Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

Referencing this square footage as an internal courtyard might be a stretch. A more accurate description would perhaps be the awesome things that New Yorkers can do with the tiny spaces we have. The parameters of the project lend to its description. This Tribeca residential building’s shared amenity space and gym on the lower level opens up onto a 350 square foot space of brick walls and concrete pavers. The south wall of this space is made up by the terraces belonging to the residential units above and while the setting allows for minimal ambient light, each balcony looks down onto the shared space below. In order to provide visual interest from the gym and the overhead views, Blondie’s designers Sara Baerwald and Eva Vessio utilized Jay Scott’s rectangle containers lining the north wall as well as surrounding the utilities in the southwest corner. They then created 8 foot faux boxwood hedge on the north wall and the appropriate height to conceal the utilities. From below the hedge creates the feeling of a courtyard and from above it softens the view of the once barren space. Adding color and functionality, the concrete pavers were replaced with rubber tiles in a bright aqua. To play off of this color and add a unique level of visual impact, artist Chris Pearson designed and painted a multi-color prism mural. Primarily on the east wall and then stretching over the hedges to the south, the depth and dimension that this mural provides for the space is incredible. It is a testament to the successful solutions we conjure when thinking outside the box and allowing for unique site specific resolutions.

Old Dairy Style kitchen and utility. A traditional framed kitchen with cockbead detailing, set into handmade cabinetry. Features include a floor to ceiling side panel, hand scribed to fit into the original stone wall and cupboards built into the sloping ceiling.

Standard Australian dedicated laundry room customized cabinet set. Upper wall-mounted cabinets provide overhead storage space for laundry detergent, cleaning supplies and household tools; the middle long marble countertop is equipped with a classic farmhouse deep sink for hand washing and soaking clothes. The right side precisely embeds stacked front-load washing machine and clothes dryer, the lower pull-out cabinet is specially designed to place detachable laundry sorting basket, classified washing and storage. All cabinet hardware meets Australian standard heavy load requirements, panel anti-termite treatment avoids pest erosion in long-term indoor use.

This thoughtfully designed mudroom blends style, durability, and everyday function, creating a welcoming transition space perfect for busy family living. The patterned tile flooring becomes an instant focal point—its bold, intricate design adds personality while offering durability and easy maintenance in a high-traffic area. A custom built-in bench with open cubbies keeps shoes, bags, and daily essentials neatly organized, while the white paneled wall with matte black hooks provides ample space for coats and backpacks. Warm wood cabinetry introduces natural texture and contrast, offering both upper and lower storage alongside a convenient utility sink with a dark stone countertop—ideal for rinsing boots, cleaning up after outdoor activities, or managing household tasks. The glass door floods the room with light and connects directly to the outdoors, enhancing visibility and making the space feel open and bright. This mudroom balances beauty and function, combining practical storage solutions, easy-clean materials, and stylish finishes to create an efficient everyday entry point that stays organized while elevating the home's overall aesthetic.

The laundry room is built into a centre 'island', which separates the family room from the bedroom area, creating privacy. The laundry area includes a hidden laundry chute that feeds a laundry basket, which is stored behind the the lower cabinet doors. The dehumidifer is located there as well, with air circulation created through a baseboard detail. Claire MacDonald

Custom cabinets featured are Delaware doors including two corner cabinets with lazy susans, a drawer within a drawer, refrigerator cabinet, silverware and utility drawer inserts, under cabinet dimmable LED lighting and a concealed key cabinet. Other cabinet details: • Upper: Frosty white. • Lower: Hearthstone Gray with Coffee Glaze • Varying length Stanton drawer pulls were chosen based on drawer width • Birch plywood interior with dovetail joints The cabinets are complimented by a backsplash of 2x4 inch Bone Crackle with beveled edge tile from AdexUSA with TEC Light Buff grout. The contrasting granite in the new counter space is Steel Gray. The new plumbing includes a Koehler Sensate Pull-Down Touchless Response faucet, Delta soap dispenser, and a disposal Air Switch by Insinkerator. Appliances are Bosch (slide-in range, range hood, microwave and dishwasher) with the exception of an LG French door refrigerator chosen for its non-clogging ice delivery system. The white oak floors are complimented with flush HVAC vents throughout the first floor. Stain color: Nutmeg. The floors are finished with Bona HD Traffic low VOC Floor Finish. The pendant light is Allen & Roth - 6-inch brushed Nickel Country Cottage Mini Clear Glass Bell, CP231BNK. The walls are painted with Sherwin Williams 7632 Modern Gray Duration Home Interior Acrylic Latex. New door hardware is Schlage brushed nickel.

The Oil Rubbed Bronze fittings and Espresso finished vanity reinforce the pattern created in the mosaic by the Emperador Dark Marble.
