JRML Associates, Inc.Built in the early ’60’s, the original ranch-style home contained two bedrooms and one bath. In the mid 90’s, a master bath and laundry were added, and a two-car garage was built behind the home. Views of the river were available, but never exploited. In 2007, its new owners approached JRML with a design program requiring major revisions to the first floor, and a second floor that maximized river views from the master bedroom and bath. A screened porch, balcony and outside shower were also desired. For style, the owners chose Contemporary Island for its white exterior and louver-shutters. To access the garage, we designed a porte-cochere, and perched the master bedroom above for river views. An overhead door was added for security. Deep overhangs and louvered shutters provide shade. The white roof and siding reflect the sun. The west-facing rear features large windows, a pergola balcony with river views, and an outside shower. A screened porch provides insect-free enjoyment. Hip roofs, tile, lap and board and batten siding add visual interest to the exterior. Abundant landscape and hard-scape features provide a respite from the nearby city.

JRP Design & RemodelAfter many phases of a whole remodel and addition, our clients were delighted to get started on the exterior renovation. They once again secured the Design/Build services of JRP Design & Remodel to help them fully reimagine the exterior of their home, match the aesthetic of the interior, and add the amenities they had desired for years.
The existing landscaping was worn with a mix of grass, hedges, and a patio that was smaller than our clients wanted. The retaining walls and hillside were both in need of a major rework.
The JRP design team provided a new vision starting with a regrade of the hillside and new retaining walls further back into the hill, allowing room for a new pool/spa and entertaining space. A large outdoor kitchen and bar area fully equipped with a BBQ, prep sink, and beverage fridge was made to encourage conviviality. A new free-standing fireplace was added to enjoy evenings outside and the “spool“- a stunning focal point in this Spanish/Mediterranean feel backyard that brings a soothing ambiance to space.

Brett King BuilderWithin the major layout change on the second floor, two much-needed storage closets were conveniently carved back to back; one accessible from the bathroom (crafted in a space behind the vanity wall, pictured above) and the other in the hallway at the top of the winding stairs. Because all ceiling beams were exposed, an access needed to be created to hide all the bathroom water and drain lines. Walking down two steps to enter the new bathroom became the avenue to meet the challenge of where to house the plumbing. Building up the floor and sandwiching all pipes between the floors was the best solution. The original pine floor boards were carefully lifted up and wisely set aside in the exact order they had been laid. Next, sheets of plywood were installed and the framework set up. The drain lines were run and the second layer of plywood fastened to the new framework. Once secured, the original pine boards were positioned back in place as their original order. One gentle step now eases you into this classic period bathroom with modern amenities, without a hint of the all the work involved to get it there.
