This was a major home remodeling project completed at a 30 year old residence located on the Seascape Golf Course in the Rio Del Mar neighborhood of Aptos.
The owners had lived in the home for several years and were interested in opening up the closed off kitchen floor plan so that it could be a more integral part of the family room and offer views out to the adjacent golf course. This plan required that a bearing wall be replaced by a structural header beam which we installed flush with the existing ceiling to keep the sight lines nice and clear. New foundation footings were installed to support the header support posts which were concealed in the wall cavities. This resulted in a much more open and expanded kitchen floor plan and included space for a new prep island with sink. The new design also included seating at a raised countertop bar which faced into the kitchen area.
For finish surface selections, we accompanied the owners to several local sources where they selected new granite countertop material. This was installed on custom designed and locally built hardwood cabinetry. New porcelain backsplash tile with feature accents were installed to compliment the countertops. New stainless steel appliances, plumbing fixtures, all new recessed and drop pendant lighting, a kitchen skylight and new tile flooring throughout completed the kitchen remodel.
In addition to the kitchen remodeling, the project also included framing and modifications at a nearby closet to create space for a new guest bathroom on the second floor which featured a travertine vessel sink.
An office space adjacent to the kitchen was altered through the addition of a new set of multi-pane French Doors which allowed the owners to separate that space from the kitchen when necessary.
Our work was completed by the repair and complete refinishing of the second story hardwood floors, installation of new wood baseboards and a full re-painting of the project areas.

It is practically unheard of in interior design—that, in a matter of four hours, the majority of furnishings, accessories, lighting and artwork could be selected for an entire 5,000-square-foot home. But that was exactly the story for Cantoni designer Richard Bustos and his clients, Karen and Mike Moran. The couple, who had purchased and were in the midst of gutting a home on the water in Newport Beach, California, knew what they wanted.
Combined with Richard’s design assistance, it was a match made for swift decision-making and the resulting beautifully neutral, modern space. “We went into Cantoni in Irvine and fell in love with it—it was everything we liked,” Karen says. “Richard had the same vision we did, and we told him what we wanted, and he would direct us. He was on the same level.”
Even more surprising: they selected the furnishings before the home’s bones were even complete. They had wanted a more contemporary vibe to capitalize on the expansive bay views and were in the midst of ripping out low ceilings and outdated spaces. “We wanted modern warmth,” Karen says. “Cantoni furniture was the perfect fit.”
After their initial meeting, Richard met with the couple several times to take measurements and ensure pieces would fit. And they did—with elegant cohesion. In the living room, they leaned heavily on the Fashion Affair collection by Malerba, which is exclusive to Cantoni in the U.S. He flanked the Fashion Affair sofa in ivory leather with the Fashion Affair club chairs in taupe leather and the ivory Viera area rug to create a sumptuous textural mix. In the center, he placed the brown-glossed Fashion Affair low cocktail table and Fashion Affair occasional table for ease of entertaining and conversation.
A punch of glamour came by way of a set of Ravi table lamps in gold-glazed porcelain set on special-ordered Fashion Affair side tables. The Harmony floor sculpture in black stone and capiz shell was brought in for added interest. “Because of the grand scale of the living room—with high ceilings and numerous windows overlooking the water—the pieces in the space had to have more substance,” Richard says. “They are heavier-scaled than traditional modern furnishings, and in neutral tones to allow the architectural elements, such as a glass staircase and elevator, to be the main focal point.”
The trio settled on the Fashion Affair extension table in brown gloss with a bronze metal arc base in the formal dining area, and flanked it with eight Arcadia high-back chairs. “We like to have Sunday dinners with our large family, and now we finally have a big dining-room table,” Karen says. The master bedroom also affords bay views, and they again leaned heavily on neutral tones with the M Place California-king bed with chrome accents, the M Place nightstand with M Place table lamps, the M Place bench, Natuzzi’s Anteprima chair and a Scoop accent table. “They were fun, happy, cool people to work with,” Richard says.
One of the couple’s favorite spaces—the family room—features a remote-controlled, drop-down projection screen. For comfortable viewing, Richard paired the Milano sectional (with a power recliner) with the Sushi round cocktail table, the Lambrea accent table, and a Ravi table lamp in a gold metallic snakeskin pattern.
“Richard was wonderful, was on top of it, and was a great asset to our team,” Karen says. Mike agrees. “Richard was a dedicated professional,” he says. “He spent hours walking us through Cantoni making suggestions, measuring, and offering advice on what would and wouldn’t work. Cantoni furniture was a natural fit.”

