Our clients already had a cottage on Torch Lake that they loved to visit. It was a 1960s ranch that worked just fine for their needs. However, the lower level walkout became entirely unusable due to water issues. After purchasing the lot next door, they hired us to design a new cottage. Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. Designed by Carolina Maholik of Reico Kitchen & Bath in Chantilly VA, in collaboration with Victoriano Home Improvements, this transitional kitchen design features Merillat Masterpiece cabinets in the Martel Evercore door style in two finishes, Dove White (perimeter cabinets) and Riverbed (kitchen island). The kitchen countertops are Cambria Berywn. The kitchen includes a tile backsplash in Elon Opal in Gray 3x12 with a Light Pewter grout and Maytag, Whirlpool and KitchenAid appliances. “The clients were very big on the function of their space,” said Carolina. “The largest issue we faced was finding a balance between brightening and updating the look of the space while also not sacrificing the functionality of their daily lives. Many design iterations brought us back to classic beauty with an updated look that was the main gathering space of their home. My favorite aspect was seeing the once hated window box over the sink be transformed by updating the initial focal point of the space and create harmony with the rest of the space!” “Every aspect of our kitchen was a pleasure, from start to finish. We knew the minute we met Carolina that she would be the right person to design our kitchen and guide us through the process,” said the client. “Because Reico truly values its customers, indicated by both their words and their actions, our confidence never wavered. Our client contacted us regarding the fireplace he was building in his new home. He decided to be a general contractor and build his house himself, he bought blue prints over the internet. However after framing the home he realized that his fireplace in the main portion of the house was out of proportion . He wanted this fireplace to be the focal point of his home. Client’s Desires: • Larger Fireplace • Wall of Stone • Large Mantel proportion to the size of the fireplace When we first meet our client at his new home, the framing of the fireplace was approx. 6 feet wide and 18 ft. high. After talking to him, we both felt that the fireplace needed to be a lot larger to give that dramatic look, he was looking for. We also suggested, because the wall wrapped into the kitchen that he should have a two sided fireplace with the other side facing his kitchen. We started by re-framing the fireplace to 12.5 feet wide, because of the size we enlarged the insert to 48" opening. We realized when ordering the stone for the fireplace that the weight of the stone was going to be very heavy. When looking at the framing of the house, we got an structural engineer involved to determine the stone weight and beams in the home and that the wall was not a load bearing wall. It was determined that we had to add an additional 6 LVL beams between the two load barring steel beams, to support the weight of the stone. The stone is a 70/30 mix to give it a more rustic look, we wrapped the stone around the wall into the kitchen to give it a beefy look. We had two custom mantels made, the living room mantel is made of alder wood and is 8.5 feet long with a two tier step with custom corbels. The homeowner chose a distress look. The kitchen mantel is more elegant with custom molding to match their kitchen cabinets.

In this Tschida Construction project we did not one, but TWO two-story additions. The other phase was the butler's pantry, laundry room, mudroom, and massive storage closet. This second addition off of the previous kitchen double the kitchen's footprint, added an extremely large dining area, and a new deck that has an awesome indoor/outdoor window connection. Another cool feature is the double dishwashers anchored by a beautiful farmhouse ceramic sink. A under cabinet beverage fridge, huge windows overlooking the wetlands, and statement backsplash also make this space functional and unique. We also continued the lvp throughout the main level, refinished their fireplace built in wall and got all new furnishings. Talk about a transformation!

This kitchen was really fun to create. The house is an old charmer in the heart of the city and ripe for updates and renovation. These clients started with the kitchen and will work out from there. We kept the old pantry space but added in a stained glass window that had been taken out of their home a previous year. The small touch of red, which is one of may favourite colours, provides a nice contrast with the two toned blue cabinetry. We ripped out much of the drywall to properly insulate and move old plumbing pipes into the wall that were previously outside of walls in older homes. This provided more clean useable space in the pantry. We kept the layout similar to what they had but streamlined it a bit with instead of the odd angles they had before which made cabinet space awkward to get to or use. We talked about colour and we both felt a bold indigo blue in the pantry would feel like a jewel of a space warmed up with wood counters and a softer pale blue/grey in the main kitchen area would feel clean and serene.
