The total efforts, skills, resources provide unyielding commitment directed toward building superior homes that will bring our homeowners many years of comfortable and carefree living. This 107 home community was created on a 43 acre property that was planned into two phases. Approximately 17 of these acres are to be left natural, providing the feel of an established neighborhood from the very beginning. The featured attraction is Rankin’s Lake. It is approximately 4 acres in size and was once a well-known fishing lake in Anderson in the 1940s and 50s. A stone bridge will adorn its spillway and will be constructed during the second phase of the project. The traditional style streetscape is enhanced with grass medians separating curb lines and sidewalks. This feature is accentuated in intermittent Alee Elm Trees and decorative post streetlights throughout the neighborhood. Every front and side lawn as well as all common areas continue to be maintained on a weekly basis by a private landscape maintenance company. This perpetual maintenance provided through the Homeowner’s Association insures a constant harmonious look throughout the entire community. Formerly the site of a medical laboratory, Rosenberg Kolb redesigned this townhouse to accommodate a single family residence and home office. The original building had been very badly neglected for many years. The structure dates to the late 19th Century. Rosenberg Kolb restored and opened up the space considerably. The upper three floors were combined into a single residence, while the ground floor and basement were converted into office space. Working with a strict budget, Rosenberg Kolb employed a mixed of high-end and more economical finishes to keep costs down while still maintaining a high standard for design and beauty.

The original single-level deck and roof was heavily deteriorated, structurally unsafe and difficult to maintain. Form and function came together with this deck project to create clean lines and an enjoyable entertainment space. This contemporary two-level rooftop deck conforms to strict, local historic district guidelines in the Old Town neighborhood of Alexandria, Virginia, and meets the requirements for the roof warranty. The deck surface is Ipe material and stainless steel cable railing. The upper deck has two seating areas, additional electrical circuits and a water feature, while the lower deck has a bar and grilling area.

A minimal insertion into a densely wooded landscape, the Collector’s Pavilion provides the owners with an 8,000 sf private fitness space and vintage automobile gallery. On a gently sloping site in amongst a grove of trees, the pavilion slides into the topography - mimicking and contrasting the surrounding landscape with a folded roof plane that hovers over a board formed concrete base. The clients’ requirement for a nearby room to display a growing car collection as well as provide a remote area for personal fitness carries with it a series of challenges related to privacy and security. The pavilion nestles into the wooded site - finding a home in a small clearing - and merges with the sloping landscape. The building has dual personalities, serving as a private and secure bunker from the exterior, while transforming into a warm and inviting space on the interior. The use of indirect light and the need to obscure direct views from the public right away provides the client with adequate day light for day-to-day use while ensuring that strict privacy is maintained. This shifting personality is also dramatically affected by the seasons - contrasting and merging with the surrounding environment depending on the time of year. The Collector’s Pavilion employs meticulous detailing of its concrete to steel to wood connections, exploring the grounded nature of poured concrete in conjunction with a delicate wood roof system that floats above a grid of steel.