The customers desired a secluded environment for retreat at the end of a long workday. The project began with stone selection. We desired an organic stone that would age beautifully over time, and shape the walls and features of the space.
Our team faced major logistics challenges throughout the project. The wooded property sloped away from the house dramatically making difficulty bringing in large materials and machinery needed to complete the job. Tree protection and a temporary road were constructed for the duration of the project.
Stone placement was key to success for this project. We hand-selected each boulder for the project and assembled the stones by similar grain patterns and colors to create authenticity. The idea was to give the illusion that these natural limestone formations existed on the property before the home and landscaping was created adding a great mystery to the overall feature.
The viewer is surrounded by large stone walls with cascades of water that have shaped the stone over time. The viewer is given the illusion that the source of water comes from the distance of the property and cascades into a secluded area. We designed an underground cistern to hold rain water run-off allowing the water feature to naturally filter the water for re-use.
The pump system is run on a Variable Frequency Drive for programmable automation, allowing the customer to run the waterfall at different flow rates at different times of day allowing for operation cost savings, and low energy consumption.

The challenge for this project was to find materials that fit into the owners' architectural style, selfentitled "Texas Hill Country Contemporary"; warm and inviting, but also clean and contemporary. The architect and the owners were determined not to copy the typical "Tuscan" style so popular for upscale homes in the Austin area. The main feature of the house is the use of both indoor and outdoor spaces and is designed so that everyday life flows through all of the spaces. The material selections had to be compatible to color schemes inside and out, blending with the local cut stone used on the exterior of the house, but also functional in their application.
Interior flooring: AG&M furnished hone finish Selina Gold limestone tile from Egypt for the majority of ground floor paving. This material has a wide range of color, the selection was made from a particular quarry and a particular layer within that quarry.
Exterior paving, pool coping, fireplace facing: Goldstone granite was chosen because it performs well in exterior applications and has the soft coloring of limestone. The paving and coping is chisel finish and the outdoor fireplace is clad with split face Goldstone to match.
Kitchen countertops: Apollo Storm granite in a polish finish with matching full-height, endmatched backsplash.

The Delaney's Design team was selected to decorate this beautiful new home in Frisco, Texas. The clients had selected their major furnishings, but weren't sure where to start when it came to decorating and creating a warm and welcoming home.

An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports.
Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

This recent renovation project began with a desire to open up the kitchen to the family room. Today everyone seems to want the big island to live and entertain around, right?
I always recommend taking your time during the planning phase—6 weeks at least! Kitchens and bathrooms are highly functional areas, so you want to give yourself time to think thoughts like, “where am I going to put all my plastic cups?” I ask my clients lots of questions during this phase to help them design a kitchen that truly has a place for everything. Appliances and plumbing are part of this phase as well.
Once the cabinet design was finalized, the demo began! Because that troublesome wall was load bearing, so the GC, Miland Home Construction, had to install a beam to support the second floor. But once that was done, boy we had a lot of space to work with!
Picking your countertops is a little like picking an ice cream flavor: you really want to see all your options! Not only is function important here, but your counter material is really a major element of the kitchen, so pick one you love! This client fell in love with Taj Mahal Quartzite.
The backsplash was the next layer of fun. Now the mood of the kitchen becomes clear. Will it be elegant? Homey? Rustic? Picking the lighting then becomes like the fine tuner on a microscope, adjusting the view to its perfect clarity.
With construction underway, and the mood of the new space established, soft furnishings become the focus. Layering in luxurious, yet durable fabrics are the name of the game for most families. We all want beautiful spaces that can stand up to spouses, kids, and pets! It’s always a lot fun to select a deep and comfy sofa and chairs!
The finishing touches are what really give the project that designer look—so be sure to save room in the budget for art, window treatments, and accessories. In this home I wallpapered the wall behind the tv with a subtle grasscloth, selected a large abstract to center the room, and echoed its colors throughout the accessories. The result is eye-pleasing indeed: soft, textured, interesting and peaceful. This busy family was thrilled with the results.

Storage Pantry - We created this transitional style kitchen for a client who loves color and texture. When she came to ‘g’ she had already chosen to use the large stone wall behind her stove and selected her appliances, which were all high end and therefore guided us in the direction of creating a real cooks kitchen. The two tiered island plays a major roll in the design since the client also had the Charisma Blue Vetrazzo already selected. This tops the top tier of the island and helped us to establish a color palette throughout. Other important features include the appliance garage and the pantry, as well as bar area. This was the Master Bedroom design, DTSH Interiors selected the bedding as well as the window treatments design.

