The new owners were looking forward to living in their new home with an open floor plan, tall vaulted ceilings, and great views. It featured a large Great Room with two big French Doors separating the Dining Room from the Master Bedroom. But after only a few months they identified a major design flaw: Each of the French Doors had ten glass windows with two large windows above each door. (Check out our before and after designs, traffic flow diagrams and photos of this project.) Glass windows and doors allowed sound and light from guests or the TV in the great room to easily sneak into the bedroom. With unique work and sleep schedules (he’s a pilot, she’s a registered nurse) this design wasn’t working. Then there was a traffic flow design flaw: The Master Bedroom had a second entrance from a hallway. To get into the bedroom from the hallway you needed to walk down another claustrophobic hallway. To get from the Master Bedroom to the Master Bath begin at the most remote corner of the bedroom and down a hallway between two closets. Once inside the bath, a huge triangular Jacuzzi dominating the space. So, from a privacy and traffic flow perspective, this home had some major design issues. When Craig Weber first met with the owners, he listened to their ideas and concerns. The owners trusted Craig to come up with the most efficient and most effective solution to this design dilemma. He offered a solution that resolved the bed-bath traffic flow problem, offered some bedroom room privacy, and updated the bath. First, the two French Doors and windows were removed. A new wall was built with sound-absorbing materials, making the Great Room and Dining Room more comfortable spaces for entertaining while creating the bedroom privacy the owners craved. Solving the Bedroom/Bath traffic flow problem began with removing the two existing closets. The bath door was relocated next to the hall entrance, and then a new walk-in closet was added adjacent to the hallway entrance. The solution offered easy access to and from the bath, closet and hallway without a hint of claustrophobia. The Master Bath underwent a major transformation designed for convenience and comfort – especially during long, cold Minnesota winters. Most everything from the former bath was torn out, beginning with the giant Jacuzzi. A new bathtub that is wider and deeper than the standard size was installed with brushed Nickel fixtures. It’s the perfect place to relax with a glass of wine and candles. Warm floors are a Minnesota “must have.” The bath’s new ceramic floor features in-floor electric heat. Getting in and out of the tub is easy and comfortable. The new walk-in shower again features in-floor heating and a place to sit. The most interesting feature of this shower may the custom ceramic tile installed with unique patterns. A new vanity Cambria Bradshaw countertops features two under-hung ceramic sinks with matching brushed Nickel fixtures. Tall ceilings and three glass windows near the ceiling flood the room with natural light. A new energy-efficient window frames an ornamental stained glass window created by the owner’s father – a great personal touch. A quiet place to sleep. A private dining room for entertaining. A Master Bath to die for. And easy traffic flow. The owners couldn’t have been more delighted with the outcome. And Lilly, their cat, loves it too.

Lake views, daylight and a private master suite were the primary goals of this second floor remodel. Having started as a lake cottage, several previous remodels resulted in an awkward floor plan and major structural issues. New beams were added in the floor and ceiling and both were completely re-framed to level the nearly 4” of sag. The master bedroom was moved to the lakeside with large windows, a vaulted ceiling and private master bath. An addition made space for two more bedrooms filled with daylight.

WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. Built in 1948 on a hill high above Compo Cove and Sherwood Millpond, the original bungalow underwent a major renovation in 2000 during which a second story was added in a contemporized Nantucket style vocabulary. In 2015, Scott Springer Architect was hired to design an expansion of the second floor. The directive of the clients was to closely match the massing and details of the existing structure and allow the addition to appear as if it had always been a part of the house. The addition is comprised of a new bathroom and corridor over the vaulted entrance hall—which remained undisturbed during construction—and two bedrooms and a laundry room over the existing garage. Windows at the east side of the addition allow for spectacular views of Long Island Sound while the windows on the other side overlook a patio and garden. The owner of this historic and landmarked town-home renovation in Hudson Square, originally built in 1826, hired Gallery Kitchen and Bath to fully gut-renovate this 3-unit row-home. The scope of work included a full-scale renovation of the owners unit, including the renovation of the kitchen, one 4-piece master ensuite bathroom, one 3-piece bathroom with a walk-in steam shower, and a beautiful powder room. Additional work in the owners unit also included flooring, electrical upgrade, major plumbing work, new HVAC system, restoration of a fireplace, installation of a fully integrated smart home system and landmarked approved windows. CELLAR RENOVATION IN NYC LANDMARKED TOWN-HOME Rounding out the owners unit we renovated the cellar, which was converted into an entertainment space and featured a custom glass curtain wall, along with a custom staircase with an exposed brick wall. During the demolition phase of the cellar, our team discovered 56 wine jugs filled with wine from the prohibition era, leading us to name this project the prohibition house. For the two tenant units, Gallery Kitchen and Bath undertook the renovation of 2 kitchens, 4 bathrooms, new hardwood flooring throughout, along with detailed carpentry work in the entire home. WHY GALLERY KITCHEN AND BATH After interviewing multiple contractors, our client decided on Gallery Kitchen and Bath primarily because of our turnkey design, selection, and build process. In a renovation of this magnitude it is crucial to have a centralized full service contractor under one roof to handle all of the aspects and simultaneous moving parts of the project. Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly. Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable. PHASE 1: DESIGN, SELECTION, PROCUREMENT Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story. In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit. In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile. Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece. With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes. PHASE 2: DEMO Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space. After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar. PHASE 3: BUILD One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor. With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan. THE REVEAL From what was once a dilapidated town-home with nothing but potential, to a glamorous and luxurious modern interior space – the prohibition house was complete. 2011 NARI CAPITAL COTY GRAND AWARD WINNER Having a small 10’ x 12’ kitchen tucked in the back corner of their home wasn’t working for this this young and growing family. Its cramped layout didn’t allow for a breakfast area and storage space was non-existent, both major issues for their busy day-to-day lifestyle. After consulting with Michael Nash Design, Build & Homes, they decided to build a 300 square foot addition onto the back of this 1960’s vintage split level. The planned addition expanded and updated the home’s kitchen via a contemporary design, added plenty of storage and provided a much needed breakfast seating area. More importantly, it created a great place for the family to gather. The new kitchen contains a 48” professional-grade range and a large built-in refrigerator, as well as lots of cabinetry and counter space to meet client’s storage needs. Use of lighter shaker style custom painted cabinetry with honed black counter tops has lightened the space tremendously. A large island with distress black cherry cabinetry ans a mahogany countertop was installed and has become the focal point of the kitchen. By removing a partition that previously separated the kitchen from the dining room, the new design has created a wide open floor plan. The casual dining room flows right into a casual seating area with a corner fireplace. French doors open onto a large new deck. Best of all, the addition lets the family spend time together before, during and after mean preparation. It’s truly become the hearth of the home.

Our major challenge with this remodel was working with the space provided. Usually a U-shaped kitchen of this size can be comfortable and have no issues, but keeping the door on the edge of this kitchen really limited space and viability. Catering to all of the customers needs to make this kitchen useful and beautiful without impacting the walk way was a challenge we were happy to overcome.

The Mt. Baker residence underwent a major transformation from a traditional home with closed‐off space planning, to an open, bright space with efficiency and design in mind. On the first level, the kitchen, which was previously dark and secluded, was converted to a light filled space where every lineal foot was made usable. New, thoughtfully placed windows connect the re‐designed patio to the interior dining and kitchen area. An additional bathroom was created on the upper level, which allowed for the design of a master suite with integrated wardrobe storage and desk space. Built in 1948 on a hill high above Compo Cove and Sherwood Millpond, the original bungalow underwent a major renovation in 2000 during which a second story was added in a contemporized Nantucket style vocabulary. In 2015, Scott Springer Architect was hired to design an expansion of the second floor. The directive of the clients was to closely match the massing and details of the existing structure and allow the addition to appear as if it had always been a part of the house. The addition is comprised of a new bathroom and corridor over the vaulted entrance hall—which remained undisturbed during construction—and two bedrooms and a laundry room over the existing garage. Windows at the east side of the addition allow for spectacular views of Long Island Sound while the windows on the other side overlook a patio and garden.
