Referencing this square footage as an internal courtyard might be a stretch. A more accurate description would perhaps be the awesome things that New Yorkers can do with the tiny spaces we have. The parameters of the project lend to its description. This Tribeca residential building’s shared amenity space and gym on the lower level opens up onto a 350 square foot space of brick walls and concrete pavers. The south wall of this space is made up by the terraces belonging to the residential units above and while the setting allows for minimal ambient light, each balcony looks down onto the shared space below. In order to provide visual interest from the gym and the overhead views, Blondie’s designers Sara Baerwald and Eva Vessio utilized Jay Scott’s rectangle containers lining the north wall as well as surrounding the utilities in the southwest corner. They then created 8 foot faux boxwood hedge on the north wall and the appropriate height to conceal the utilities. From below the hedge creates the feeling of a courtyard and from above it softens the view of the once barren space. Adding color and functionality, the concrete pavers were replaced with rubber tiles in a bright aqua. To play off of this color and add a unique level of visual impact, artist Chris Pearson designed and painted a multi-color prism mural. Primarily on the east wall and then stretching over the hedges to the south, the depth and dimension that this mural provides for the space is incredible. It is a testament to the successful solutions we conjure when thinking outside the box and allowing for unique site specific resolutions.

This house was built in 1994 and our clients have been there since day one. They wanted a complete refresh in their kitchen and living areas and a few other changes here and there; now that the kids were all off to college! They wanted to replace some things, redesign some things and just repaint others. They didn’t like the heavy textured walls, so those were sanded down, re-textured and painted throughout all of the remodeled areas. The kitchen change was the most dramatic by painting the original cabinets a beautiful bluish-gray color; which is Benjamin Moore Gentleman’s Gray. The ends and cook side of the island are painted SW Reflection but on the front is a gorgeous Merola “Arte’ white accent tile. Two Island Pendant Lights ‘Aideen 8-light Geometric Pendant’ in a bronze gold finish hung above the island. White Carrara Quartz countertops were installed below the Viviano Marmo Dolomite Arabesque Honed Marble Mosaic tile backsplash. Our clients wanted to be able to watch TV from the kitchen as well as from the family room but since the door to the powder bath was on the wall of breakfast area (no to mention opening up into the room), it took up good wall space. Our designers rearranged the powder bath, moving the door into the laundry room and closing off the laundry room with a pocket door, so they can now hang their TV/artwork on the wall facing the kitchen, as well as another one in the family room! We squared off the arch in the doorway between the kitchen and bar/pantry area, giving them a more updated look. The bar was also painted the same blue as the kitchen but a cool Moondrop Water Jet Cut Glass Mosaic tile was installed on the backsplash, which added a beautiful accent! All kitchen cabinet hardware is ‘Amerock’ in a champagne finish. In the family room, we redesigned the cabinets to the right of the fireplace to match the other side. The homeowners had invested in two new TV’s that would hang on the wall and display artwork when not in use, so the TV cabinet wasn’t needed. The cabinets were painted a crisp white which made all of their decor really stand out. The fireplace in the family room was originally red brick with a hearth for seating. The brick was removed and the hearth was lowered to the floor and replaced with E-Stone White 12x24” tile and the fireplace surround is tiled with Heirloom Pewter 6x6” tile. The formal living room used to be closed off on one side of the fireplace, which was a desk area in the kitchen. The homeowners felt that it was an eye sore and it was unnecessary, so we removed that wall, opening up both sides of the fireplace into the formal living room. Pietra Tiles Aria Crystals Beach Sand tiles were installed on the kitchen side of the fireplace and the hearth was leveled with the floor and tiled with E-Stone White 12x24” tile. The laundry room was redesigned, adding the powder bath door but also creating more storage space. Waypoint flat front maple cabinets in painted linen were installed above the appliances, with Top Knobs “Hopewell” polished chrome pulls. Elements Carrara Quartz countertops were installed above the appliances, creating that added space. 3x6” white ceramic subway tile was used as the backsplash, creating a clean and crisp laundry room! The same tile on the hearths of both fireplaces (E-Stone White 12x24”) was installed on the floor. The powder bath was painted and the 12x24” E-Stone white tile was installed vertically on the wall behind the sink. All hardware was updated with the Signature Hardware “Ultra”Collection and Shades of Light “Sleekly Modern” new vanity lights were installed. All new wood flooring was installed throughout all of the remodeled rooms making all of the rooms seamlessly flow into each other. The homeowners love their updated home! Flowing seamlessly from the great room is the kitchen, boasting stylish gray modern cabinets, white stone countertops, and brushed stainless steel appliances. Adjacent to the kitchen is the cozy eating area with a view of the outdoor living space. The spacious master bedroom also boasts a craftsman woodwork tray ceiling. The master bath is elegantly appointed with a thresholdless walk-in shower, a spacious tub, and a separate water closet. The master closet is outfitted with ample shelf, drawer, and hanging space. Hardwood floors grace the entirety of the home. The outdoor living space comprises two distinct areas. The first is a sizable flagstone-paved patio partially covered by a roof. The second outdoor living space is a covered screen porch featuring a stone fireplace, flagstone flooring, and a vaulted inlaid ceiling.

