Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it. This home is nestled within the quiet Belmont Hill neighborhood originally constructed in the early 1960′s and in need of dramatic updating. We determined the house was sited correctly to the lot but not necessarily to the street. We focused on developing the living spaces allowing for large family gatherings. This family of six each appreciates their own space within this major addition. The challenge on this type of sloping lot is to provide adequate space without overbuilding the structure. The series of sloping ceilings in the upper story provides dynamic spaces suitable for bedrooms and expressing creative windows that provide animation through natural light.

Inspired by noted American architect Norman Jaffe, the strikingly contemporary Sagaponack Residence on Long Island is highlighted by distinctively unique angles both inside and out. Jaffe was widely recognized for his contemporary residential style and use of natural materials and passive solar forms of design for his many South Long Island beach houses. The 2,700 sq. ft. private residence is located one-half mile from the Atlantic coast and sited in an area that was originally characterized by long vistas over farm fields to the ocean beyond. Now, the area is thickly built up with weekend homes. The project was meant to address this change by creating a place that focuses on the immediate landscape and provides a garden environment for the owner. A collaborative arrangement between two architectural firms brought the project to life. Andrew Reyniak, principal at ARAPC, New York, was architect of record; Mark Anthony C. Verzosa, principal at +macv, Sag Harbor, NY, was design consultant and general contractor. “We knew we wanted to use zinc from the beginning,” Verzosa said. “We wanted a material that had a life.” Approximately 5,500 sq. ft. of prePATINA blue-grey RHEINZINK was specified to provide the life and the look that the design team sought. RHEINZINK Vertical Angled Standing Seam Panels and Flat Lock Tiles clad the exterior along with rough-sawn, locally-sourced white cedar. RHEINZINK Double Lock Standing Seam Panels were used on the roof. “The RHEINZINK is obviously a very versatile material,” according to Verzosa. “The color blends very well into the environment and the sky in particular. And we like the way it patinas and self-heals.” The unique design of the house incorporates unusual angles on both the exterior and interior. “There’s not a lot of 90 degree or horizontal plumb walls,” Verzosa said. “The dramatic geometry of the building created complicated detailing on the project.” Fabrication and installation of the RHEINZINK panels was done by Metropan Systems, Inc., Bayside, NY. The company specializes in zinc façade and roofing projects, according to John Gushue, president. “We’ve done more than 60 zinc projects since 2001 and the majority have been RHEINZINK,” Gushue said. “If I could do zinc every day, I would.” The unusual geometry of the Sagaponack Residence made for a challenging installation. “There was nothing cookie cutter about this job,” according to Gushue. “We began meeting with the architect about a year before actually starting the work in order to incorporate the very best detailing. Every fastener is hidden and there’s no caulk on the façade. Many of the RHEINZINK panels were fabricated on-site in order to bend around corners. And the flashing details had to be meticulous.” The design of the project presents a modern, artistic look in every aspect. “Of all the zinc projects we’ve done, this is my favorite,” Gushue said. “It was a great job to be on. And properly maintained, it could last for 150 years.”

One year after completing the main level renovation, in 2015, my client experienced a major flood in her basement. So a year sooner than we had planned, we were working with the disaster management team on a complete renovation of the basement. Our focus was a multifunctional family room with ample space and comfort for a hockey loving family with growing teenagers. We also reworked a cramped bathroom with a stand up shower stall to allow for a full tub and shower surround while making the small space more efficient. This renovation was also completed with custom window treatments and throw cushions, artwork framing and placement.

