This was our 2016 Parade Home and our model home for our Cantera Cliffs Community. This unique home gets better and better as you pass through the private front patio courtyard and into a gorgeous entry. The study conveniently located off the entry can also be used as a fourth bedroom. A large walk-in closet is located inside the master bathroom with convenient access to the laundry room. Inspiration for a mid-sized modern white tile and ceramic tile gray floor, porcelain tile and single-sink double shower remodel in San Diego with blue walls, light wood cabinets, a wall-mount toilet, quartz countertops, a hinged shower door, white countertops and a freestanding vanity

This 5687 sf home was a major renovation including significant modifications to exterior and interior structural components, walls and foundations. Included were the addition of several multi slide exterior doors, windows, new patio cover structure with master deck, climate controlled wine room, master bath steam shower, 4 new gas fireplace appliances and the center piece- a cantilever structural steel staircase with custom wood handrail and treads. A complete demo down to drywall of all areas was performed excluding only the secondary baths, game room and laundry room where only the existing cabinets were kept and refinished. Some of the interior structural and partition walls were removed. All flooring, counter tops, shower walls, shower pans and tubs were removed and replaced. New cabinets in kitchen and main bar by Mid Continent. All other cabinetry was custom fabricated and some existing cabinets refinished. Counter tops consist of Quartz, granite and marble. Flooring is porcelain tile and marble throughout. Wall surfaces are porcelain tile, natural stacked stone and custom wood throughout. All drywall surfaces are floated to smooth wall finish. Many electrical upgrades including LED recessed can lighting, LED strip lighting under cabinets and ceiling tray lighting throughout. The front and rear yard was completely re landscaped including 2 gas fire features in the rear and a built in BBQ. The pool tile and plaster was refinished including all new concrete decking.

There are several engineered components in the main support structure for this deck creation. Large subterranean footings were used to reduce the number of footings needed and to allow the structure to extend for long distances. Glulam beams were used as the main substructure which then held the intermediate structure directly below the deck surface. The siding was removed from the house so that the wall framing could be modified to carry the additional loads from the structure. The final piece of the substructure installation was comprehensive sealing and flashing at all the house integration points to prevent any water damage.

Richard Mandelkorn An awkward and disjointed addition to the original house was eliminated and opened up with some very strategic structural and space changes; The original kitchen and dining were chopped up by a large chimney and low, disjointed structural beams. The new expansive walnut butcherblock island and shaker-style kitchen is the focal point of the home, with sitelines throughout the house all the way from the entry to the living room addition. The pantry is tucked behind a concealed pocket door, creating unity in the kitchen space.

Our clients wanted to add on to their 1950's ranch house, but weren't sure whether to go up or out. We convinced them to go out, adding a Primary Suite addition with bathroom, walk-in closet, and spacious Bedroom with vaulted ceiling. To connect the addition with the main house, we provided plenty of light and a built-in bookshelf with detailed pendant at the end of the hall. The clients' style was decidedly peaceful, so we created a wet-room with green glass tile, a door to a small private garden, and a large fir slider door from the bedroom to a spacious deck. We also used Yakisugi siding on the exterior, adding depth and warmth to the addition. Our clients love using the tub while looking out on their private paradise!

This landscape of this transitional dwelling aims to compliment the architecture while providing an outdoor space for high end living and entertainment. The main elements of the kitchen are customized, hand-made Copper Range Hood above the large Gas Range with 6 burners. Those two components make from the kitchen a professional chief workspace which is very practical for use and looks gorgeous while you have guests over.

Balancing modern architectural elements with traditional Edwardian features was a key component of the complete renovation of this San Francisco residence. All new finishes were selected to brighten and enliven the spaces, and the home was filled with a mix of furnishings that convey a modern twist on traditional elements. The re-imagined layout of the home supports activities that range from a cozy family game night to al fresco entertaining. The porch is nestled into the overall design by keeping the roofline consistent with the rest of the main level. This gives the porch a different feel than the normal porch. There is a stream that runs around the porch giving that added sound component. The fireplace is seen from the backside.
