The owner’s of this apartment had been living in this large working artist’s loft in Tribeca since the 70’s when they occupied the vacated space that had previously been a factory warehouse. Since then the space had been adapted for the husband and wife, both artists, to house their studios as well as living quarters for their growing family. The private areas were previously separated from the studio with a series of custom partition walls. Now that their children had grown and left home they were interested in making some changes. The major change was to take over spaces that were the children’s bedrooms and incorporate them in a new larger open living/kitchen space. The previously enclosed kitchen was enlarged creating a long eat-in counter at the now opened wall that had divided off the living room. The kitchen cabinetry capitalizes on the full height of the space with extra storage at the tops for seldom used items. The overall industrial feel of the loft emphasized by the exposed electrical and plumbing that run below the concrete ceilings was supplemented by a grid of new ceiling fans and industrial spotlights. Antique bubble glass, vintage refrigerator hinges and latches were chosen to accent simple shaker panels on the new kitchen cabinetry, including on the integrated appliances. A unique red industrial wheel faucet was selected to go with the integral black granite farm sink. The white subway tile that pre-existed in the kitchen was continued throughout the enlarged area, previously terminating 5 feet off the ground, it was expanded in a contrasting herringbone pattern to the full 12 foot height of the ceilings. This same tile motif was also used within the updated bathroom on top of a concrete-like porcelain floor tile. The bathroom also features a large white porcelain laundry sink with industrial fittings and a vintage stainless steel medicine display cabinet. Similar vintage stainless steel cabinets are also used in the studio spaces for storage. And finally black iron plumbing pipe and fittings were used in the newly outfitted closets to create hanging storage and shelving to complement the overall industrial feel.

Castle Building & RemodelingHomeowners in Richfield came to Castle looking to update their 1956 Kitchen in their ranch style home. The goal was to keep the same U-Shaped footprint of the kitchen while maximizing the cabinet layout configuration. The overall transformation is stunning.
One major adjustment was installing the upper cabinets to the ceiling. This draws your eyes up and gives the room a larger feel with the added storage that was previously nonexistent. The java color stained Crystal Cabinets are balanced with clean polished nickel hardware.
Another part of the project that was important to the homeowners was lighting. The existing configuration was dark, with very little over head light or task lighting. With adding in disc LED light fixtures in the ceiling, decorative pendant and wall sconce lighting over the sink, the space now is light and bright even with selecting darker finishes.
To top off this project, Designer Tracy O’Donnell curated a gorgeous tile feature above the farmhouse sink. The picture framed Carrara marble herringbone mosaic tile features natural colors that play off the countertop and warmth of the cabinets beautifully. Overall, the homeowners couldn’t be happier with how it all turned out!
St. Paul SidingThe homeowners contacted us regarding damage to the siding and trim caused by woodpeckers. However, they wanted to maintain as much of the original siding as possible. The scope of work posed a challenge due to the need to match the grey wash shakes and the repairs to the ornate posts at the front of the home. The trim is where the majority of the damage occurred so, we replaced and repainted the trim; following the trim repair, we moved onto the posts in the front of the house. We were able to find similar crown molding for the posts and the homeowners elected to replace it as opposed to repairing the one side to ensure a consistent appearance. While repairing the shakes we noticed damage to the roof which appeared to have been caused by a wind storm; after advising the homeowners of our findings they chose to file a claim with their insurance due to the damages. We worked with the insurance company to document the damages and got the roof approved. The homeowners selected a class 3 Owens Corning shingle, and black vents and flashing. Now that the work has been completed the homeowners have the peace of mind that their exterior will stand the test of time, and bring tradition and character in the design of the neighborhood.

It’s saving grace was:
1. It’s enthusiastic new homeowners.
2. The expansive and gorgeous views of Okanagan Lake.
We were asked to assist our clients with big-picture-planning for their newest investment property.
Upon initial walk through of the home, it was immediately evident there were many previous ‘bandaid-type’ updates that it had gone through over the years.
This house was in prime need of an overhaul inside and out:
- multiple dropped Ceilings with layers of Plumbing add ons
- wall to wall Carpet
-a tired Bathtub directly inside the Master Bedroom
- a “dreaded” Corner Kitchen Sink
-multiple add ons involving three confusing front entry doors
Discovering what was previously done and the quandary of why these things were done is always so interesting to discover and can be very overwhelming for clients.
A big part of what we love most about Design is helping to propose new ideas to revitalize and improve all that has come before. It is one of the most challenging and rewarding parts of our work.
Our Renovation Strategy began in Layout Design for optimizing Interior & Exterior flow, moving into Concept & Style Planning, Millwork and Finish Selections.
We then created an ordered implementation sequence which would allow the homeowners to live on one floor while the other was being renovated Later they would move to the finished floor and renovate the remaining areas.
Once complete, the home quickly sold and we look forwards to assisting these happy investors on their next endeavour.
Kitchens by Good GuysAt our Rose Circle project, we did quite a bit to transform this kitchen for our clients.
The house had quite a few walls that made the main spaces feel very sectioned off and separate from the rest of the home. When in the kitchen, it was like a cubby secluded from the rest of the house. Our clients major wish was to create an opening from the kitchen into the living room behind it, allowing easier access rather than walking all the way around as well as a large opening duplicating the existing opening next to it which created a much more open kitchen. With these new openings and adding windows to the back wall of the home, which has a great view of Camelback Mountain, it made it feel more open, bigger and brighter while also creating a much more functional kitchen for their needs. We installed all new luxury vinyl throughout, new paint to go with the new color scheme, brand new white cabinets for the perimeter with a custom shiplap hood, a really pretty dark grey stained island with marble looking quartz countertops, subway backsplash and an accent mosaic in the custom cooktop niche that was a special request. With the selections made, it created a really fun "Farmhouse" styled kitchen that also made the home feel cozy and inviting. All the custom touches like the shiplap hood and cooktop niche, made this truly their dream kitchen fit for them! They are extremely happy with the changes we were able to make, created a much better functioning and open home for them.
Isaman design, Inc.Located in the picturesque San Luis Drive neighborhood, the Okimoto Residence was a major remodel and addition. What started as a minor facelift, the project underwent a series of design iterations to address the growing family's needs. The clients wanted a clean and contemporary home that wouldn't stick out in this typically traditional San Luis Obispo neighborhood.
The final design was a 4 bedroom home with a large great room and play room. A 9' x 16' pocketing slider door opens the great room to the lush backyard which sits directly adjacent to the San Luis Creek. Smooth trowel stucco, a standing seam metal roof, and a texas limestone clad spine wall blend seamlessly with the warmer trim accents and clear cedar eaves. On the interior, the thoughtfully selected finishes provide a clean and inviting space that compliment the young, growing family's lifestyle.

Interiors by PopovOur clients owned a secondary home in Bellevue and decided to do a major renovation as the family wanted to make this their main residence. A decision was made to add 3 bedrooms and an expanded large kitchen to the property. The homeowners were in love with whites and grays, and their idea was to create a soft modern look with transitional elements.
We designed the kitchen layout to capitalize on the view and to meet all of the homeowners requirements. Large open plan kitchen lets in plenty of natural light and lots of space for their 3 boys to run around. We redesigned all the bathrooms, helped the clients with selection of all the finishes, materials, and fixtures for their new home.