This bathroom remodel blends modern design with practical upgrades, resulting in a clean and cohesive space. The renovation includes the installation of a new white shaker-style vanity with a white quartz countertop and matte black plumbing fixtures, complemented by sleek chrome hardware for a balanced look. Above the vanity, a pair of elegant matte black wall-mounted light sconces provide focused illumination and add a touch of sophistication. A striking black hexagon tile floor adds bold contrast and a contemporary edge to the soft gray painted walls. A major layout update involved removing a full wall and replacing it with a stylish pony wall beside the tub, creating a more open and airy feel. The tub is surrounded by classic white subway tile that extends to the ceiling, featuring a recessed shampoo niche with a mosaic tile backing for both functionality and visual interest. Additional upgrades include a new toilet, the removal of a ceiling soffit to raise the ceiling height, updated recessed lighting, a new modern exhaust fan, and the relocation of the air conditioning duct outlet for improved airflow and aesthetics. This customer from the historic city of Cardiff was keen to see what Tile Doctor could do to put some life back into their treasured Limestone kitchen floor that was laid in 2008. My first observations were mainly centred on the horrific condition of the surface which although adequately sealed initially the floor had not received any subsequent maintenance and its condition had deteriorated over time. The light shining in from the patio doors highlighted all the imperfections in the floor caused by surface wear and tear commonly seen in high traffic areas such as a kitchen. Upon closer inspection, there were further problems: the floor was stained and scuffed, and in most places the sealer had worn off completely allowing the dirt to become ingrained into the pores of the Limestone. Additionally the grout was recessed but was now flush with the tile surface due to dirt build-up. There were also areas contaminated with grease and kitchen cooking oil. The Limestone floor tiles were 20mm thick French Limestone, and had been laid very well so there was no requirement to do any tile or grout repairs however to get this floor back to its original condition the surface would need to be reconditioned using the Tile Doctor four stage burnishing system. I started by giving the floor a wash with a medium dilution of Tile Doctor Pro-Clean, focusing mainly on the grout lines in order to remove the muck that had built-up there. I used a special stiff grout brush for this activity; it’s quite narrow and ideal for grout scrubbing. This worked well, but the significant build-up of dirt along some of the grout lines meant more work was required. I tackled this problem with a hand scraper assisted with steam. At the end of this process, the whole floor was then rinsed down with water to remove any soil and the resulting slurry was then extracted using a wet vacuum. The next step was to start the burnishing process, which basically involves applying four diamond encrusted floor pads in sequence over the floor. Each pad is a different grade, starting with the most abrasive coarse pad and moving through to the finer grades using a little water to lubricate and rinsing away any slurry between each pad. I eventually finished with the extra fine pad which builds up shine and lustre on the tile; it had taken two days to clean the grout and burnish the Limestone but the floor was much improved and so after a final rinse down I left the floor to dry off overnight with the aid of the underfloor heating. During this time, I also addressed the stained Limestone in the area of the kitchen where the dustbin was situated. This had been a major upset for the customer and I’m happy to report I managed to deal with it. However, it was quite an involved process, so I’ll write about this in a separate post. On the third day I came back to seal the floor, checking first that it had dried sufficiently with a damp meter. Fortunately, the underfloor heating had done a great job of drying the stone and I was able to seal the floor using three coats of Tile Doctor Colour Grow sealant. This sealant not only provides a durable seal but also penetrates deep into the pores of the stone protecting it from within and enhancing the natural colours of the Limestone in the process. After the final layer of sealant, I worked over the floor again with the extra fine burnishing pad both to add shine again following sealing, and to ensure that no smear marks were visible as the lighting conditions were unforgiving and highlighted any imperfections. The customer was delighted with the results: so much so, in fact, that they booked me in to restore their Victorian hallway floor as well but that’s a story for another time! After purchasing their ideal ranch style home built in the ‘70s, our clients had requested some major updates and needs throughout the house. The couple loved to cook and desired a large kitchen with professional appliances and a space that connects with the family room for ultimate entertaining. The husband wanted a retreat of his own with office space and a separate bathroom. Both clients disliked the ‘70s aesthetic of their outdated master suite and agreed that too would need a complete update. The JRP Team focused on the strategic removal of several walls between the entrance, living room, and kitchen to establish a new balance by creating an open floor plan that embraces the natural flow of the home.