DTSH Interiors formulated a plan for six rooms; the living room, dining room, master bedroom, two children's bedrooms and ground floor game room, with the inclusion of the complete fireplace re-design.
The interior also received major upgrades during the whole-house renovation. All of the walls and ceilings were resurfaced, the windows, doors and all interior trim was re-done.
The end result was a giant leap forward for this family; in design, style and functionality. The home felt completely new and refreshed, and once fully furnished, all elements of the renovation came together seamlessly and seemed to make all of the renovations shine.
During the "big reveal" moment, the day the family finally returned home for their summer away, it was difficult for me to decide who was more excited, the adults or the kids!
The home owners kept saying, with a look of delighted disbelief "I can't believe this is our house!"
As a designer, I absolutely loved this project, because it shows the potential of an average, older Pittsburgh area home, and how it can become a well designed and updated space.
It was rewarding to be part of a project which resulted in creating an elegant and serene living space the family loves coming home to everyday, while the exterior of the home became a standout gem in the neighborhood.

This designer client relationship is one based on friendship. Senior Designer Cori Dyer and client have an indescribable partnership and unmentioned understanding when it comes to decorating this home. A vintage charmer with a modern flair, filled with collectables and uncommon goods that make this space a unique and spectacular.

I first met Sally when our boys became friends at Chaminade in 2007.
Since then, we have stayed close and become great friends.
Several years back she asked for my help giving her ideas on ways to spruce things up a bit and work with her on a major remodel.
A little intimidating as Sally has a beautiful home and is an avid collector of vintage finds.... way before the trend of blending old and new was popular.
She has an eye for unique ways to use vintage pieces and incorporating those into some of the most interesting and compelling displays. What has made this design relationship work is simply one of respect. I know when to give her that push outside of her comfort zone and incorporate her collections with selections that work with what she has, but that offer a new spin on putting it all together.
From that initial "spruce up" has come a makeover in her Living Room and currently one completed in her Family Room.
Although there are signs of my design throughout her home, the detail and selection of the collections and vintage finds are all Sally!!
I truly think that is how Design should be. Blending old and new, and a Designer listening to what makes the client happy.
Client: It was fun to be in style for a year or two, but it’s back to being the quirky lady. I started collecting in my teens and enjoy the hunt for new finds of all types. Cori helped me to enjoy my collections in a new and modern way! As always I had too many things. With her designer eye she taught me to blend the old and the new and to use different materials. In order to keep the temperatures out while allowing the evergreen views in, Glo A5 double pane aluminum windows and doors were selected. This series has increased energy efficiency with a larger continuous thermal break, multiple air seals, low iron glass, and high-performance spacers. In order to maintain clean sight lines and cohesive design appeal, the hidden sash was selected for the windows. This gives the operable windows the appearance of fixed windows with the same coordinating slim frame. Since minimal and modern were a major focus for the home’s fenestration products, all the handles were powder-coated to match the black windows and doors throughout. Optional Manual Override features allow for operation in case of power outage for motorized units. Manual Operations are available on most models.
Motorized Retractable Screens equipped with Somfy RTS motors may be upgraded for use in Smart Homes and operated via Smartphone or other Mobile Devices.
Retractable Screens should be retracted when not in use. The screens are raised and housed inside the aluminum housing. All major components of the system are powder coated aluminum for durability, ease of operations, and longevity. All Retractable Screens from Shade & Shutter Systems come with a 5 year Warranty, to include the Somfy Motor.
Retractable Screens offer wind and rain abatement for breezy days. Many of our clients enjoy outdoor patio settings along coastal areas and beach front properties. Those areas also endure regular breezes that can be knocked down with retractable Screens for a more enjoyable experience. Although these screens are not designed for storm protection, winds to 40 mph are easily abated.

An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports.
Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

This designer client relationship is one based on friendship. Senior Designer Cori Dyer and client have an indescribable partnership and unmentioned understanding when it comes to decorating this home. A vintage charmer with a modern flair, filled with collectables and uncommon goods that make this space a unique and spectacular.

I first met Sally when our boys became friends at Chaminade in 2007.
Since then, we have stayed close and become great friends.
Several years back she asked for my help giving her ideas on ways to spruce things up a bit and work with her on a major remodel.
A little intimidating as Sally has a beautiful home and is an avid collector of vintage finds.... way before the trend of blending old and new was popular.
She has an eye for unique ways to use vintage pieces and incorporating those into some of the most interesting and compelling displays. What has made this design relationship work is simply one of respect. I know when to give her that push outside of her comfort zone and incorporate her collections with selections that work with what she has, but that offer a new spin on putting it all together.
From that initial "spruce up" has come a makeover in her Living Room and currently one completed in her Family Room.
Although there are signs of my design throughout her home, the detail and selection of the collections and vintage finds are all Sally!!
I truly think that is how Design should be. Blending old and new, and a Designer listening to what makes the client happy.
Client: It was fun to be in style for a year or two, but it’s back to being the quirky lady. I started collecting in my teens and enjoy the hunt for new finds of all types. Cori helped me to enjoy my collections in a new and modern way! As always I had too many things. With her designer eye she taught me to blend the old and the new and to use different materials. The best part was going shopping with one of my best friends, who just happens to be a designer!! She is definitely the ying to my much needed yang.