Referencing this square footage as an internal courtyard might be a stretch. A more accurate description would perhaps be the awesome things that New Yorkers can do with the tiny spaces we have. The parameters of the project lend to its description. This Tribeca residential building’s shared amenity space and gym on the lower level opens up onto a 350 square foot space of brick walls and concrete pavers. The south wall of this space is made up by the terraces belonging to the residential units above and while the setting allows for minimal ambient light, each balcony looks down onto the shared space below. In order to provide visual interest from the gym and the overhead views, Blondie’s designers Sara Baerwald and Eva Vessio utilized Jay Scott’s rectangle containers lining the north wall as well as surrounding the utilities in the southwest corner. They then created 8 foot faux boxwood hedge on the north wall and the appropriate height to conceal the utilities. From below the hedge creates the feeling of a courtyard and from above it softens the view of the once barren space. Adding color and functionality, the concrete pavers were replaced with rubber tiles in a bright aqua. To play off of this color and add a unique level of visual impact, artist Chris Pearson designed and painted a multi-color prism mural. Primarily on the east wall and then stretching over the hedges to the south, the depth and dimension that this mural provides for the space is incredible. It is a testament to the successful solutions we conjure when thinking outside the box and allowing for unique site specific resolutions.

This couple desired to expand their horizon and maximize their outdoor living space. Their back yard was part of a big hill and a major amount of excavation needed to level up the ground for any kind of flat space use • The homeowner’s goals where to have a big lower level patio to be able to walk out of their basement into stone patio • Space for outdoor jacuzzi • Space for outdoor wood burning fireplace and seating wall • Outdoor lower bar • Second floor large scale deck with a cooking bar • A walkway ramp for wheelchair access (covered with roof) • Lots of seating and entertainment space Challenges: The big backyard hill and big ground. Big stone retaining walls needed. Major excavation. Run utilities, such as gas and water and sewer for bar area. Resolve drainage. The project started with breaking ground, and haul away major amount of dirt from back yard, implementing over 300 ft of retaining wall covered in stone to sunk in the patio Cutting concrete walls in basement to create walk out into new patio New flagstone patio over concrete slab was designed with outer radius to own a wood burning fireplace and seating walls. Right side was covered with tall stone wall and raining to adjacent neighbors Under the deck area is a covered area for bar with stool seating wrapped with ledger stone and granite top and a secluded area for jacuzzi away from neighbors’ view A double-sided staircase was built connecting lower patio to wrapped around upper deck, The new Azak covered deck with listed rail system was equipped with cooking island, natural gas grill, sink and faucet, microwave and outdoor beverage center. A covered walkway ramp has given an opportunity for elder mother in wheelchair to be able to visit them and spend time outdoor with them. Beaded ceiling panels and hanging chandeliers has lid up this veranda. This three-story addition into back of this dwelling stand tall in this community and now more than ever this family get to enjoy their backyard and outdoors with friends and family The harmonizing choice of decking colors with ledger stone, granite tops, flagstone and veneer wall stones has given this outdoor project a standing ovation.

Standard Australian dedicated laundry room customized cabinet set. Upper wall-mounted cabinets provide overhead storage space for laundry detergent, cleaning supplies and household tools; the middle long marble countertop is equipped with a classic farmhouse deep sink for hand washing and soaking clothes. The right side precisely embeds stacked front-load washing machine and clothes dryer, the lower pull-out cabinet is specially designed to place detachable laundry sorting basket, classified washing and storage. All cabinet hardware meets Australian standard heavy load requirements, panel anti-termite treatment avoids pest erosion in long-term indoor use.
