left it to dwell for a short period. The high alkaline cleaner seeps into the pores of the tile getting underneath and lifting out the ingrained dirt and breaking down the old sealers. Then, I agitated the floor using a scrubbing pad fitted to a rotary floor machine before using a wet vacuum to suck up the resulting soiled solution. There were a few paint marks dotted across the floor, but these were not noticeable until after I had given the Terracotta a deep clean. To remove the paint marks I used Tile Doctor Remove & Go, which is specially formulated to break down paint stains, adhesives and coatings. This product was used in combination with a steamer which, when applied directly to the tiles, helped to lift the paint out. Following this, I rinsed the entire floor a couple of times to remove any trace of cleaning product, and vacuumed up the excess moisture. It’s always best to let the floor dry completely prior to sealing as applying sealer to a damp floor will affect the sealer. I left the house to allow this to take place overnight returning the next day. To get the best out of the Terracotta I sealed the floor using one coat of Tile Doctor Colour Grow, which is an impregnating sealer that soaks into the pores of the tile and acts as both as a bonding sealer enhancing the natural colours and darkening the clay (as requested by my client). After the coat of Colour Grow had dried, I applied a further seven coats of Tile Doctor Seal & Go, which achieves a nice, low sheen Satin finish. Design objectives: Create a more functional, spacious layout in the primary bath Modernize the aesthetic while respecting the home’s transitional character Eliminate awkward bump-outs and toe-stubbing pinch points Design a large walk-in shower with thoughtful aging-in-place elements Incorporate a sculptural standalone tub that feels intentional, not crowded Improve laundry room utility and bring in natural light Introduce discreet yet effective storage in both rooms Make both spaces feel cohesive, light-filled, and livable for years to come The Remodel Design challenges to be solved: A bulky built-in tub jutted into the circulation path, creating toe-stubbing hazards The bathroom layout was awkwardly L-shaped, limiting flow and flexibility The shower and toilet were squeezed together in an enclosed room with poor use of space The linen cabinet in the bathroom was large and clunky, crowding the room The laundry room was undersized, lacked light, and had limited functionality The home featured transitional details that didn’t align with the clients’ more contemporary style The clients wanted both spaces to support future aging-in-place needs The Renewed Space Design solutions: Swapped the oversized tub for a freestanding sculptural version placed on an angle, clearing walkways and preserving window symmetry and light Reworked the footprint to create a rectangular layout that maximized space in both the primary bath and laundry room Removed the enclosed toilet/shower room and replaced it with a wide, glass-enclosed shower and a tucked-away toilet — all within a visually open and efficient layout Tucked a slim, full-height linen cabinet just behind the entry door — easily accessible without cluttering the visual field Retooled layout allowed laundry room to extend over the old shower/toilet space, also winning a window – this brightens the laundry space and the hallway beyond. Also added smart storage, a wide sink, folding counter, and broom cabinet with power. Balanced contemporary materials with transitional details — including a rich color palette, chrome finishes, mosaic accents, and herringbone tile in a larger scale for traditional flair Integrated aging-in-place features including a wide walk-in shower, large built-in bench with nearby handheld, and plenty of room for easy movement and accessibility Final Thoughts: By designing these two rooms in tandem, Samantha was able to create a smooth and thoughtful flow between everyday tasks and everyday comfort. The bathroom now offers generous circulation space, elegant materials, and features designed for longevity — including a large shower with bench seating and open sightlines that support accessibility. Just steps away, the laundry room is no longer a tucked-away closet but a light-filled, functional hub with room to fold, hang, rinse, and more (ex. recharge vacuum in a closet with power outlets). The Abraham Knowlton House (c. 1725) was nearly demolished to make room for the expansion of a nearby commercial building. Thankfully, this historic home was saved from that fate after surviving a long, drawn out battle. When we began the project, the building was in a lamentable state of disrepair due to long-term neglect. Before we could begin on the restoration and renovation of the house proper, we needed to raise the entire structure in order to repair and fortify the foundation. The design project was substantial, involving the transformation of this historic house into beautiful and yet highly functional condominiums. The final design brought this home back to its original, stately appearance while giving it a new lease on life as a home for multiple families. Winner, 2003 Mary P. The lifestyle of living on Lake Washington is naturally inclined towards entertaining and outdoor living. However, the homeowners of this Kirkland residence found that occupying the exterior space was difficult in part because there were few spaces that were protected from the harsh western exposure. They longed for a covered patio and more. Conversations and the design process focused on creating a four-season space that addressed the high-exposure demands of the site while also providing a comfortable space to relax and entertain. The concept of extending the existing second floor level deck as a way to provide protection emerged as an early solution in the process. With the use of natural stone pavers and treads, the existing lower level patio was nearly doubled in usable area with different zones for intimate or large gatherings. The stone treads transition gracefully into the landscaped portion of the site. The deck above was expanded upon and resurfaced with a low maintenance porcelain pedestal paver system. A glass panel railing is constructed without a top rail, which allows for views of the water to remain unobstructed while sitting or standing. A custom outdoor fireplace was designed to act as a central focal point and to provide definition for the gathering spaces. The concrete mass is punctured through with a two-way fireplace, providing visual and bodily warmth for year-round comfort and use of the space. An updated, modernized outdoor kitchen was a necessity for larger gatherings. Durable yet elegant surfaces were required for this high use area. Cabinetry incorporates Parklex wood panels that are sustainably sourced and finished for long-term durability. Countertops and backsplash were comprised of an exterior-grade porcelain slab. Stainless steel appliances complete a low maintenance workspace. Energy efficient products were mindful components of this project. New and dimmable LED recessed and indirect lighting provides illumination for entertaining late into the night. Tread lighting provides a beacon of light for returning boaters coming in from the lake. The homeowner shared their pleasure with their new spaces commenting that the design seamlessly integrates with the existing house. They find themselves enjoying and using their outdoor spaces more thoroughly and on a daily basis. The surprise for them was the unintended additional space resulting from the expanded deck above.
